The focus on strategic development initiatives to accelerate economic growth, increased infrastructure investment, creation of high-skilled jobs and high levels of FDI are all characteristics that define Hyderabad. The city is one of the leading information technology hubs and houses over 1,400 companies including a few global leaders.
Keeping pace with these rapid developments Hyderabad’s residential realty after meandering through an uneven terrain for several years is finally in a buoyant state having taken a quantum leap in the last one year. Factors like the low cost of living, good quality of life, abundant land availability, large talent pool, proactive government policy further make Hyderabad as one of the most sought-after livable and real estate investment destination in the country.

A t KPMG survey has revealed that the Indian real estate sector is estimated to grow to USD 650 billion by 2025 and surpass USD 850 billion by 2028, to touch
USD one trillion by 2030. The report released recently noted that India has consistently improved its ranking in global real estate since 2014, which has instilled confidence in investors. Neeraj Bansal partner and head, ASEAN corridor of KPMG in India, said this growth is driven by emerging asset classes, such as affordable housing and co-working spaces. “As by-products of this growth, the average yearly contribution of 67% to Indian GDP is anticipated to almost double by 2025, while generating employment opportunities for over 66 million people in parallel,” he added.
Centre approves construction of 6.28 lakh houses for urban poor
The centre has approved the construction of nearly 6.28 lakh more affordable houses for the urban poor in 11 states, under the Pradhan Mantri Awas Yojana
(PMAY) (U) recently, taking the total number of houses being funded under the scheme to 60,28,628 across the country, so far. The approval was given in a meeting of the central sanctioning and monitoring committee (CSMC) of the PMAY (U). The government has set a target of one crore houses, to be constructed in urban areas across the country, under the PMAY (U) over a period of seven years, from 2015 to 2022.

TS-RERA operational now
T elangana State – Real Estate Regulation Authority (TS-RERA) came into being recently at the Directorate of Town and Country Planning (DTCP) Office in Masab Tank. All projects in plots of above 500 sq. metres or having more than eight apartments
approved on or after January 1, 2017 to come under its ambit needing registration. Developers have been given three months to register.
Citizens too can register themselves to get a glimpse of the ongoing projects in the city and for complaint redressal. With regard to projects approved before January 1, 2017 and not completed for various reasons, the government was ready to bring them under RERA provided the affected persons make their complaints official.

4,000 transport vehicles to be replaced with electric ones
As an environment-friendly measure the Telangana government plans to replace about 4,000 state-run public transport vehicles in Hyderabad, run on diesel, with electric vehicles in a phased manner. Other than
replacing these diesel vehicles in phased manner, the government would also introduce electric vehicles for garbage collection from residential colonies. The state government would bring out an electric vehicle policy, according to a state government official.

