Flooring maintenance Floors are a key element to the look and feel of any commercial site as well as playing a crucial part in its safety with respect to slips, trips and falls. However, if it’s true to say that few people take note of a clean floor, why do we all work so hard to achieve them? To put it simply, whilst few take note of a clean floor, the majority will notice a dirty one – poorly maintained floors can bring the whole look of a site down, with the investment in quality floor coverings lost in an instant.

A correct maintenance programme not only ensures a clean and professional site image, but also prolongs the life expectancy of your flooring. So if your flooring lasts longer, capital outlay is reduced and less waste is sent to landfill (as the majority of flooring sent to landfill is replaced due to its poor aesthetic condition rather than it being truly worn out). With many schemes emerging to deal with the problem of used flooring, the most effective way of reducing its environmental impact is still to extend its useful life through a programme of correct maintenance.

Restoration CleanThis provides a one-off deep restoration clean for your carpets, bringing them to an acceptable condition from where they can be maintained. We provide a free of charge site survey to assess the condition of the carpet, and if the carpet can be restored, will provide a demonstration to show the standard of results which can be achieved. This provides you with a no risk, no cost method of assessing if your carpet can be restored, potentially saving you large, and unnecessary, replacement costs.

Maintenance ProgrammeCarpets are exposed to differing levels of wear throughout a building as different uses and occupancy levels will effect the level of soiling, therefore to be effective a carpet maintenance programme must reflect this.

Interclean carry out a full site audit prior to the start of the programme to assess the condition and estimated life expectancy of the carpets. The audit takes into account foot traffic, area useage and sources of likely soiling enabling us to provide you with a tailored maintenance programme. As part of our service, we also advise your on site staff on the right methods and products to use on a daily basis to keep your carpets looking good for longer. An audit is then carried out annually to help you accurately plan your floorings replacement and maintenance budgets.

Many commercial carpets are replaced due to looking dirty or stained, but this is often a premature reaction and can mean that companies can be throwing thousands of pounds away unnecessarily.

Interclean use a variety of techniques which can bring even the most heavily soiled carpets back to an acceptable condition from where they can be maintained, prolonging the life of the carpet and your budget.

To ensure our service is as comprehensive as possible, we incorporate the following key elements:

Restorative VacuumingMany daily cleaning schedules only concentrate on spot and surface vacuuming, so we always use a specialist pile lifting vacuum as the first step in the cleaning process to remove the maximum amount of dry soiling from the carpet fibres. This enables the soil removal process to concentrate on the greasier, ingrained soiling.

Soil Removal We evaluate the level and type of soiling present in the carpet, and match the cleaning agents and process to it. As the soiling varies throughout the building, so we vary our process to provide the best results.

Stain Removal The main purpose of a carpet maintenance programme is to create a clean and uniform appearance to the carpet, and it’s inevitable that stains will exist which will require additional spot treatment. Interclean have developed a unique stain removal product which we use both in our process and supply (as an inclusive part of our service) to your cleaning staff, ensuring that stains can be effectively dealt with as they occur.

Soil Prevention Methods The most damaging forms of soiling are brought into a building from the outside environment, and the most effective way to prevent it moving further into the building is to use barrier matting. This is designed to capture the dirt and prevent it travelling further into the building. There are two common problems with barrier matting, the first being that there is often not a large enough area installed. Matting should cover at least the first six footfalls, and if it doesn’t do so, a considerable amount of dirt will still travel into your building.

The second problem is that although the barrier matting is designed to trap and hold dirt, it is rarely included on the cleaning schedule. This leaves the matting heavily soiled and ineffective, allowing dirt to move further into the building. It is therefore essential that barrier matting is correctly maintained as part of the carpet maintenance program. Interclean offer a standalone barrier mat cleaning service and can also advise on and supply all barrier mat requirements.

Mapeley Estates, NationwideManaging an extensive portfolio of Government and private sector buildings across the UK, Mapeley Estates is one of the UK’s largest property management companies. With high profile tenanted sites, Mapeley have to ensure that the interiors of their buildings are kept to a high standard and with high levels of footfall, the floors need to have particluar attention paid to them.

