If you have a furnace in your home, clean your furnace filters on a monthly basis and replace them when needed. Be proactive with this; as clean furnaces operate much more efficiently. You may want to consider replacing your original furnace or a furnace that is over ten years old, and replace with an energy-efficient furnace. Spend some time analyzing the cost of a new furnace versus maintaining your old one with higher operating costs, and remember to think long-term. Have a professional come and inspect your furnace, or take advantage of the expertise that a maintenance worker can offer as he’s changing your filters out and/or cleaning the pipes.

The decision of replacing an older furnace is one that you almost couldn’t regret, but do make sure your new equipment is correctly sized for your home. A bigger unit isn’t always better, as an oversized one will cost more to buy and operate, and can cycle on and off too often. By getting the proper air flow out of it, you will ensure an efficient, properly working heating system.

When shopping around for a new heating system consider spending some time looking for deals on high efficiency heating equipment. Rebates through the manufacturer are not uncommon and remember to ask for Energy Star qualified equipment. In many cases, Energy Star units cost more up front, however the savings in the long-term are of greater value to a home owner.

For a homeowner in New England, wintertime can not only be the most challenging season of the year, but it may also be the most expensive too. With a look at some tips of how to become a more efficient homeowner in the winter months coupled with simple low-cost steps and easy to do projects, one can potentially save anywhere from 10-30% on their winter expenses and keep money in the bank. Whether you’re shopping for furnaces, heat pumps, boilers, or programmable thermostats, each type of equipment has Energy Star options. To give you an idea on how an Energy Star furnace can save you money versus a standard unit, ponder over how a 15% more efficient unit can save you money monthly, yearly and then over a ten to twenty year period; it adds up!

Many homeowners overlook the value that one can gain by utilizing their homes thermostat unit. Firstly, if you do not have a digital thermostat with programmable settings, get one! Make sure to change your thermostat settings with seasons; control your heat to go down at night when you are sleeping and away at work. Set the settings to turn on an hour before you awake and the same for when you get home from work. If you are going to be away for an extended period of time, turn your thermostat down to save energy but never lower than 40 degrees, and no lower than fifty degrees if you have delicate house plants.

Another tip on how homeowners can save money in winter months is to use insulation. Make sure your attic is insulated to the proper R-value depending on your heating system, your walls, your sill box, and so on, as using the proper insulation allows you to use less energy to warm your home and keep it warm.

Make sure you insulate around windows and doors too! You should

caulk all areas of noticeable leaks around your windows and doors and consider removable caulking for windows that you open during other seasons but not in the winter. I might also suggest taking the same precautions for vents, pipes, and anything else that protrudes out of your walls with small openings around it. A precaution I also take on two seldom used doors in my home is to lay down towels in front of them lining the entire bottom of the door, as this will assist in keeping the warm air inside your home where it belongs.

If the windows in your home are old or you’re considering a remodel, or maybe you’re building a new home, then you should consider purchasing Energy Star windows. Select at minimum, double-paned thermal windows, or with existing single-paned windows, make sure to use storm windows during the cold months. By installing energy efficient windows and doors too, one will make an investment that yields big dividends over the years and lowers heating costs and adds resale value to your home. 18

While on the topic of windows, it is also important to mention the value of using the sun to one’s advantage in winter months. Let the sun shine in on those sunny winter days by keeping the shades open and drapes pulled to the side, as the sun’s radiant heat will contribute towards warming your home. Also, pay attention to the windows location, as those facing south and west will have a more noticeable effect with letting heat in. Additionally, make sure your shades and drapes are not all open every day and all day, especially at night or during your work hours when you know it’s going to be cloudy all day. Doing so will eliminate the added effectiveness of your shades or drapes keeping heat in and cold air out.

Have an unused fireplace or one you use occasionally? If you answered yes to this, than I would highly recommend using your fireplace sparingly. Much of the older natural fireplaces are less efficient and draw more heat out of the house than they produce. Make sure the flue is closed to eliminate drafts when not in use, and consider fireplace inserts, doors or covers.

Sometimes with large houses it is just not practical to heat the whole house and many homeowners feel they have to crank up the heating system to stay warm in their living room or bedroom, for example. If you are living with just one or two of you in the house and for the majority of the evening/night you spend relaxing in the living room, consider purchasing an electric space heater to occasionally warm the room you’re in, as this process may be more economical. Remember to always follow the manufacturer’s directions and precautions when using space heaters. By turning down the furnace and adding an electric space heater, you can also contribute towards saving on the use of fossil fuels, a rather big concern worldwide.

Think creatively and ponder over how you may be able to arrange furniture, your television, etc, so that the location of where you and your family congregates at home is not right next to windows and doors where the air temperature might be a little cooler. The main idea here is to use good judgment and common sense.

Talking about being creative, why not use your ceiling fans to your advantage! Ceiling fans can actually help in warming up your rooms, simply by switching the blades to go in the clockwise direction, as the heat that rises up, will be pushed down into the room. You can do this by flipping the switch on a ceiling fan’s cylinder, and don’t hesitate to contact the company who makes the fans for help on how to change the direction of the blades.

