FOREWORDAfter a decade of careful planning and design, determined progress and very hard work with many partners, we are delighted that the first phase of the eight million sq ft Kings Cross development is now open to the public. It is no longer just a project. It is now a rapidly evolving place; part of an evolving London community that is set to become one of the most unique destinations in the city. The Granary Complex, home to the world famous Central Saint Martins College of Art and Design, part of the University of the Arts London, opened in September 2011, welcoming 5,000 creative students and staff into the heart of Kings Cross. We also opened the Kings Boulevard - a new street that connects the University with the mainline stations and underground at Kings Cross and St. Pancras, just a four minute walk away. Kings Cross St. Pancras boasts six tube lines as well as its mainline connections and over the last 10 years almost 2.5 billion has been spent on the local transport infrastructure. The extraordinary refurbishment of St. Pancras International and the re-location of the Eurostar terminus have transformed perceptions of the area. Eurostar user numbers have increased by almost 25% since services began in 2007 and they will be joined by passengers on the ICE trains from Germany in 2015. Kings Cross Station is also being transformed, with its beautiful new concourse nowLeftOLD AND NEW COMBINE The Granary and the central covered street of the Granary Complex, the new home of Central Saint Martins, part of the University of the Arts London.

open to passengers and public. New and refurbished underground ticket halls and upgrades to Thameslink complete the picture. This is the best transport interchange in the UK and there is no other location quite so well connected. Construction is well underway across the Kings Cross development. Much of our investment has been focused in and around the Victorian buildings that once formed the Goods Yard, through which so many goods passed on their way to the homes and businesses of London. This heritage is both respected and re-used. The imposing Granary Building is part of

the University but also forms the backdrop to Granary Square, the largest of our public spaces, which opens in June 2012. Its south facing aspect and canalside location will make it one of Londons truly great squares. The adjacent Western Transit Shed is being converted to unique shops and offices. Its first occupants are signed up and ready to occupy in early 2013. We have already constructed our on-site Energy Centre and installed the first phase of a district heating network. In due course, the Combined Heat and Power engines and boilers will supply 100% of the heat requirements of the entire development and offset almost 80% of its electrical power demand. We have also been installing new water, gas and telecommunications infrastructure. The new pipes, ducts and cables that deliver these essential utilities to all the buildings lie beneath the new streets and squares that we have been building. The Energy Centre, district heating network and the Energy Services Company that we have formed, are evidence that Kings Cross is leading the way environmentally. Our buildings are further evidence. We are now constructing, for the London Borough of Camden, what will be one of Londons first BREEAM Outstanding office buildings. Across the site, the projects under construction include five new office buildings, totalling 750,000 sq ft; three residential buildings with over 400 new homes; more than 650 student housing rooms in a landmark tower; and the refurbishment of the listed Great Northern Hotel. Plans are also advanced for much of the 500,000 sq ft of shops, bars, cafs and restaurants that will serve the 45,000 or so people that will soon live, work or study in our buildings. Confirmed office occupiers include BNP Paribas, the London Borough of Camden, Argent and engineering firm Hoare Lea & Partners. These organisations join the likes of The Guardian, Logica, Macmillan Publishing and EC Harris who are all located nearby. We expect many others to join us in the coming months and years, further embedding Kings Cross established reputation as a business location. We are proud of what we have achieved so far and excited about what the future holds. London is a dynamic city and Kings Cross is playing its part in delivering growth, jobs, homes and environmental improvements.

Kings Cross has always played a vital role in the commercial life of the capital. Today, it is fast reclaiming its central position. It is now becoming an even stronger and more important part of London than ever before. In 2006, planning permission was granted for 8m sq ft gross of mixed use development. London has twelve principle mainline railway stations. Of these, two are onsite, seven are reached directly by tube and the remaining three require only one change. Londons five international airports are equally accessible, each within one hour. Kings Cross St. Pancras is also Londons sole station providing a direct line to Europe. Home to the hugely successful Eurostar, in 2015 this will be joined by the German ICE intercity express. The 19th century gas holders form an integral part of the 21st century vision for Kings CrossGasholder No. 8 is one of Londons architectural treasures. Originally constructed in the 1850s, its distinctive 25m high circular frame, complete with original telescopic wrought iron bell and lower level brick tank, has been recognised by English Heritage for its special interest with a Grade II listing. Having originally stood on the south side of Regents Canal, the Gasholder No. 8 guide frame was painstakingly dismantled and is currently being refurbished by Shepley

Engineers Ltd in Yorkshire. In 2013, it will return to Kings Cross and be re-located on the north side of the canal. The Gasholder No. 8 guide frame will sit in new landscaping with paths leading down to the canal towpath and a new pedestrian and cycle bridge over the Regents Canal. Within the guide frame structure, a new public park will provide play facilities and flexible event space. Bell Phillips Architects have been selected as the winners of a design competition for Gasholder No. 8. The design will re-establish the structure as a Kings Cross landmark, visible from much of the surrounding area and with a pivotal role as a focal point and a destination within the development.Above leftPILLARS OF THE PAST The iconic gas holders have been residents of Kings Cross for over 150 years. The path along the Regents Canal is one of Londons favourite walks. From Kings Cross, it heads west to the wide spaces of Regents Park, past London Zoo and on towards Oxford. In the other direction, the canal travels east towards Islington and down to the River Thames. The Regents Canal was designed by John Nash, who also designed Regent Street, Buckingham Palace and Trafalgar Square.

Until the late 1960s, in addition to carrying building materials and coal to Kings Cross Station, the canal carried fruit to marmalade makers, beer to bottlers and grain to a flour mill where Kings Place now stands.

KINGS CROSS A CULTURAL POWERHOUSE

CREATIVE INDUSTRYThe Granary Complex is the centrepiece of the Kings Cross development. It is also the brand new home of the world famous arts college Central Saint Martins, part of the University of the Arts London. The arrival of the University is a significant addition to the multi-cultural landscape of Kings Cross a landscape in which creative industries thrive and some of the worlds most celebrated museums and libraries are situated, such as The British Library, The Wellcome Collection, The Foundling Museum, the Gagosian and Pangolin art galleries. Drawn to the exciting new environment created at Kings Cross, the relocation of the University of the Arts London has reinforced the many creative skills in the area, including art, fashion, communications, design and drama. The enrichment effect has even been felt during the construction process. A curatorial team have been commissioning temporary and permanent arts projects throughout the area. A new cultural focal point has been introduced to central London, and with it, a promise that Kings Cross will provide tomorrows creative leaders.

Kings Cross has always been an inspiration to creative people. From Victorian painters fascinated by the modernity of railways, defenders of great British architecture such as poet John Betjeman, or tomorrows talented artists and designers studying in The Granary Complex. The area is currently home to the studios of Antony Gormley, creator of The Angel of the North, and Heatherwick Studios, which has worked on many projects including Londons replacement for the much-loved Routemaster buses. Continuing the tradition and helping to keep the spotlight on Kings Cross is RELAY, the areas first dedicated arts programme. This project features major temporary art commissions by world renowned artists. Launched in late 2011 with Jacques Rivals giant birdcage, Identified Flying Object (IFO), the project will continue to develop throughout 2012 and 2013.

Some 6,000 people will live at Kings Cross, across the entire spectrum of London life, including families (23% of the apartments have 3 bedrooms or more), students and the elderly.
