Greg Leo, owner/manager of thepool, is a longtime Sparta resident andowner of a real estate developmentfirm, The Leo Company. His entre-preneurial spirit and love for thecommunity drove him and his partnersto invest in the pool and they quicklygot up to speed on pool operations.

Beaches

Beach 3Beach 3 had a truly wonderful 2014

summer season. Sun, sand, music andmovies were enjoyed by beachgoersof all ages. My personal favorite wasour most recent movie night, showingThe Princess Bride. We watchedthrough to the happy ending withrain falling down around us. All inattendance was so very thankful forthe canopy, sheltering us from thestorm, while still enjoying ourpopcorn, pizza and pop!

But do not let me forget our big“Oops” moment. We hit a bit of asnag when Beach 3 purchased a 16foot inflatable water toy which didnot meet LMCC lake specifications. Itwas in the water for less than twenty-four hours when we were requestedto remove the offending object.

Please feel free to contact John at973 570-8037, for more details go tohttp://newjersey.craigslist.org/for/4601468940.html.

September’s Pig Roast/Salsa Challengewas a success. A big thank you toMike and Katie Dennehy for all of theshopping and along with Mike toGreg Yuskaitis, Lew Kelly and newneighbor Chris Jeffrey for being up soearly to prep and cook. I heard Chris“dove right in” to help with his firstevent. Welcome Chris and Delia. Wealso welcome the other new faces inattendance at this year’s event. Hopeto see you at our next gathering, seedetails below.

Thank you also to Bill and WendyMiller for continuing to organize thesalsa challenge. Nick and SkylarGialanella won 1st place again. Theymust have some magic in theirkitchen. Congratulations kids! Thankyou to all who lent a hand cleaningup, washing dishes and returningitems to the shed.

The next event is Oktoberfest. It isonly September 10 as I write this, soWendy and I are hashing out thedetails, but I can tell you it is a simpleBYO event, one last opportunity to

Many improvements were made atthe beach this summer, but there is

more on the wish list. SLB officers, past and present, manage theprioritization, along with day-to-daybeach maintenance, finances andevent planning. Other volunteerstake active roles and some cannotgive as much time, which is okay, however, the veterans continue to bededicated regardless if their childrenare young or old. Thank you!

At least a dozen newer families haverecently moved in, and there aremore homes for sale, so if you knowof any nice families looking, sendthem over.

We invite you to join the SleepyLagoon community. Consider comingto Oktoberfest; stop by at BeachClean Up, pop into the planningmeeting later in the year. Please donot feel intimidated if you do notknow anyone. We enjoy fresh ideasand new participation, the more themerrier. This is your neighborhood;help make it what you want it to be.

Beach 2Happy Halloween everyone! It was another great summer on

Lake Mohawk and even though I lovethe fall, I am a little sad that ourbeach season is over. We had a funsummer at Beach 2 and saw somenew additions to our beach includingthe new slide. I hope everyone had achance to enjoy it this summer!

Our Cornhole Tournament wasanother great success. Our first placewinners were Evan and ChristianXenakis, pictured, and our runner-ups were Andy Flint and FredCollinson. The grill was smoking, drinks were flowing and everyonehad a fun day of competitivecornhole. Our winners took homecash prizes and we raised a littlemoney for the beach as well.

We would like to welcome our newDock Chair, Vaishali Dhand. She hasoffered to volunteer her time and takeover this position. Special thanks toRick Ambrose for all of his years ofservice to our beach. If you need toreach any of our officers please e-mail us at [email protected] or hit us up on Facebookat Facebook.com/lakemohawkbeach2.

We hope everyone enjoys the fallweather and has a wonderful Halloween.

2014 has been a year of tremendous changefor our community. As the needs of ourcommunity have evolved, the Board andManagement have worked on making thechanges necessary to bring value back to ourmembership and more effectively manage theresources and community that we live in. BeforeI recap the accomplishments of 2014, I wouldlike to review the status of the Upper Lakeprojects - the significant infrastructure upgradethat needed to be accomplished this year.

The Upper Lake projects consist of four separatemajor undertakings: the dam and spillway, therestoration of Upper Beach, sedimentation removalfrom the lake bottom, and upgrading the inflowsediment structures and general drainage.

• Dam and spillway - complete, awaiting NJ DEPfinal certification.

