CONSTRUCTION STATISTICAL SUMMARY 1Q10
Construction activity in seniors housing has declined 56.8% since peaking in 1Q08. In 1Q10, there were 8,897 units under construction in seniors housing, representing 1.8% of existing inventory. The construction pipeline will continue to decline throughout this year, with 6,095 units, or 68.5%, of the units currently under construction scheduled to open by the end of this year.
Construction starts continue to remain at low levels in seniors housing. During 1Q10, construction began on 870 units in seniors housing properties, which is down slightly from the starts during the previous two quarters. In the past year, construction began on 3,886 units within seniors housing properties, down 73.6% from 1Q08 when construction starts totaled 14,700 units during the previous twelve months. The current trailing twelve month construction starts total is on par with that of last quarter, possibly indicating a bottoming in construction starts.
