Additional fees arecharged by lenders toadminister and managea customer’s mortgageaccount. These includearrears charges, feesfor duplicatedocuments andproviding information,and charges for closinga mortgage account.

When you take out amortgage you also haveto get a valuation,which enables thelender to make surethe property you’rebuying is worth whatyou’re paying for it.

The borrower pays forthe valuation but has touse a surveyor thelender chooses.

If you’re looking for anew home loan, don’tunderestimate theimpact of fees. It’s alsoimportant tounderstand whatinterest rate you’reactually going to bepaying.

To compare costs,borrowers shouldcalculate what they willpay during the tie-inperiod. So, if you have atwo-year fixed-ratemortgage and there areno early repaymentcharges after two years,you should work outthe total monthlypayments plus fees overtwo years and comparethis with othertwo-year products.

MyFirstHOMEClaire SimonsenWhere was the family home where yougrew up and what was it like?Our family home was in Ainsdale nearSouthport. My Mum still lives in the house. It wastwo blocks away from my high school so I couldstay in bed till 8.30 and still be at school on time.

What is your clearest memory of thehouse?It always feels like home – even now when I goback to my old room and stay with the kids. Iused to love watching the sun come through thecurtains. I used to love it when my nan stayedand I’d sleep on a camp bed with a MagicRoundabout cover.

Where was the first house you boughtyourself and what did it cost?I never actually bought a house until my husband(LFC’s Steve Simonsen) and I bought one jointlyin Poynton. (Had too much of a good life athome!) It was a beautiful house. We convertedthe garage into a steam room and Jacuzzi whichwas fab! I loved the house but wanted it to getswept away like in the Wizard of Oz as thepeople around were all stuck up.

What made you want to buy it?We bought the house because it was convenientfor my husband’s job and the radio station I wasworking at.

What are the important things you lookfor when buying a house?When looking for a home, locality, schools andbeing near family – which is why we chose ourcurrent home in Ainsdale – are important. Wehad moved three times by the time our son,Michael, was three and when we found thishouse we decided that wherever Steven’s jobtook him he would commute and this is wherewe’d stay.

Are you a DIY trier or do you leave it tothe experts?We are both useless at DIY, I have to ring mybrother’s partner Chris to do everything. I wasimpressed at Halloween because I learned howto knock a drawing pin into the wall.

What is the one thing you love mostabout your current home?The thing I love about our current home is it’s atwo minute walk from my mum and the house Igrew up in. The family we bought it from hadmade it a real family home and we will stay herenow. We are in walking distance to the villageand it’s a real community. It just feels like home!We have just decorated it for Christmas, it’s soexciting!!