Kaleshwaram project all set to be inaugurated
Telangana government’s flagship scheme Kaleshwaram Lift Irrigation project (KLIP) to be inaugurated soon. “In the first phase,
water will be released from Sripada Yellampally project to Medaram reservoir (package VI). Subsequently, water will be released from Medaram to Ragampet village (package VII) and up to Mid-Manair reservoir in Karimnagar district,” said KLIP chief engineer N Venkateshwarlu.
He said once water is lifted and taken up to Mid-Manair, 50 tmcft water can be stored (26 tmc in Mid-Manair and another 24 tmc in LMD) under the project. Farmers in the erstwhile Karimnagar and Warangal would get water for the second crop. As part of the project, the government has taken up construction of a barrage across Godavari at Medigadda near Kaleshwaram and two more barrages between Medigadda and Sripada Yellampally project at Annaram and Sundilla to irrigate 18 lakh acres in the seven erstwhile districts of the state through canals, tunnels, lift systems, reservoirs and distributary network.
Telangana stands 2nd in ‘Ease of doing Business in Real Estate’
Telangana stood second after AP in the ease of doing business in the real estate sector rankings. In a joint ranking prepared by the World Bank and the central government’s Department of Industrial Policy and
Promotion (DIPP), the two states have maintained their top ranking for the last two consecutive years making them most viable for investors to put in their money. The third edition of the annual ranking of all states and UTs under the Business Reform Action Plan (BRAP) conducted by the industry department and the World Bank showed Telangana and Haryana in second and third spots, while Meghalaya stood last at 36th position.
The ranking is based on 372 action points or reforms undertaken to ease regulation and systems in construction permit, labour regulation, environmental registration, access to information, land availability, and single window system. It is aimed at triggering competition among states to attract investments and improve business climate.
T he Central government has given a nod to the Regional Ring Road project of Telangana, approving its alignment. At present, work on construction of the 338 km road that
begins from Sangareddy and completes the circuit in the same town will be handed over to NHAI over a stretch of 186 km as of now. Along the way, the proposed road will provide connectivity to Narsapur, Toopran, Gajwel, Jagdevepur, Bhongir and
Choutuppal. A length of 151 km of the proposed road has been designated as National Highway 161AA. It connects the major National Highways like NH-9, NH-7 and NH-202 and once it is operational, those residing on the outskirts of the city need not travel to the city to get on the highways. The RRR has been envisaged for decentralised growth of the city and proposes to develop multiple sub nuclei centres around Hyderabad.

Ghatkesar -Shamirpet ORR inaugurated
Two parts of the Hyderabad’s Outer Ring Road between Shamirpet and Ghatkesar, have been inaugurated by Telangana’s MAUD minister KT Rama Rao recently. Implemented through an ‘official development assistance’ from the Japan International Cooperation Agency (JICA), the opening of the main carriageway of the ORR, will assist in diverting city’s non-destined traffic,
thereby, promoting regional economic development and improving the urban environment through mitigation of traffic jams and decrease of pollution caused by increasing vehicles in urban areas, said Takema Sakamoto, chief representative, JICA India.
Homebuyers in Hyderabad Demand Bigger Homes
Within a pocket-friendly bracket, the demand is for homes in the average size of 1,757 square foot (sqf) as against 1,710 sqf
in 2017, a recent study by Housing.com revealed. However, the supply side is a little imbalanced. In 2017, homes as big as 1,959 sqft were on the market.
Between January to March 2018, size rationalisation was evident but it doesn’t seem to have helped the market dynamics because the average size of homes still stands at 1,921 sqft.
The average budget is also up when compared to what prospective homebuye rs were willing to pay in 2017, that is from Rs 59 lakh to 63-65 lakh, which is the average – an increase of nearly 11 per cent while the demand in terms of space has increased by only 2.7 per cent.The minimum budget was Rs 52.47 lakh while the upper limit in 2017 stood at Rs 75 lakh. In 2018, the minimum budget that homebuyers are reserving for a bigger buy stands at Rs 57 lakh while on the higher side, they would be willing to pay Rs 90 lakh- a sharp jump of almost 16 per cent.
Hyderabad Metro India’s second largest
The Hyderabad Metro Rail recently commenced operations on the 16-km Ameerpet-LB Nagar line along one of the busiest corridors in the city. With the 46-km length operational, the Hyderabad
Metro has become India’s second largest metro rail network after Delhi. The 30-km stretch between Uppal and Miyapur is already in operation since November 2017. This newly opened stretch has 17 stations, passing through areas like Lakdi Ka Pul, Assembly, Nampally, Moazzam Jahi Market and Mahatma Gandhi Bus Station (MGBS), Malakpet and Dilsukhnagar. The Ameerpet-LB Nagar line completed the first corridor of the elevated Metro Rail from LB Nagar to Miyapur, connecting the north-western and the south-eastern parts of the city through its core.
Skywalks are being built, connecting stations directly to commercial complexes, stadiums and offices. Several steps have been taken, towards making Hyderabad Metro rail disabled-friendly. Towards last mile connectivity, cab services and electric vehicles for daily metro commuters, have also been launched.
HMRL is the first ‘transit-oriented development’ project that will exploit real estate and earn revenue, by leasing out commercial and office spaces inside and outside metro stations across the city. 18.5 million sqft of assets would be developed, in a phased, manner in-sync with the market requirements over the next few years according to Metro officials.

