In our special end of year North Fork MarketWatch report, Ruth Thomas takes a closer look at how the local real estate market fared in 2014 (page 24). By all accounts, quite well! For most brokers, the year was one of their best ever. Waterfront and village locations were in high demand, with inventory tightening considerably in both of those areas. Prices continued to rise along with the decreasing supply. If you’re interested to see a sample of some recently sold properties, be sure to check out our Showcase Sales feature (page 28). Most brokers we spoke with anticipate 2015 will remain strong, as the North Fork continues to be a premier destination for second homebuyers here on the East End.
If you’re thinking about going prefab, be sure to check out Laurel Berger’s feature on a very different modernist design by architect Rocio Romero (page 26). These high-end kit houses might be an idea whose time has come here on the East End. We think it’s definitely something to consider.

NFRES: As one of the more seasoned real estate agents on the North Fork, what sets you apart from others?LF: I have a real passion for architecture, garden design, décor and art, and an appreciation for what each unique community offers here on the North Fork. So I really appreciate my work on a deep level which contributes to my success. Equally important for my buyers and sellers is the tremendous focus, quantitative and qualitative assessment skills that I apply to each and every transaction as well as a natural encyclopedic knowledge of every neighborhood and their real estate transaction histories. I also have over 30 years in sales and marketing.
NFRES: What do you like to do on the North Fork...after selling real estate of course? LF: My favorite activities are spending time outdoors on the incredibly dramatic Bay and Soundfront beaches with my dogs, strolling with friends in one of the nature preserves, the greatest coffee and snacks everyday at the historic Orient Country Store, dining at the excellent restaurants and relaxing at Croxteaux and Mattebella Vineyards in Southold, going to my favorite yoga and organic juice bar in Southold,The Giving Room, wrapping up the day with a stunning sunset beach pot luck picnic with friends and family, clamming, boating, and antiquing around Greenport at Bell and Beal. Too much to list!
NFRES: Can you tell us about some of your more notable sales? LF: It was a sale of 12 acres of gorgeous rolling meadows tucked away down a long winding private estate driveway with 450 feet of private
wide open soundfront beach in Orient with the most stunning views. The seller was in Asia, then they were in the Maldives...it was hard to find them! One of the buyers was in Italy, my buyer was here in New York. I was negotiating through 3 time zones for over a week in a bidding war and I was up at all hours of the day and night and available on the phone whenever I needed to be, most of the time between 1 am and 3 in the morning.... That was rough! My buyer won the bid, and was thrilled to have the property for 3.6 million.
NFRES: What is the hot neighborhood right now to buy in?LF: The entire North Fork has been a consistent and excellent investment over the last 20 years. My clients who buy property in the North Fork in any of the communities just love the rural untouched nature, the peaceful communities with working farms, a growing artisan food culture and world class restaurants, art and vineyards, all in the backdrop are numerous gorgeous beaches and boating. The North Fork is a way of life-- it’s not just a great monetary investment, but a chance to step off the fast lane and appreciate everything the country life has to offer.

By all accounts, 2014 was a great year for North Fork real estate. With activity in all price ranges, inventory low, prices starting to rise, interest rates still very attractive, and a second-home market stronger than ever, it has been a terrific year for real estate on the North Fork. Predictions are that the market will remain steady and solid for 2015.
Judi Desiderio of Town & Country Real Estate exclaims, “2014 was the breakout year for North Fork real estate. It was our best year ever by far! All price ranges and every market enjoyed an upward trajectory.” She states, “Prices are beginning to rise at sensible levels and we are always in need of well-priced, clean homes.” She reflects, “The most active segments of the market are waterfront and near farms.” Judi predicts, “The North Fork may outpace the South Fork on increase percentages in 2015. It has further to go!”
Marianne Collins of Brown Harris Stevens remarks, “2014 has been a good year. The North Fork is hot!” She observes, “There has been a steady increase in sales volume. Prices have generally been stable but are beginning to edge up. Inventory is tightening in select areas, such as village centers and proximity to waterfront. On the lower end homes close to water are selling well, as are high-end waterfront properties. There’s a new type of buyer interested
in investment opportunities in an expanding market.” Marianne reflects, “The market did well consistently across all segments in 2014 and we are poised to continue in 2015.”
Janet Markarian of Daniel Gale Sotheby’s International Realty says, “2014 has been a fantastic year. Interest rates are still very attractive and the North Fork is increasingly sought after. Prices have not changed significantly but realistically priced properties are moving quickly with offers close or sometimes above asking. Inventory is definitely moving, but this current uptick has inspired some owners to list sooner than later. Quality waterfront is popular and Greenport Village has turned a real corner. Also investors are picking up nice fixer-uppers.” Janet sees, “The North Fork as a fantastic value, a wonderful investment and people will continue to recognize this.”
Valerie Goode of Colony Realty reflects, “We had and are still having a great year! I am expecting a flourishing finish!” She observes, “Prices are all over the place and buyers are still looking for value. The most active segments of the market are entry-level homebuyers and waterfront that is $1.5 million or a little less.” She exclaims, “The second-home market is stronger than ever!” Valerie thinks, “The market will remain steady and solid for 2015.”

