A message from Rob Whitney Great to be catching up with you for another market update and this month puts us smack in the middle of Spring and we have heard that ‘Spring brings out the best of costal properties’. As we enjoy the view outside our office we notice the nice weather is resulting in more traffic - more buyers and more sellers out there in the market place.

The Fraser Coast property market appears to be on the move. With the recent completion of the much awaited extension to the existing Stockland Shopping Centre and the completion of the new

St Stephens Private Hospital expected shortly, confidence is up and property sales are increasing. As a result of reducing stock levels and consistent demand, agents are reporting slight pricing improvements in the sub $350,000 market, and an increase in demand for properties in the $350,000-$500,000 price bracket. Hervey Bay is experiencing a relatively tight rental market and construction activity has also increased as more people are moving to the area. These trends are expected to continue for the remainder of the year.

Some exciting projects have been identified as key priorities for the benefit of the region and campaigns to advance these projects are gaining traction at state and federal government level.

The Urangan Harbour redevelopment has been highlighted as the highest priority project for investment attraction and job creation, and has the full support of the Hervey Bay Chamber of Commerce and Fraser Coast Regional Council.

The Fraser Coast region has received recognition in a number of positive ways in the past few weeks. With Wide Bay Hospital and health Services emerging as the only Queensland health service to register a surplus last financial year and two Fraser Coast suburbs being hailed as investment hotspots, investor confidence is on the rise.

With the regional population tipped to grow by over 40% in the next 20 years, Gross Regional Product up by 1.5% last financial year and active pursuit of infrastructure and employment solutions to stay ahead of the growth curve, the time is ripe to start investing in the Fraser Coast.
