LOCATIONHigh Cairn Forest is located in the north of Dumfries and Galloway between Kirkconnel and New Cumnock (approximately 3 miles). The area benefits from exceptional growing conditions and is extremely well located for timber processors in South Scotland.
The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 71. The entrance to the forest is located at Grid Reference NS 658 129.
ACCESSFrom the A76 Trunk Road, Lot 1, High Cairn, benefits from a servitude right of access over adjoining farmland, shown A1-A2 on the sale plan. The right of access is for pedestrian and vehicular traffic for all purposes, including silvicultural and the extraction of timber. The access road has been upgraded to full forest standard and is shared with Hare Hill Wind farm, located to the south-west of the property.
Lot 2, High Cairn South, is accessed via the ‘Heads of the Valley’ road agreement and joins the property at A4. A copy of the agreement is available from John Clegg & Co.

TIMBER MARKETSThe close proximity of the property to the A76 and M74, provides fast and easy access to a wide selection of competitive timber buyers. James Jones, BSW, Taylormade Timber Products, Kerr Timber Products, Egger, Adam Wilson and UPM are all located within manageable/short distances.
SPORTING RIGHTSThe sporting rights are unlet and included with the sale. In recent years a professional stalker has been used to minimise browsing. The annual cull return to April 2019 was 8 bucks, 6 does and 8 calves.

BOUNDARIES The property is mostly bounded by farmland and some commercial forestry. To the west, the boundary is shared with Dalhana Farm; to the east, High Cairn Farm. The southern section bounds land owned by Forestry & Land Scotland, whilst the northern boundary is shared with a private forest owner. The stock fences are maintained on a 50:50 basis with neighbours, either party may upgrade to deer fencing at their own expense.
