The Leasing & Property Management Committee of the MetroTex Association of REALTORS®, Inc., met at the Association offices on November 21, 2019. Chairperson, Danny Hardeman, called the meeting to order at 10:00 a.m.
Members present: Caren Clemmer, Roxy Dyer, Melinda Epps, DeDe Galindo, Judy Jones, Amy Karns, John Lee, Bill Sabino, Adrian Saenez, Claire Shahzad, Leah Slaughter and Angela Squitieri
Staff: Cathy Faulkner (MLS Director), Matthew Church, and Lisa Davis (Recording Clerk)
Absences: Todd Berther, Alisha Billingsley, Eddie Davis, Joe DeBlasio, Cassandra Elder, George Elwell, William Ferguson, Brenda Franks, Sammy Kabir, Romae Mims, Cathy Mitchell, Peter Romanyak, and James Schuster.

Summary of Committee Business
Chairperson, Danny Hardeman, welcomed the Committee Members.
The July minutes were reviewed.
The Committee reviewed the 2019 Business Plan.
The Committee heard a Rental Registration Update. Matthew Church presented a contact/information list regarding the local cities that now have Rental Registration. This will be developed into a comprehensive map. This map will be available to our members and to the public to bring attention to this issue. He asked that if anyone on the Committee had additional information to email that to him and he would include that information in his list. Matthew also informed the Committee that Residential Leases and short term rentals will be seen as businesses by City Governments in the future. He also reported that he has had encouraging talks with the City of Dallas in hopes that we can have some influence on the current regulations.
The Committee discussed the rental market and reviewed statistical report included in Exhibit #3. The Committee asks to have the previous months and last year’s numbers for the same month included in the report.

Chairperson, Danny Hardeman discussed TREPAC Contributions for 2019.
The Committee discussed the issue of rental repairs. The consensus of the Committee was that it is best to take each repair on a case by case basis and decide what is fair to expect the tenant to pay.
The Committee also discussed Pet Issues. It was announced that HUD is looking into the online comfort animal websites.
Items of Information
The Committee was reminded that the deadline to sign up for next year’s Committee is November 30th.
Cathy Faulkner informed the Committee that the NTREIS User Group has voted to remove AO/AC/AK as statuses from the Leasing Category.
The Committee will not meet on December 19th.
Having completed the business of the Leasing & Property Management Committee, the meeting was adjourned at 11:12 p.m.

Committee Purpose:
The Leasing & Property Management Committee meets to discuss topics that are pertinent to members involved in residential leasing & property management. The committee ensures that forms and contracts that reflect the leasing market are available to real estate professionals. The committee also works to provide education workshops, and support for leasing & property management professionals.
Objective(s) Performance Measure
1. Collaborate with NARPM (National Association of Residential PropertyManagement) to provide a mutually beneficial forum or event.

2. Support and promote the forum “Property Management for Dummies(AKA So, You want to do Property Management….Are you Sure?”)

3. Create promotional and marketing videos to promote the Leasing &Property Management forums.(5A1, 5A3)
-The forum or event will give each organization the ability to show the resources available to property managers. Additionally this event or forum will show the importance of the Leasing & Property Management Committee and NARPM as important influencers in the property management space.
-Complete by end of 2nd quarter.
-This forum is an important tool which brings awareness to resources available through MetroTex to those in the Leasing & Property Management field.
-(Forums should be expanded to 3 hours instead of 2 hours).
-Complete by end of 1st quarter.
-These videos will bring visibility to the Leasing & Property Management Committee and enhance Committee recruitment efforts.
-Record each video at least 3 months prior to the scheduled forum.
Fiscal Note: The committee would like to hold a vendor fair in conjunction with NARPM which means the use of an outside venue and possibly food costs. $3,000 Possible speaker fee for one of the 2020 Forum Speakers: $1,500