Interclean provided Mapeley Estates with carpet cleaning services at sites ranging from 500sqm to 80,000sqm, both on an ongoing maintenance programme and with one off cleans. The service was tailored to fit the companies varied property strategy, which allowed the lifespan of the carpeting to be fully exploited.

Restoration CleanWithin months of installation, if appropriate cleaning has not taken place, your matting is likely to look dull and dirty and give a poor first impression. Interclean’s deep clean restoration process helps to restore both the mattings appearance and its working efficiency, returning heavily soiled, fitted barrier matting back to a condition from where it can be maintained.

Maintenance ProgrammeOnce your matting has been restored, the ideal solution to keep it looking great and working effectively, is to put Intercleans regular matwell cleaning programme in place. This ensures your matting is regularly deep cleaned by our trained service personnel, so it continues to offer maximum protection to your interior floor coverings, and increases the lifespan of the product.

The purpose of entrance barrier matting is to be your floors frontline of defence by removing foot borne dirt and moisture, which means it’s designed to become the dirtiest part of your buildings floor.

However barrier matting is often installed and then left with no regular care regime apart from a cursory vacuuming by the site cleaner. By not having a regular and appropriate deep cleaning routine, your matting will cease to work efficiently and will allow foot borne dirt to travel onto the rest of your floor coverings. So if barrier mat cleaning isn’t on your cleaning schedule, your floor care maintenance programme is not going to be effective.

The Glades Shopping Centre, Bromley

The Glades received over 17 million visitors last year to its 100 plus stores and cafes, all entering through just 3 entrance ways. Entrance matting was already in place to capture and remove foot borne soiling, however with the high volume of footfall experienced every week, the mats were found to be quickly losing effectiveness, letting foot borne dirt and moisture move into the shopping centre.

The Glades cleaning team recognised that the matting needed to be frequently deep cleaned in order to protect the centres other flooring, therefore used Interclean’s barrier mat maintenance service to provide in situ cleaning for the entrance mats on a weekly basis.

Deep CleaningInterclean can dramatically improve the look of heavily soiled floors through use of the latest stone care products. Once cleaned, we advise you on the best methods to use on a daily basis to keep the floor looking at its best.

Re-PolishingIf the floor has only superficial scratching or a slightly dulled surface we can re-polish the floor using either a chemical process or light diamond abrasives, which returns it to a high standard of appearance. We advise carrying out this service on a periodic basis to maintain the appearance.

Full RestorationA deeply scratched or excessively worn stone floor will require full restoration. This involves the floor being ground through four or five grades of diamond discs. The first grade is a coarse cut to level the floor and remove the deep scratches, the grades then become progressively finer until the required finish is achieved. The final stage is a polishing process which leaves the floor with a high gloss finish.

SealingThis process makes stone more resistant to staining so easier to keep clean. All types of stone are porous to some degree, so they will all require the application of a seal. If you are unsure if your floor has already been sealed, as part of our survey we can carry out a simple test to determine this.

Interclean have extensive experience in the cleaning and restoration of all types of stone flooring including marble, limestone, travertine, granite, sandstone and terrazzo. We use the latest equipment and techniques in polishing and diamond grinding to clean and restore stone floors, as we know that thousands of years of natures work to create beautiful stone formations can be ruined in minutes if the wrong cleaning technique or product is used.

St. Pancras International Station, London

After the main restoration of St.Pancras International Station was completed, the terrazzo concourse flooring required treating in order to achieve an easy to maintain, attractive finish in keeping with the rest of the station. As the station was operational, only a small five hour working window was available at any one time so as not to disrupt the day to day running of the station.

Interclean met these requirements using a method which not only delivered an excellent finish, but ensured the floor was sealed and available for use within the required work window.

Screen and Re-SealThis service helps ensure that the seal doesn’t become worn through, as a wood floor that is periodically screened and re-sealed will have a long lifespan with only light maintenance required between services. The screening process is a light sanding which keys the surface of the existing seal and removes light scratches before the seal is reapplied. This offers a fast and non-intrusive method of maintenance and ensures the wood is protected at all times.

Interclean use only the best wood finishing products available, and offer advice on the most effective seal or oil for your wood floor to ensure you have a beautiful, long lasting finish.