Already home to biggies like Facebook, Microsoft, Qualcomm, Uber and Apple. Hyderabad has huge investments coming in from retail giant Amazon.com Inc and search engine Google, which is investing Rs 1,000 Cr to build its first company-owned campus in Asia. This will be their second largest development centres, first being in the United States. This buoyancy in office space demand is backed by affordable office space rentals in the city, relatively cheaper than many areas in other prominent cities including Bangalore. This is one of the prime reasons why several companies are attracted to the city in order to set up their base or expand their business.
Post bifurcation the newly elected state government’s business -friendly policies also make it a prominent commercial hub in the country. As per our data, major IT/ITES hubs like Gachibowli and HITECH City have monthly rentals within Rs.42-65 per sq. ft. while similar IT hubs in Bangalore including ORR-belt commands monthly rentals between Rs. 60-80 per sq. ft. It is for this reason that global majors are attracted to Hyderabad. Data indicates that residential rental rates increased by 15-20% in the top five rental markets including Banjara Hills, HITEC City, Gachibowli, Kondapur, and Narsingi over the last 3 years. IT/ITeS professionals who have migrated to the city owing to better job opportunities have been instrumental for the increase in rental values.

Even while the real estate market of other prominent cities saw a significant slowdown post announcement of reformatory policies like Demonetisation, RERA and GST, Hyderabad stood resilient with many multinationals leasing office spaces in the city in 2017. Thus, increased commercial activity has kept the momentum going for the residential market of the city as well. As per our data, the city saw launches of nearly 13,640 new units between January and September 2018. Out of this total, a whopping 90% comprised of apartments while remaining were villas. West zone dominated in both these categories with 60% apartments and 55% villas. Interestingly, east zone has a whopping 57% share of villa supply during the period.
On the other hand, housing sales increased by merely 2% in Q3 2018 as against the preceding quarter. As many as 13,650 units have been sold in the city in the first three quarters of 2018.
In fact, it is the only major city in the country that gave good return on investment. Among India’s seven major cities, Hyderabad was the only city where property sales have increased by 32% from 2013 to 2018.In Delhi, Mumbai, Bengaluru, Pune, Chennai and Kolkata, sales dropped since 2013-14. Among the seven cities, Delhi-NCR saw the biggest drop in sales at 67% while Bengaluru saw the smallest drop at 21%.

Out of the total launches in the city, mid segment (Rs.40 Lakh - Rs.80 Lakh) comprised of a whopping 50% of the total new supply in H1 2018 while affordable segment comprised just 20% of the overall new supply. This clearly indicates the city’s appetite for higher budget segments as compared to its other counterparts namely NCR and MMR. Meanwhile, west zone – Hyderabad’s primary IT hub comprising markets like Gachibowli, HITECH City, saw maximum new launches because of ample land availability and good demand. More than 70% of the overall supply since 2013 has come up in the west zone.
Interestingly, while all the major cities are grappling with incessant project delays, dodgy activities of some developers and land litigation issues, Hyderabad residential market is far better than the rest.
As per our data, all major cities including MMR and NCR have significant number of units with high values been delayed since their launch in 2013 or before. On the other hand, Hyderabad has seen the least project delays during the period, with around 8,900 units worth Rs.5,500 crores delayed since 2013 or before. This clearly indicates that the market here is much more resilient and mature.
To sum it up, Hyderabad has all the inherent strengths that impact the real estate of any city and it has taken a lifetime to create this. Areas that appear promising in the coming quarters include Narsingi, Kokapet, Nizampet, Miyapur and Tellapur. As per data, these areas have ample ready-to-move-in stock and several units that will be ready for possession within the next one year. Moreover, areas like Tellapur have excellent connectivity via ORR to major employment hubs including Wipro circle and the Financial District. Similarly, Nizampet also enjoys good connectivity to IT hub of HITEC city while Kokapet is strategically located and is in close proximity to Gachibowli via Narsingi – Nanakramguda road.