• Upper Beach reconstruction - the finallandscaping will be completed by the end ofOctober, re-grading of the beach by the end ofthe year.

• Sedimentation removal - project underway, to becompleted by mid-November

• Inflow sediment structures and general drainage- contracts awarded, to be substantiallycompleted by December 30.

Thank you for your patience, input, and support aswe complete these projects. I believe you will beproud of the final results.

A HIGHLIGHT OF THE MOST

SIGNIFICANT CHANGES FOR 2014• Evaluated the needs, bid out the services, andawarded new contracts for:– Legal Services (Kelly and Ward) - 3 year term– Engineering Services (CP Engineers) - 3 year term– Reserve Study (The Falcon Group)

• Reconfigured accounting operations - mostaccounting functions done in house, transitioningWilkin & Guttenplan to consulting and auditoryfunctions

• Changed ownership of LM Pool– Recovered all funds expended in the purchase ofthe property

– Secured a 60 day right of first refusal if theproperty is resold

2014: A YEAR OF• Reorganized the Food and Beverage Staff andoperating systems- operation more efficient andresponsive to membership and social cateringguest needs

• Transition to new General Manager

• Communications Committee formed - facilitatedchanges to the member website and institutedMembership Informational Meetings

• Capital Improvement Committee formed -effectively manages the Capital Budget, stretching our Capital dollars to get moreaccomplished with the same amount of funds.

ADDITIONAL PROJECTSADDRESSED IN 2014• Road Overlay Program - paved two miles of road, addressing the worst condition roads in LMCC

• Delinquent accounts - addressed the softwareconfigurations necessary to effectively managethis area, updated and clarified the collectionprocedures, improved our collection rates, identified bad debt and updated our accounts

• Strategic Plan - 70% complete, will be finished in2015.

• Reserve Study - completed in 2014,now the task of implementing the findingsfrom the study needs to proceed.

• Clubhouse renovations - the most glaringaesthetics issues have been addressed, additional infrastructure needs for 2015.

As you can see, we have had a busy year! Inaddition, the Board of Trustees has been workingon several changes to the By-Laws that bring ourgoverning document in a closer parallel to thechanging laws and regulations that affect ourcommunity, increase our options to gather votesfrom our membership, and improve our community’sability to monitor, implement, and enforce the rulesand regulations of LMCC. I ask you for your supportin several key areas at the annual meeting:

• Electronic Voting - In order to encourage greatervoter participation by our membership, we areadvocating the ability to conduct votingelectronically, in addition to in person orabsentee balloting. A sample electronic vote andelectronic survey will be sent out with the annualmeeting notice to show membership what thisprocess would look like.

• Election of President - this amendment wouldchange the method of voting for President of theBoard of Trustees, changing the vote forPresident to the reorganization meeting, the votebeing conducted by the members of the Board ofTrustees. This would eliminate the issue of thecandidate on the ballot not being reelected forthe Board, and absentee ballots and electronicballot voters not having an opportunity to votefor the office of President.

• Trustee Term Limits - this amendment wouldlimit the serving of a Board member to no morethan two full consecutive terms. The intent hereis to encourage greater participation by themembership in the Board, and to ensure thatfresh perspectives are being introduced to thegovernance of our community.

• Alternative Dispute Resolution and access tofinancial records - establishes the authority ofthe Alternative Dispute Resolution program andoutlines the membership’s right of access to theClub’s financial records.

Please take the time to review the proposed By-Laws amendments in this month’s Papoose andcome to one of three Membership InformationalMeetings in October to discuss any questions orconcerns. The Membership Informational Meetings inOctober will be Sunday the 12th at 3pm, Sunday the19th at 1pm, and Wednesday evening the 22nd at7pm. I look forward to seeing you there.

WHAT’S AHEAD FOR 2015?Our challenges remain heavy for next year. Here area few of the issues that I see as important for theBoard to address going forward:

• Alternative Dispute Resolution program - this isa key component of our ability to address someof the policies that we currently have in placeand some that our membership has asked theBoard to address going forward. The AestheticsCommittee currently has the responsibility ofenforcing our codes, along with Sparta andByram Townships. This program will give ourcommunity the ability to affect aesthetics andother issues more effectively. Membership willneed to be actively involved in this area as wedevelop the ADR itself, as well as review thepolicies and ramifications for non-compliance.

