Ability to Pay Applicants must meet all of the following: Total household income falls between 30-80% Area Median Income (AMI) as defined annually by the U.S. Department of Housing and Urban Development. and at least one of the following: Unsafe surrounding environment; Residing in temporary housing; Living in subsidized housing or participating in a housing voucher program; Overcrowding; Rent burden (paying more than 30% of monthly income on rent); or Heating, electrical, plumbing or structural deficiencies. Willingness to Partner If wages or salary are primary sources of income, a 2- year work history that includes a minimum of 6-months with current employer and any gaps in employment must be explained; If self-employed, must have 2 years of documented, stable income with the last 6-months in the same line of work; Income can reasonably be expected to continue for 3 years or more; Current credit reports free of unpaid collections, judgments, and liens; Current credit reports must not show bankruptcy in last 3 years or foreclosures in last 7 years; Tri-Merge middle credit score of 620+; Qualify for non-subprime or approved alternative third party financing; Total monthly debt payments are <13% of gross monthly income; and Show $500 in current bank statements and no account overdrafts in the last two months. All program participants must complete 200-300 hours of “sweat equity,” or volunteer work. This may include working on the construction site, attending homeownership and financial literacy classes, and/or volunteering in the office or at special events. General Criteria Applicants must meet all of the following:

income on rent); or

• Heating, electrical, plumbing or structural deficiencies.

Willingness to Partner

• If wages or salary are primary sources of income, a 2-

year work history that includes a minimum of 6-months

with current employer and any gaps in employment must

be explained;

• If self-employed, must have 2 years of documented,

stable income with the last 6-months in the same line of

work;

• Income can reasonably be expected to continue for 3

years or more;

• Current credit reports free of unpaid collections,

judgments, and liens;

• Current credit reports must not show bankruptcy in last 3

years or foreclosures in last 7 years;

• Tri-Merge middle credit score of 620+;

• Qualify for non-subprime or approved alternative third

party financing;

• Total monthly debt payments are <13% of gross monthly

income; and

• Show $500 in current bank statements and no account

overdrafts in the last two months.

All program participants must complete 200-300 hours of “sweat equity,” or volunteer work. This may include working on

the construction site, attending homeownership and financial literacy classes, and/or volunteering in the office or at

Habitat for Humanity of Washington, D.C. ቀለል ያለና ለኑሮ ምቼ የሆነ ቤት ከሚፈልጉ ብቁ ገዥዎች ጋር በመተባበር ዋጋቸው

ተመጣጣኝ የሆኑ ቤቶችን ያዘጋጃል፡፡ በምናገኘው የገንዘብና የቁሳቁስ ልገሳ ምክንያት በበጎ ፋደኞች የተገነቡ ቤቶቻችንን ያለ ትርፍ