"How fixed is the so-called fixed rate?" A fixed rate is often not fixed for the whole tenure. Most banks offer fixed rate for the initial period and convert this into floating rate thereafter. Fixed rate period may vary from 1 year to 10 years though the total loan tenure may be upto 30 years. Always check what will be the applicable rate after the fixed rate period ends. Many customers have complained that they see a sharp increase in interest rate when the loan converts from fixed rate to floating rate. Moreover, Fixed Rate loans carry a pre-payment penalty charge.
In addition many banks are providing a Home Loan Overdraft (HL-OD) product. This is beneficial for people who have balance positive free cash flows every month. If one parks these cash flows in the HL-OD account, the principle gets reduced to that extent and monthly interest payout burden gets decreased. This may also help a person close the home loan
faster. Another advantage is that this extra amount parked in the account is usable by one as if it is their money in savings bank account, i.e. withdrawable by ATM or cheques.
There are two distinct disadvantages of this product as well
1. Rate of interest is typically higher than floating rate home loan by about 0.5%
2. Partial pre-payment of principle is not allowed.
However, both these disadvantages are mitigated practically as the extra amount parked in this account reduces the principle and hence interest is charged only on the balance principle. The liquidity is also not lost. Such schemes are provided only by the banks and not by HFCs.
Another add-on product that is sold by most financial institutions is the Home Loan Insurance (HLI). This insurance is provided by the financial institutions in conjunction with independent insurance companies. HLI ensures that the home loan gets paid in full or partly by the Insurance Company based upon untoward instances such as job loss, partial or full incapacitation, or
death. The premium is paid once at the start of the loan and is financed by the home loan provider. This insurance saves the family from the burden of having to continue paying the loan in the event of a casualty to the main bread earner. HLI is not a compulsion, however can be considered by individuals as a risk mitigation tool. One needs to read the terms and conditions properly and take a measured decision.
To summarize, Home loan is a way to fulfill the inherent need to own one’s home at a young age, however one needs to remember that some significant future earnings get committed towards repayment of home loans for periods as long as 20 years or even more. With the wide choices available, one may be well advised to look at personal situations in terms of visibility future of income, other liabilities, possibility of additional incomes (one time / annual bonuses), risks etc. and choose a product that suits one’s profile. • Mana Ooru – Mana Kuragayalu: as an alternate marketing system to cater to the increasing demand for fresh fruit & vegetables due to the continuous increase in population & spread of the twin cities
• Harita Haram to increase the tree cover of the state from present 24% to 33%.• TS-iPASS for speedy processing of applications for issue of various clearances required for setting up of
industries at a single point, based on the self-certificate provided by the entrepreneur.• Research and Innovation Circle of Hyderabad (RICH): to unlock the national treasure created by the
top scientific research institutions in the state to actively facilitate the process of taking their research to market.
• Kalyana Lakshmi / Shadi Mubarak to alleviate financial distress of SC/ST/BC and minority families, a one-time financial, assistance of Rs. 51,000 at the time of marriage for brides who are residents of state.
• Aasara Pensions a new Pension scheme – enhancing the monthly pension from Rs. 200 to Rs. 1000 for the old aged, widows, weavers, toddy tappers & AIDS patients & Rs. 500 to Rs. 1500 for disabled persons.
• Double Bed Room Scheme: quality and respectable housing for the poor.• Land Distribution to SC/STs: provides 3 acres of agricultural land to landless SC women• PDS Reforms beneficiaries are being supplied rice from 1st January, 2015 at 6 kgs per person at Re. 1
per kg without any ceiling on the number of members in the family.• SHE Teams is a division of Telangana Police for enhanced safety and security of women. They also work
to prevent child marriages in Telangana State.
