Q. We are planning on building a deck on our home next spring and are trying to work out the design. I had a friend who is a landscape architect help

with the plans and he suggested using hollow posts filled with concrete. Have you ever heard of this before? Alan of DeKalb County

A. The design of any addition to your home — whether it is a living space addition or a deck addition — wants to represent the style of your home.

When planning a deck that has got some character and will accent your

home and living style unique designs will emerge.

Having someone with design expertise work on the plans always shows in the end result.

You saying they are planning concrete posts tells me a little about your home and I will assume that it is a very nice one at that.

Yes, I have been around and constructed decks with concrete posts. Many years ago we were on a project that had some unusually heavy use and abuse of the lower steps posts. They were exposed to weather and had a problem of rot around the original posts.

We eventually built square treated wood post boxes that had trim around the top and bottom for detail. The footings were poured 36 inches deep up to grade level and re-rod was inserted sticking out of the footing.

Once we built the wood posts and set them in place the railing was attached. The hollow posts were then filled with concrete. After all was completed the posts were rock solid and had the look of detail that we wanted.

I went past that project a few years ago and those posts are still there and look great after almost 30 years.

More recently we have used hollow PVC posts and filled with concrete for strength and durability.

Q. My husband and I are planning a fairly extensive remodeling project in the spring. We are going to re-work the living area of our home. Some walls will be changing to open up the space, taking out the dividing walls between the formal dining room and living room. There is a half bath in the same area and I am considering a hanging barn door for the bath. I have seen several in magazines but is it practical in a traditional home? Charles of Fort Wayne

A. Over the last several years sliding hanging doors have become popular. The very first time we installed this type of door was several years ago and it separated a recreation room from a billiard room. This was a large door opening and it had a set of double sliding doors. The style was old weathered wood and it turned out

great.Over the years we have installed

several and even with a sleek and modern look not an older, worn look, and the results have been great.

A couple of years ago we installed a sliding, surface mounted door on a main level bathroom door opening. A couple of things I did not like about that door was that it was kind of hard to open and close and everybody new to the house had to get instructions as to how to operate it. There was not a good seal along the edges. The door rides in a track mounted to the wall surface and slides back and forth and as a result the door didn’t seal very well.

Always keep in mind that, yes, they can be unique and a good conversa-tion piece but it also has to function adequately. A bathroom door that doesn’t seal well is not very private and can be uncomfortable for guests.

Generally surface mount doors like that are better used separating larger living areas or separating an office space that is typically left open to the

rest of the room.Q. We have a lot on the outskirts of

Auburn and are planning on building in the future. As we have looked around at different model homes we have found a couple that we like very much. On one of those visits to a model we were told it was a modular home. When I later referred to it as a manufactured home I was told by the sales person that, no, it was not a manufactured home and that they were completely different. I’m a little confused. What is the difference? —Ron of Auburn

A. That is a good question and it is often asked. A modular home is built indoors in a factory-like setting. The finished home parts are shipped to the job site and assembled by a builder.

Manufactured homes or mobile homes, as they are often referred to, are not typically installed on a permanent foundation and can be moved to another location.

Both types of construction are built to a different set of codes and building requirements from even a stick or site built home.

Another type of construction that is similar is panelized homes. This is when the home is built in the factory

and the pre-engineered wall panels are delivered to the job site on a truck and assembled by the builder.

All of these construction techniques tout specific pros and cons. They generally will emphasize the cost savings to a quick construction project with reduced labor costs and so forth. Most will claim that there is less waste and a more efficient construction process and schedule.

Years ago there was the day that everything was site built with studs and wood components and problems and decisions were made during the construction. There were also mobile homes that were finished and brought out and mounted on a foundation.

Over time even some of the most custom builders will employ some form of pre-engineered or manufac-tured components. More often tract builders will use some methods to increase efficiency and reduce produc-tion time.
