Should sellers make repairs before listing their home?An all-too-common dilemma faced by

sellers before putting their house on

the market: Do they spend some money

to fix things up, or should they offer

a potential buyer a credit, such as the

often-used “carpet allowance”?

Allowances are a last case to go to

option when selling your home. Even

the nicest buyers will want to bargain

and get the best deal in town. If a buyer

sees a $5,000 carpet allowance, a buyer

will automatically go into the negotia-

tion process with a different mindset....

it’s human nature.

So forget the allowances and fix things

up the best you can. In order to sell your

home for the most amount of money in

the least mount of time, you will want

your home to be as turn key ready as

possible. Usually the repairs and main-

tenance on your home does not take a

lot of money. However, if a buyer walks

into a home that needs new carpet and

paint, the amount gets magnified in

their mind. A buyer will see a $10,000

repair, when in fact it is only a $3,000

fix. It happens all the time!

If your fix up budget is nonexistent,

having the home cleaned and spotless

will need to be your top priority! If

maintenance and repairs have not been

made and they cannot be done before

the home goes on the market, then

make sure and be realistic with your

pricing. Do not expect top dollar for

your home if it is not in prime condi-

tion. As a seller, always remember to

put yourself in the buyers shoes. Would

1Price increases are on the horizon. Home prices are

projected to appreciate by 4.5% this year and by over 19% from by 2018.

2Owning creates fam-

ily wealth. The Federal Reserve did a study that revealed the net worth of the average homeowner

is 30 times greater than a renter.

3Interest rates are project-ed to rise. The Mortgage Bankers Association, the National Association of Realtors, Freddie Mac

and Fannie Mae have all projected that the 30-year

mortgage interest rate will be over 5% by the

spring of 2015.

Deciding to Buy:

The housing market post-crash is a tricky

one. Real estate agents help you navigate

foreclosures, short sales, tighter lend-

ing standards and a whole host of other

issues.

Financing:

A real estate agent already has contact

with local lenders. They can help you

find a reputable local lender who will

provide good service and act in your best

interest.

Finding a Home:

An experienced real estate agent has up-

to-date info on what is happening in the

marketplace including pricing, financial

terms, and trends in the market.

Make an Offer:

Good real estate agents are experienced

negotiators and have a mastery of details:

helping you complete a real estate trans-

action that encompasses a win-win price,

transaction details like preferred time

lines, financing details and other impor-

tant info.

Due Diligence & Inspections:

The initial agreement is only the begin-

ning of the process. Appraisal, inspection

and financing all pose as possible pitfalls

in a real estate transaction. A real estate

agent gives objective professional advice

to resolve issues and move a transaction

to closing.

Closing:

An agent understands the closing paper-

work and knows what to look for regard-

ing closing costs, tittle insurance, pro-

rations and other fees that come up at

closing.
