Lake Minnetonka is one of the most popular recreational lakes in Minnesota and for the last couple years this area has had growing demand for new housing. The city of Minnetonka’s goal is “to add 800 housing units to the redeveloping Ridgedale area.” 1 Situation Part of the City of Minnetonka’s new and urgent development goals include the redevelopment of an existing vacant restaurant building and parking lot along Ridgedale Drive. The “Luxe Apartments at Ridgedale” are nearly completed and have been transformed into a luxury apartment property with 77 units with over 16,000 square feet of interior and exterior amenities. Grand opening is set for May 2020, and includes impressive design and construction for residents and conservation and protection of the environment as well. Challenge As part of the new design and development, the site was required to address certain levels of stormwater compliance, as much of the site runoff would flow into an adjacent pond near the apartment site. SolutionBio Clean worked with Civil Site Group (Engineer of Record) to value engineer the site and replace prior specifications that were less efficient, with Bio Clean products. Replacing the prior systems saved the developer money in the short term and over the long-term these units will be easier and more cost-effective to maintain.
The new Bio Clean systems include two Kraken Membrane Filters, two SciClone Separators and two of Minnesota’s first Kraken Catch Basin Inlet Filters. All of the systems were delivered with internals installed and were deployed to efficiently meet the desired site requirements (See Install Photos). Ultimately addressing target pollutants of concern (POCs), high amounts of Phosphorus (both Total Phosphorus and Dissolved Phosphorus), Total Suspended Solids (TSS), and floatables like hydrocarbons and trash from future stormwater runoff generated from the new property.
