David Jewkes the Executive Director of Asset Recovery Services (ARS) for CCRG / Cushman & Wakefield in Las Vegas announces an increase of assets in the ARS portfolio and markets served. The past month seven (7) more commercial real estate assets (242,000 square feet) have been added to the Asset Recovery Services portfolio handled by the CCRG team; these properties are mostly retail centers that have CMBS funded loans that are now under default and require court appointed receivership supervision through the foreclosure process or sale. These assignments require the expertise of the entire CCRG team, from preliminary market value surveys, court receiver appointment, rapid property management takeover, strategic leasing including tenant lease modifications, and the development of an overall asset strategy reflecting the current market conditions and positioning the assets for maximum recovery in the sale disposition process. The Asset Recovery Services group is now handling key assets in Salt Lake and Southern California.

The client profile of these assignments remains primarily the national lenders who were active in the CMBS financing arena during the last 6 years. It is anticipated that the non-performance of these type of loans will continue to compress the values of most commercial investment property types, but the most affected to date has been in the retail sector, lead by the unanchored strip centers that were either developed or refinanced during the last 3.5 years. There will be an overall “resetting of retail” to rent levels and investment returns to 2003 or earlier levels during the next few months.
