PROJECT MANAGEMENT

Overview:

The process of Project Management is a proven

method which combines the project phases ofpre-design, design, tender, construction and

occupancy into a series of tightly integrated tasks.

This will

frequently bring together the Owner, Designer

and Construction Manager in an interactive

relationship and will allow the Owner to

participate in the construction process.

With the tendency now towards Design Build

and Build-Operate-Transfer (BOT) schemes of

construction, there may be many partners andparticipants linked to the process. IEP has the

experience and expertise to ensure that a smooth

operating link is formed so as not to impede the

progress of the project as can so often happen. In

addition to the traditional design and build, with

one general contractor approach, there is the

option of the fast-tracked, multi-packaged

approach. Fast-tracking allows the acceleration of

the project duration by the overlapping of the

design and construction activities.

Whichever method is appropriate for a particular

project, IEP has the experience to ensure the

delivery of a project that is on time and within

budget.

Pre construction servicesWe work with the owner and the design team in the early phase ofdrawings, to provide value engineering and suggestions for siting,constructability, budget and scheduling. Within our Preconstructionservices we act as a value-added member of the design team,enhancing the design segment of the job by providing accurate pricinginformation and marrying the budget to the actual design.By incorporating items such as sustainability and maintenance costsinto our design review, our suggestions can often save the ownermoney well into the future. Our pre-construction team works toreduce the overall project cost by saving time, labor and expenses.The result is a building designed to the owner's specifications, withinbudget and with no surprises

General ContractorAs a General Contractor, our services begin with pricing. We bid outthe job in predetermined packages, and verify the validity of the bidsusing our extensive cost histories. During actual construction, wemanage the day to day activity on the job, including safety, qualitycontrol and adherence to the schedule. We also provide bonding forthe project and hold all subcontractor contracts, unless instructed todo otherwise by the owner. We have the ability to self-perform manyaspects of our work, giving us greater control over the schedule and

allowing us to truly drive the project.

Construction ManagementOur Construction Management Team is closely involved in the planningand design phase and typically joins the project at the same time asthe architect. We provide input on constructability, budget, andschedule, which reduces costs. During the construction phase, ourfull-time supervision team is on site, monitoring work to assurecompliance with specifications, budget and schedule.

Our CM team also acts as a liaison to the owner providing the on-going status of the project, producing monthly progress reports whichdetail the status of the job from start to finish.

Design Builder

Our expertise also extends to Design-Build Construction. After firstexamining the specifications of the owner, we team with a designfirm that has extensive experience in similar projects. This Design-Build team then acts as a cohesive unit, with the designer developingthe building's specifications, while we perform the constructabilityreview.During construction, our Design-Build team then acts as the singlesource of information for all design and construction issues. Thiscreates a more effective line of communication between everyoneinvolved with the project, which leads to a more successful projectdelivery system.

Strategic Construction PartnerAs a Strategic Construction Partner, we operate as an extension ofour client's own staff, overseeing both project construction andfacilities management. Within this role, we create a "constructionprogram" in which we manage design review, budgeting, scheduling,quality control, safety, and security, as well as any other clientrequested items. This project delivery method is best suited for anorganization with multiple projects or facilities because it provides aconsistent, measurable program through every phase of the

construction process which can be extended to any location or facility

SustainabilityAt INVEST, we believe the protection of the environment is animportant element of our corporate culture and that no process isso important that we cannot find a safe, healthy andenvironmentally sound way of carrying it out.

Job SitesProper soil erosion measures are utilized, safeguarding streams andsea from fine sediments that can upset their ecosystems. Whenconstructing projects in environmentally sensitive areas, we workwith local authorities to ensure strict enforcement of all applicablelaws, ordinances, and directives. We routinely segregateconstruction waste for recycling when applicable on project job

sites. This material is sent to recycling facilities or used in recyclingprograms and diverted from landfills.
