LISTED WALL METHOD STATEMENT OVERVIEW Preface

LISTED WALL METHOD STATEMENT OVERVIEW This method statement gives an overview of how demolition, construction and finishing will be undertaken to the listed boundary wall between the old Travis Perkins Site and Avon House. Preface Investigations have been undertaken into the makeup of foundations that support garden wall associated with the listed property known as Avon House and reviewed by a structural surveyor during a site visit in summer 2021. The wall in question runs in two directions being a North - South and East - West Direction. The current planning proposal sees the North – South wall remain unmodified as the new development road follows the same line as the existing site road. The wall that runs East – West, in part is low level before rising to take the sole plate of the “Old Saw Shed” pitched roof which is also shared with the sole plate of Avon Houses’ “garden office”. This wall has recently been extensively rebuilt, underpinned, and heavily worked on in recent years with some of the assumed original brick work remaining where the office building is on the opposite side. Stratfield Homes Structural surveyor has inspected the existing foundations along the walls to ensure that the designed scheme has no detrimental impact on these party walls. Party Wall Surveyor A party wall surveyor will be appointed upon grant of planning prior to any works being undertaken. Demolition The “Old Saw Shed” which shares the garden wall of Avon House and has recently been underpinned and rebuilt with concrete block work, tied into some assumed original brickwork, which has in part been pointed in sand and cement mortar. The proposed method statement for the demolition of this building includes: Stripping roof tiles by hand Removal of roof trusses by hand individually. Where roof trusses are connected to any of Avon House office roof, the existing Saw Shed truss will be cut prior to removal of main truss. The remaining wall will need to be capped off with creasing tile and brick coping to match existing. The interaction of Avon Garden Office roof, wall capping detail and subsequent waterproofing at new eaves level to be approved by Party Wall Surveyors. Around the wall area a specific method statement will need to be carried out and approved by the party wall surveyor for the removal of concrete that makes up any slab together with any other works within an area covered by the party wall award.

Construction All contractors at induction will be made aware of the neighbouring properties and any specific issues that relate to them. Foundations to Plot 9 have been designed by a structural engineer, taking into account the current foundation of the garden wall that runs parallel to the flank. Final Wall Treatment It is proposed that the finish of the completed wall will contain:

• Creasing tie and brick coping on top of the exposed wall top to suit the rest of the wall’s construction

• Remedial works to the “unstable” corner at the eastern end of the wall at the site boundary in line with party wall surveyor and structural surveyors’ recommendation

• A rendered finish to the wall currently inside the “Old Saw Shed” with a chamfered step at the bottom of the wall to accommodate the reinforcement / underpinning that currently protrudes

Section of “listed” wall within Saw Shed commencing immediately within the roller shutter. The new trussed roof (to be removed by hand) can clearly be seen resting on the wall plate.

The latter part of “listed” wall which has been substantially underpinned and repointed in cement mortar. Again the new trussed rafters can be seen to sit on the wall plate and where they are connected to Avon House Garden Office, they will be cut flush and removed by hand before capping and waterproofing the section.