Karla Dennehy of Douglas Elliman Real Estate observes, “2014 was a very good year. Sales were 13.2% above the same period last year, while listing inventory increased by 12.3% and median sales prices increased by 8.4%. Prices continued to increase as rising sales outpaced the expansion of inventory. Homes priced around $500,000 with beach rights or near the water are desired. Greenport Village is in high demand.” Karla believes, “If the economy continues to improve, the market will steadily grow in 2015. The North Fork will continue to attract Manhattan and Brooklyn buyers due to its proximity, access to water, and room for improved real estate values.”
Sheri Winter Clarry of Corcoran remarks, “2014 proved to be an incredible year. It was hot, hot, hot! High-end and unique properties as well as the entry-level fared well. It was a very busy, very high sales volume year. Prices remained steady with price reductions helping to close deals.” She observes, “There was a general lack of unique properties and those are the ones that sold most swiftly in 2014.” Sheri exclaims, “2015 on the North Fork is already hot, hot, hot!”
Suzanne Hahn of Daniel Gale Sotheby’s International Realty says, “The market has been very active in 2014. Inventory is going very quickly. The demand has increased.” She adds, “We are encouraging sellers to put their homes on the market before the spring as we anticipate the market is going to be strong even
through the winter.” She observes, “The whole spectrum of price ranges from the low-end to the high-end are in demand now.” Suzanne believes, “2015 is going to remain strong as the North Fork continues to be a premier destination of its own.”
Marie Beninati of Beninati Associates remarks, “2014 was a very good year. It continued the really good turnaround that started in 2013. Prices have gone up, especially in Southold, but not exorbitantly. But inventory is still low. As a result, more land is being sold.” She observes, “Waterfront is always hot, but there is activity across the board and the middle range of $600,000-$800,000 has caught up. Commercial property is also starting to come back.” Marie predicts, “2015 is going to be even better than 2014. The North Fork is poised to explode, as more people want a second home here for the tranquil quality of life.”
2014 was a fantastic year for real estate on the North Fork. Sales volume increased, prices edged up, and demand has increased. People are recognizing the value, quality of life, and investment opportunities on the North Fork. 2015 promises to continue this positive trend.

Is This House the Answer to the Affordable Modernist Housing Crisis in the Hamptons?
An East End home seeker of avant-garde sensibility and slender means might dream of erecting an ultra-modern prefab house on a sliver of land. A compact structure of galvanized steel and glass by the Chilean-born architect Rocio Romero, say. At 1,169 square feet, the house she calls the LVL is a light-drenched thing of beauty. One would never guess it had been assembled from a kit. When Romero launched her flat-pack line fifteen years ago, she impressed critics with the relative affordability of her designs. There are no Rocio Romero houses on Long Island. Could it be time?
“The prevailing view is that if you want to build a house in the Hamptons, stick-built is the way to go,” says Bryan Midlam, an associate broker at The Corcoran Group who specializes in modern architecture. “Even though custom-designed is more expensive, you know from the outset how much it will cost. With kit houses there seem to be a lot of financial unknowns.” Indeed. In 2012, the New York Times ran an article about a couple who spent $260,000 to build and finish an LVL in the Catskills--$100,000 more than they anticipated.
Nevertheless, Midlam thinks high-end, high-concept kit houses will catch on as an increasing number of second-home seekers find themselves priced out of the East End market. “A lot of city people don’t want a Shingle-style house and yet they can’t afford
something modern,” Midlam notes. “For those clients, the idea of buying a lot in East Hampton and putting up a really gorgeous ultra-modern kit house for under a million dollars is an attractive one. Also, you can rent the property out in the summer, because modern architecture is always in demand.”
Alex Khludov, a principal at Gemini Craft, a design/build firm in Sag Harbor, isn’t convinced. “It’s a nicely done house but I don’t think it would work in the Hamptons,” he says of the LVL. “Given the price and scarcity of land out here, it would be hard to get a good return on your investment. Basically, you’re paying for high design.”
To be sure, the LVL kit, which starts at $43,000, doesn’t include windows, doors, interior walls, roofing materials, cabinetry, or finishes of any kind. As Khludov observes, “A true pre-fab house is delivered in a finished or near-finished state. But a kit house like Romero’s is assembled at the construction site. And that means you’ll have to deal with building department officials and red tape and contractors with extremely high rates compared to those in other parts of the country--all things to be factored in.”
Midlam has a different take on the matter. He says, “Truly modern houses in which the architect put at least half a second’s thought into the design are rarely found in the Hamptons for under $2 million. From that perspective, the LVL house could be a bargain.”