Full RestorationWhen wood is badly scratched or the seal has worn through it requires a complete restoration process. This involves repairing sections as required and sanding the wood through four grades, each getting progressively finer until a final seal is applied. Interclean use the latest in sanding equipment which has 98% filtration system fitted, ensuring minimal site disruption. Using this method even badly worn and damaged floors can be restored to an impressive standard

Wood has always been a popular commercial floor covering due to its combination of being hardwearing with a beautiful appearance, and with the trend toward using more natural materials, wood flooring is more popular than ever before. The key to maintaining the appearance of a wood floor is in the seal applied to the surface. If the seal is worn through, and bare timber is exposed, the flooring will become damaged and marked. Interclean offer a variety of services designed to make the most of any wood floor.

Pennyhill Park Hotel & Spa, SurreyPennyhill Park is a five star resort, which features wood flooring in both the historic main building and spa areas. As an exclusive venue, guests expect the hotel to be immaculate at all times, and that includes the floors. Therefore when the studio floor in the award winning spa started to show signs of wear, with the seal worn through to the bare timber in places, the hotel knew the floor needed to be restored.

Interclean supplied a full restoration service, sanding the floors to remove the damaged seal, and reapplying a specialist wood seal that would allow the timber to flex without cracking the finish and provide a slip resistant finish - both very important for a gym area. The service was completed using a 98% dust free filtration system, ensuring that disruption to other areas was kept to a minimum.Interclean have also supplied the hotel with a number of other floor restoration services, including a complete restoration of a parquet floor that had been damaged by water and a screen and re-seal of the wood floor in the main hall area that leads to the hotel’s Michelin starred restaurant.

Deep CleanOver time, through neglect or poor maintenance, soiling builds up and hard floors can start to look unsightly. A thorough deep clean will remove the ingrained dirt and return the floor to a high standard of appearance.

Strip and SealThis service is mainly used on linoleum and vinyl floors, as these types of flooring usually require the application of a surface seal to protect the floor and add to the appearance. Over time the seal becomes worn and should be replaced to prevent damage occurring to the material. The old seal is removed using a stripping product, before the floor is cleaned and a surface seal reapplied. This should be carried out on a periodic basis, to ensure the floor is fully protected at all times.

Hard flooring includes coverings such as ceramic tiles, linoleum, vinyl and safety flooring and although these floors require less specialised maintenance techniques than wood, carpet or stone they’ll suffer just as much if poorly maintained.

South Devon College, Paignton

The floors and walkways in South Devon College had to withstand the daily wear and tear of hundreds of pairs of student feet. Even on its own this amount of traffic would’ve created a cleaning challenge, however coupled with the fact that when the vinyl flooring had been installed, it hadn’t been sealed, plus the presence of harsh, gritty dust which was being moved via students feet from the construction course classrooms into the hallways, the newly installed flooring quickly started to look stained and dirty.

The college’s cleaning company needed to find a way to clean the vinyl flooring, restoring it back to an acceptable state and importantly to find a way to keep it looking at its best. The company didn’t have the specialist knowledge required for this, so brought Interclean in to provide a complete restoration clean of all the vinyl hallway flooring (approx 550sqm). Interclean also applied a protective seal to help protect the flooring against future foot traffic. With the restoration complete, Interclean provided full training for the on-site cleaners on how best to care for the floor on a daily basis to ensure it remained looking at its best.

Scottish Exhibition and Conference Centre, Glasgow

The SECC is Scotland’s premier national venue for events, concerts and conferences. With over 8,000 seats in almost constant use by customers attending for both business and pleasure, it was to be expected that spillages of food and drink would occur, leaving marks on the upholstered seating. Therefore when the SECC reviewed its customer facilities, cleaning of its upholstered seating was a key focus.

Interclean provided a complete on-site upholstery cleaning service for all the centres seating throughout the main auditoriums and conference suites. Scheduling the cleaning was a challenge, as it had to be planned around the many events that were booked, fitting the cleaning into the downtime slots for each room. Interclean used extraction cleaning to ensure the upholstery was thoroughly cleaned, including removal of discarded chewing gum and a stain guard was applied to protect the fabric against future use.