There are many other tips homeowners can follow to reduce costs during the winter months, like using compact fluorescent bulbs instead of incandescent ones, keep lights and lighting fixtures clean, replace Christmas lights with LED lights, and the list goes on! But, the most important thing is to take initiative on at least a few of these ideas and take action, now, not tomorrow! Consider making a list of home efficiency improvements and list from most important to least, using pros and cons to determine the order. Many of these ideas only take a little time to do, and cost no money at all. If spending money this winter on improvements or new equipment is not an option, that’s alright, because you still have a list of stuff to do, and you’ll guarantee your bills to go down compared to last year. What better time than now to start using energy wisely and follow some of the above simple tips to help you reduce your energy consumption and again, keep your money in the bank!

There were 10 Winnipesaukee waterfront homes that changed hands in October at an average sales price of $1.444 million with a median price point of $872,500. That brings our total for the year to 103 transac-tions at an average sales price of $1.056 mil-lion compared to 87 transactions at $1.057 million or the first ten months of 2011. That’s a 19% increase in the number of sales which I would say is pretty good consider-ing the state of the economy.

The least expensive property sold on the lake was at 1795 Mount Major Highway in Alton. This property consists of a 1935 vintage, 1,848 sqft. 4-BR classic lake cot-tage along with 2 additional camps, all of which are seasonal. The structures sit on a 1.25 acre lot of land with 34’ of frontage and a dock that is actually across Route 11 which made the sale of this property a long process. It was first listed back in April of 2006 at $799,000 which was perhaps a bit aggressive even in the good old days. It was re-listed again in 2007 at $588,000, in 2011 at $399,000, and again in 2012 for $330,000. A subsequent price reduction down to $295,000 finally attracted a buyer

at $285,000—a far cry from $799,000. The current tax assessment is $213,400. This just goes to show that all waterfront is not created equal.

The home at 7 Hallin Court in Alton represents the median price home of the month with a sales price of $800,000. This is a 3,172 sqft. contemporary colonial built in 2000. It has 4-BRs, 3 baths, a spacious open floor plan, hardwood floors, formal dining room, 4-season tiled sun-porch, and a detached 3-car garage. The home has ex-tensive mahogany decking and 3 balconies to enjoy the views from. It sits on a pro-fessional landscaped 1/3 acre lot with 110’ of frontage and a 50’ dock. This home was listed at $910,000 and took 564 days to find a new owner. It is currently assessed for $757,200. I think what sold this house was that you could walk to the Sandy Point restaurant from there.

The largest sale of the month was Mitt Romney’s house in Wolfeboro which he sold to pay off campaign bills. No, I’m kid-ding. Mitt’s still with us (I think) and his house is not for sale. But the largest sale

was in Wolfeboro at 308 and 309 Sewall Rd. Anyway, this property consist of a 3-BR home built in 2006 on a .26 acre lot with 57’ of frontage plus a 4-BR guest home built in 2000 on a .51 acre lot across the street. The lakeside home is bright and open and was built using the finest quality materials. At-tention was paid to every detail. The home has 3 fireplaces, hardwood flooring, beauti-ful trim work, coffered ceilings, extensive built-ins, electronic shades, sound system throughout, and even an elevator. Outside the home has extensive stonework, a level lot with a great sandy beach, and beautiful westerly views of the Belknap Mountains. This home was initially offered at $4.75 mil-lion, reduced to $4.3 million, and sold for $3.6 million after 750 days on the market. It is currently assessed at $3.3 million.

Over on Winnisquam there were 3 sales bringing the total number of transactions so far this year to 15 compared to 19 for the same period last year. At 106 Lower Bay Road in Sanbornton a 70’s vintage, 4-BR, 2,720 sqft. ranch located across the street from the water but with 260’ of frontage on the lake finally sold for $395,000. It was originally offered at $695,000 back in April of 2010 and this year at $449,000. After a price reduction to $395,000 it finally found a buyer at full price after 896 days on the market.

Just down the street at 29 Lower Bay Rd. a 3-BR, 2.5 bath, 1,556 sqft. cottage and

garage on a .42 acre lot with 100’ of front-age had a similar journey in time. This home was originally listed in August 2008 at $589,000, in 2009 at $520,000, and in 2010 at $499,000. It was listed this year at $465,000 and quickly found a buyer at $429,000. It is currently assessed at $545,500 so I think the buyer got a good deal.

Lastly over at 19 Lakeside Dr., also in Sanbornton, a 3,278 sqft., 4-BR, 3.5 bath contemporary built in 1999 also found a new owner. This high quality home has an open concept main level with a great room with hardwood floors, a gas fireplace, built-ins, and a wall of windows through which to view fantastic lake views. Other features in-clude a gourmet kitchen with center island and granite counters, a 4-season porch, and a second floor dedicated to a sumptuous master suite that includes a wonderful deck overlooking the water. The home sits on a .16 acre lot with 60’ of frontage, a shorefront deck, and dock. This property was listed last year at $799,000 and this year at $789,000 with an offer consummated at $740,000. The current tax assessed value of this prop-erty is $645,100.

Right now there are over 200 waterfront listings on Winnipesaukee and Winnisquam with some great deals in every price range. So check them out! It’s a great time to start thinking about spending next summer on the lake!
