Made for life.

Join our legacy.Since 1927, Pye Homes has always taken the same pride in the homes and communities we have built in Oxfordshire. Although many things have changed in that time, our values have stayed the same, because so much of what was true then is still true today. That way, we know your home is made for life.

We always take the same care in how we build, because that care ensures that your home is built to last. It means that everything about your home is perfectly placed, from the moment we lay the foundations, to the moment we open your door to show you around.

By combining the best innovations in design and materials which have stood the test of time, we build in harmony with nature and the local legacy, so that new homes simply belong as part of a community, right from the start.

It means always giving the same kind of personal care and integrity that our founder Jack Pye would recognise and be proud to acknowledge with his famous handshake.

Those values, and that same regard for legacy, has led us to join with Blenheim and to make our commitment to their Legacy Principles. Together we share a desire for progress alongside a deep-rooted sense of place and enduring connection to our neighbours and local communities.

Pye Homes.

Welcome to Long HanboroughJust as we’re proud to be building a new community in Long Hanborough, we know you’ll be proud to live here. There’s always something going on and the sense of community here is everything you’d hope for in a village setting.

Hanborough Gate benefits from wide open spaces and its closeness to Witney, Woodstock and Oxford means you won’t ever miss out on the vibrancy of a bigger town or city. With 2,000 acres of beautiful Blenheim Estate parkland on your doorstep, there is a whole network of permissive paths and country walks to explore.

The surrounding countryside has wonderful family days out, unbeatable dining, unique shopping experiences plus a collection of good schools, and countless clubs and activities.

We’ve designed homes at Hanborough Gate to make the most of our rural location. You’ll find spacious homes, full of light, many with views out into the countryside.

We’re so pleased to share Hanborough Gate with you and look forward to welcoming you home.

“Unlike many new developments, Hanborough Gate has been thoughtfully designed with plenty of green spaces and a feeling of openness which was important to us. It is also in a wonderful location being close to numerous walks through villages, woods and along the riverside.

We can even watch deer from our bedroom window! We are also blessed with lovely neighbours. What more could you ask for?”

Mrs S, Hanborough Gate homeowner

A location of taste.

Experience, taste, discover.Cosy pubs, independent delis, classic takeaways and Michelin star restaurants – Oxfordshire has a lot to offer when it comes to dining. The city of Oxford, just 12 minutes away by train, is a gastronomic melting pot, with all the cuisines you’d hope for in a big city. Or if you choose to stay local, your favourite pub grub will be waiting for you at the end of a country walk.

Long Hanborough itself has two pubs, The George & Dragon and The Three Horseshoes, plus popular fish and chip shop ‘Off the Hook’. In nearby Woodstock you can take your pick of historic inns and classic bistros. In Witney, you’ll find a big choice of eateries, like the cake café, tapas lounge, vegan deli and – of course – historic pubs.

If you’re into craft beer, enjoy two small, independent breweries right on your doorstep; Little Ox Brewery in Long Hanborough and the cleverly named Church Hanbrewery in nearby Church Hanborough.

Whatever the occasion, and however picky the eater, you won’t be far from fabulous food and drink at Hanborough Gate.

What Is The Help To Buy Equity Loan?

The Help to Buy Equity Loan scheme can help you buy a new home by lowering the amount you need to arrange a mortgage for.

The Government lends you up to 20% (up to £120,000) of the cost of your new home, so you need a cash deposit of at least 5% and a mortgage for the other 75%.

The Government won’t charge interest on the loan for the first five years - after this interest fees are required. You’ll also need to pay a monthly management fee of £1 until your loan is repaid.

Here’s how it works:

All of our Hanborough Gate homes worth up to £600,000 are eligible for the Help to Buy Equity Loan. Our Customer Hosts can help you choose your perfect home, and the Help to Buy process kicks in once you’ve reserved with us.

Once we have your reservation, head to the Help to Buy website to register online for the Equity Loan scheme. A Financial Advisor will be able to help you with this or apply on your behalf.

Am I eligible?

• Help to Buy is only available on newbuild homes up to £600,000

• You must have a deposit of 5% or more and arrange a repayment mortgage valued at between 25% and 75% of the market value of the home

• The property must be the only home you own and live in

• You can’t rent out your home after buying

• The current scheme will end in March 2021, after which a new Equity Loan will replace it with revised details including eligibility and price caps.

What is Shared Ownership?

Shared Ownership can help you make your first step on the property ladder by buying a share in a home deemed affordable based on its market value. This can be as low as 40% to start, but you can increase this up to 100% of the home’s value – this is called staircasing.

Our partners Blenheim Estate Homes own the remaining share of the home, for which you pay rent. Generally, the total rent and mortgage payments are less than a similar home bought outright.

Here’s how it works:

Let’s say you want to buy a 40% share in a home worth £310,000.

You would pay a mortgage, agreed with your Financial Advisor, on your share of £124,000. You would also pay rent on the remaining equity of £186,000.

Rent is charged at 2.5% on the un-owned share, in this example equating to £387.50 per month.

Am I eligIble?

• You need an annual household income of £80,000 or less (ideally greater than £18,000)

• You should have a good credit history and savings of at least £2,500 to cover legal costs.

• You must have a local connection to the area or a connection to West Oxfordshire to be considered.

What is the Stamp Duty Holiday?

From July 2020 – March 2021, the threshold for Stamp Duty has been raised from £125,000 to £500,000. This means that when buying a home up to the value of £500,000, you would pay no Stamp Duty. For homes at Hanborough Gate above this value, you will be charged a 5% Stamp Duty rate on the value of the home over £500,000 – which will save you thousands.

How does it work?

For example, if you were looking to buy The Beechwood, priced at £365,000; before the Stamp Duty Holiday, you would have paid £8,250 in Stamp Duty. Now, you would pay £0.

Let’s also explore the difference for a bigger property, like The Milton priced at £750,000. Before the Stamp Duty Holiday you would have paid £27,500 in Stamp Duty. Now you would pay £12,500, saving £15,000.

Am I eligable?

• The Stamp Duty Holiday is applicable to all buyers of a primary residence, including first time buyers

• If this is your second property, different Stamp Duty rates apply – check gov.uk for more information

• The purchase of your new home must be completed by 31st March 2021

Stamp Duty Holiday.