CHANGE FOR LMCC• Strategic Plan - this will need to be completed in2015 so that we can continue to ensure that thedecisions we make today will benefit the longterm goals for our community as well as servethe present.

• Reserve Study - The BOT will be forming a taskforce to evaluate how to best implement therecommendations of the Reserve Study. As withthe Strategic Plan, this will benefit our communityby addressing our current infrastructure needs aswell as those in the future.

• Delinquent Accounts - much of the groundworkhas been laid in 2014 to address this issue.2015 will see the introduction of a payment planprogram for CAM charges and a much shortercollection process for delinquent accounts.

• Members Room - the Papoose Room is in theprocess of being converted to a Members Room -complete with a cozy gas fireplace, big screen TVand comfortable furniture. The MembershipServices area will be moved from the LMCCBusiness Office to this room, and it will beavailable for members to use for a meeting placeand conduct all membership related business.

It has been my honor and pleasure to serve asPresident of the Board of Trustees of Lake MohawkCountry Club. Our accomplishments in 2014 aresignificant, but we have much more to do. The Boardhas worked very hard to manage not only the needsof our community today, but establish the frameworkfor sound management of our community in thefuture. Thank you for your support.

Sincerely,

Greg Yuskaitis

program to assist you in seeing ourpolicies and procedures being fairlyadministered

3. Completion of a long term strategicplan for Lake Mohawk CountryClub, including funding of theCapital Reserve fund

4. Stronger control and accountabilityof our delinquent accounts

5. The continued challenges ofproviding exciting diningopportunities for our membershipwhile maximizing all our Food andBeverage revenue potentials.

This separation offunds and budgets is the first step instronger accountability of our funds. Finally, I have been a strongproponent of developing a ReserveStudy and a Capital Budget, separatefrom the Operating Budget. My tenure as your President has been

very rewarding, although the taskdaunting. I felt I needed to rebuild trustbetween the leadership of our communityand the membership, continue to getour financial house in order, andsignificantly improve the managementpractices to ensure that we are gettingthe best services for our community. Inaddition, the Upper Lake Dam projectsneeded to be completed in a timelymanner and at a high level of quality.I chaired the Communications Committee,

which has been dedicated to workingwith the Board to ensure that you arebetter informed of what is happening atthe Board level in our community. Manythanks go out to the hundreds ofmembers who have attended theMembership Informational Meetingsheld every two months. Next, we havebeen working diligently with ouraccounting professionals to ensurethat our financial reports are accurate, revamping our delinquent accountprocedures and increasing our collectionrates and contracting for the completionof a Reserve Study to give us themeans for developing an accurateCapital Budget for the next 30 years. Finally, we have looked at every area ofour operation and evaluated staffingand operations to ensure that ourmanagement practices are meetingtoday’s needs of our community. Having been summer residents aschildren, my wife Janice and me bothknew we wanted to live at Lake Mohawkpermanently. Fortunately, we were ableto achieve that goal and have lived herefor over thirty years and raised our twochildren here. Our family has beeninvolved in community activities indifferent ways. financial structure of the Club. It isevident that expenses have to bemanaged wisely and it should be donewith an eye on the current economy andits effect on the members. My family first purchased a home onLake Mohawk in the spring of 1967. Wewere seasonal residents at the time andthe summers that I spent on LakeMohawk as a young teen provided thewonderful memories that eventuallydrew me and my family back to LakeMohawk. Lake Mohawk is truly unique, there is no place in the greater NewYork metropolitan area that provides thecharm, natural beauty and recreationalopportunities that our communityoffers. In 2003 my wife, Tracey and I,purchased a home on the Upper Lake.We both still work in New York City, ourdaughter Georgia is a sophomore atSparta High School and we have twoboys, Morgan and Jason in college.Lake Mohawk, like many other lake

communities, is challenged by the risingcosts of maintaining the infrastructure, roads, Clubhouse facilities, etc., as wellas those costs required to ensure thehealth of our lakes which are arguablyour most important assets. Improvingand maintaining the quality of LakeMohawk will require a commitmentfrom all of us, especially from thoseof us who voluntarily serve on thevarious committees and boards. I amcommitted to, and believe I cansignificantly add to the efforts ofthose individuals, who have already