እንሸጣለን፡፡ የምንሰጠው ማትጊያ እንጂ ምጽዋት አይደለም፡፡

የመክፈል ችሎታ አመልካቾች የሚከተሉትን በሙሉ ማሟላት አለባቸው ፡-

አጠቃላይ የቤተሰብ ገቢ ከ30-80 በመቶ የአካባቢ አማካይ ገቢ

ውስጥ መውደቅ ያለበት ሲሆን ይህም በየዓመቱ በዩኤስ የቤቶችና

ከተማ ልማት ሚኒስቴር በሚሰጠው መረጃ መሰረት ነው፡፡

እና ከሚከተሉት ቢያንስ አንዱን፡-

ለኑሮ ምቹ ያልሆነ አካባቢ ያለበት፤

በጊዜያዊ ቤት ውስጥ የሚኖር፤

በድጎማ ቤት ውስጥ የሚኖር ወይም በቤቶች ቫውቸር ፕሮግራም

ውስጥ የሚሳተፍ፤

በተጨናነቀ ቤት ውስጥ የሚኖር

የቤት ኪራይ ጫና ያለበት (ከርሐዊ ገቢው ከ30 በመቶ የሚበልጠውን

ለኪራይ የሚያወጣ፤ ወይም

የማሞቂያ፣ የኤሌክትሪክ፣ የቧንቧ ወይም መዋቅራዊ ችግሮች ያለበት

በአጋርነት ለመስራት ፈቃደኛ መሆን

ደመዎዝ ወይም ምንዳ ተቀዳሚ የገቢ ምንጮች ከሆኑ፣ አሁን ያሉበትን

አሰሪ ቢያንስ የ6 ወር ጨምሮ የ2 ዓመት የስራ ታሪክ መቅረብ ያለበት

ሲሆን ስራ ቅጥር ላይ የሚታይ ማንኛውም ክፍተት ማብራሪያ ሊሰጥበት

ይገባል፤

የራስ ስራ የሚሰሩ ከሆኑ፣ የ2 ዓመት በሰነድ የታገዘ የተረጋጋ ገቢ

ሊኖራቸው የሚገባ ሲሆን የመጨረሻዎቹ 6 ወራት ደግሞ በተመሳሳይ

የስራ መስክ መሆን አለበት፤

የሚያገኙት ገቢ ለ3 ዓመታት ወይም ከዚያ በላይ እንደሚቀጥል

የሚጠበቅ መሆን አለበት፤

ወቅታዊ የክሬዲት ሪፖርቶች ካልተከፈሉ ሂሳቦች፣ የፍርድ መያዣዎች ነጻ

መሆን አለባቸው፤

ወቅታዊ የክሬዲት ሪፖርቶች ባለፉት 3 ዓመታት የተከሰተ ኪሳራን ወይም

ባለፉት 7 ዓመታት በሐራጅ የተሸጠብዎ ንብረት መኖሩን ማሳየት

የለባቸውም፤ የትራይ መርጅ መካከለኛ የክሬዲት ነጥብ ከ 620 በላይ

መሆን አለበት፤

የየተመላሽ ክፍያ ወቅቱን ጠብቆ የሚከፈልበት ወይመም የተፈቀደ

አማራጭ የሶስተኛ ወገን የፋይናንስ እገዛ ለማግኘት ብቁ መሆን

አለባቸው፤

አጠቃላይ ወርሐዊ የዕዳ ክፍያ ከጠቅላላ ወርሐዊ ገቢ ውስጥ ከ13 በመቶ

ያነሰውን የሚሸፍን መሆን አለበት፤ እና

በወቅታዊ የባንክ ሒሳብ መግለጫ ውስጥ $500 መታየት ያለበት ሲሆን

ባለፉት ሁለት ወራትም የተወሰደ የሒሳብ ኦቨርድራፍት መኖር የለበትም፡፡

ሁሉም የፕሮግራሙ ተሳታፊዎቸ 200 -300 ሰዓት “የላብ ድርሻ” ወይም የበጎ ፈቃድ ስራ መስራት አለባቸው፡፡ በዚህም ውስጥ የሚካተቱ ስራዎች መካከል

በኮንስትራክሽን ሳይት ላይ መስራት፣ የቤት ባለቤትነትና የፋይናንስ ግንዛቤ መስጫ ትምህቶችን መከታተል፣ እና/ወይም በቢሮ ውስጥ ወይም በልዩ ዝግጅቶች

Necesidad Los solicitantes deben cumplir el primer requisito:

El ingreso total del hogar es entre 30-80% del Ingreso medio

del área (AMI) según lo define anualmente el Departamento

de Vivienda y Desarrollo Urbano de EE: UU.

y al menos uno de los siguientes:

Criterios Generales Los solicitantes deberán cumplir con cada uno de los siguientes requisitos:

Habitat for Humanity of Washington, D.C., crea viviendas accesibles asociándose con

compradores calificados que tengan necesidad de una vivienda sencilla y decente. A través de

donaciones diversas, nos es posible vender viviendas construidas en voluntariado sin fines de lucro.

Nosotros ponemos manos a la obra, no volantes en la calle.

Capacidad de Pago Los solicitates deberán cumplir con cada uno de los siguientes requisitos:

Residir en vecindad de

ambientes adversos.

Residir en casa de

manutención.

Residir en vivienda de

subsidio o estar participando

en algún programa de

voucher de viviendas.

Sobrepoblación.

Renta elevada (estar

pagando más del 30% de

su ingreso en renta).

Deficiencia en estructuras

eléctricas, de calefacción

o de drenaje.

Disposición a Asociarse

Si los salarios son su fuente principal de

ingreso, un historial de 2 años de

empleo que incluya un mín. de 6 meses

con el empleador actual y explicar todo

periodo sin trabajar.

2 años de ingresos estables

documentados en caso de ser

autoempleado con al menos 6 meses en

la misma línea de trabajo;

Se puede esperar razonablemente que

el ingreso permanezca por 3 años o

más;

Reporte de Crédito libre de deudas o

compromisos.

Los reportes de crédito no deberán

mostrar bancarrota en los últimos tres

años o juicio hipotecario en los últimos 7

años.

Puntaje de Crédito Promedio mayor a

620.

Calificar para financiación de bajo riesgo

o aprobada alternativa de terceros .

Deuda mensual total menor al 13% del

ingreso mensual bruto.

Demostrar $500 en resúmenes cuentas

de banco actualmente sin sobregiro en

los últimos dos meses.

Todos los participantes deberán cumplir de 200 a 300 horas de servicio voluntario. Éste puede incluir trabajo de construcción en sitio,

asistencia a clases de adquisición de viviendas y de literatura financiera, y/o servicio voluntario en la oficina o eventos especiales.

Ser comprador de vivienda por vez primera(no haber adqui-

rido bienes raíces en los últimos 3 años).

Residencia principal o que al menos uno de los solicitantes tenga trabajo

de tiempo completo en DC desde hace al menos 12 meses.
