Phil Kelleher Homes has an extensive and impressive history in the building industry. This stems from being part of a family of builders; two of Phil’s brothers are registered builders in Perth, as was his father, and before that his grandfather. Prior to starting his own building company, Phil worked with the family building business for many years. Firstly as an apprentice in carpentry progressing to estimating and scheduling, then in 1996 relocating to the South West to commence his own business working as a hands-on carpenter/builder. Phil achieved his Builders Registration License in 1995 at the age of 24, and at that time was the youngest registered builder in the state.

With Phil’s knowledge of carpentry and appreciation of fine detail, he has access to and experience working with a wide range of unusual, luxury and exclusive timbers and materials to suit that special requirement. We have extensive experience in steel sub-floor and timber frame construction on sloping rural blocks or on difficult sites. Our specialist knowledge of the region and ability to source high quality and specific materials from local suppliers is of great benefit during the design and building process.

Phil Kelleher Homes has been building in the South West for over 20 years. We aim to maintain a close working relationship with owners, offering advice and being involved from the initial stages of the design process, ensuring total client satisfaction.

Over the years, Phil Kelleher Homes has become intensely passionate about minimising the effect our buildings have on the surrounding enironment. Phil Kelleher holds an HIA GreenSmart Professional accreditation and has the experience and expertise to advise clients who are interested in minimising their impact on the environment. We encourage environmentally responsible design and construction, and the use of environmentally sensitive building techniques. We have practical knowledge of the design principles and materials that allow for solar passivity and energy efficiency, and we source local materials and skills wherever possible. Phil commenced trading as Phil Kelleher Homes in 1996, as a sole trader. In 2001 the business changed to a company structure and is now P.K. & M.A. Homes Pty Ltd trading as Phil Kelleher Homes.

Phil, and his partner Maree Baldock, solely run the business together. Maree primarily handles the financial side of the business including contract administration, whilst Phil manages all aspects of building including supervision. Phil is the person you will be dealing with directly throughout the whole process and is readily contactable.

We operate on an excellent business cost efficiency, which has helped us achieve consistency and a foundation for sound financial performance in the future.

Phil Kelleher Homes prides itself on quality workmanship. Phil personally oversees every aspect of the building process and therefore has only 4 projects running at the one time. This enables him to supervise and manage every site efficiently.

Our trades people are employed as subcontractors, therefore enabling us to run the business with minimal overheads and allowing Phil’s energy to be focused primarily on each job. We employ a very reliable team of trades people who have been working with us on a regular basis now for many years.

Phil’s regular team of carpenters, who have worked with the company for over 15 years, appreciate the finer details of working with timbers, and have contributed to winning many of our awards.

Phil Kelleher Homes is dedicated to its commitment to safety. With many years of experience in this industry, we are keenly aware of the importance of safety procedures. We are also dedicated to including our contractors in our commitment to safety. All of our contractors are nationally accredited Blue Card Safety Awareness compliant. In the 18 years that we have been operating we have not had a single Workers Compensation claim made against us. Hazardous materials are identified prior to construction and if possible replaced with non-hazardous alternatives.

Greenpark Road The home is cleverly positioned to minimise the impact on the contours of the site yet take full advantage of the northerly sun, and shelter from the southerly winds. The clever use of local and recycled materials feature throughout the home. Local stone artisans were used on this project for extensive internal and external granite feature walls. This home won the 2010 HIA Western Australian Housing Awards Framed Home of the Year and was a Finalist for the Western Australian Home of the Year.

Burwood Lane Our personal commitment and interest in energy efficient design principles were the driving force behind this home which has been designed and oriented to suit the surrounding area. Careful placement of living areas maximise solar gain yet limit exposure to wild weather, enhancing its solar passive design. Also, the use of sub floor construction minimises the home’s ‘footprint’ on the surrounding vegetation. Clever use of exterior colours and materials helps to blend the home unobtrusively with the landscape. This home won the 2007 HIA Greensmart Western Australian Building of the Year Award and the Resource Efficiency Award.

Meelup Ridge

This home combines commercial and residential architecture. Random limestone features combine with rendered geometric shapes and a full-height green-tinted glass entry to produce an imaginative façade. A feature is a sleek curved steel bridge above gleaming polished concrete flooring. This house won the HIA South West Framed House of the Year Award in 2003.

He is without doubt a relationship builder with a unique ability to manage outcomes that serve the interests of the client, designer, suppliers and the trades people he engages to get the job done. Phil is very professional in his approach and I found him to be extremely fair in dealing on matters of commercial sensitivity in the finessing of the project. At all times he demonstrated a willingness to service my interests as his client. No gift could adequately express our thanks for the processes that you have so superbly directed to build our fabulous new house in Yallingup. From the initial meeting with Phil, through to the planning and building phases, we have had total confidence in your abilities to deliver what we wanted and what you said you would. It's not everyone that can look back on a building experience and say that it was basically stress-free and that the outcome has been as they'd hoped, especially when they're not in close proximity to the build. But we can, and we're very grateful to you for that. We are thrilled with the way the house has turned out and happy that the time and effort spent investigating ways to minimise impact on the surrounding bush and the use of environmentally friendly materials, where possible, has paid off. We particularly appreciate the time and effort you invested in guiding us through decisions on materials and overcoming potential issues which we had not foreseen. Brenda and I wish to set on record our appreciation of your efforts in building our new home in Marybrook. It was built in 10 months in a period of frenetic activity in the building industry in Western Australia. It was built to the highest construction standards in the most amicable way possible. We are extremely pleased with the result. One of the very pleasant aspects of the job was the ability of us, as owners, to carry out works such as reticulation within the area of the building contract. This gave us a feeling of involvement during the construction phase. This could easily been denied under the contract. Another aspect that I would like to congratulate you on is the very pleasant team of people you gathered around you onsite. They were invariably happy and constructive. They feel like old friends. We feel the ideas that you gave us relating to the cedar ceiling and the front and rear porches has improved the final outcome greatly. Renovations and Additions

My wife and I recently contracted Phil Kelleher Homes to undertake a large renovation of our Dunsborough Home. We are extremely satisfied with the result and very happy with the quality of all aspects of the renovation. At all times, Phil and his crew were happy to discuss the different potential ways to tackle each aspect of the renovation with the end result being the best possible solution. We were under a fairly tight budget and initially sceptical of the Cost Plus process. However, in retrospect, I can’t see how a large renovation, with potentially any number of little things that need to be addressed to ensure a good end result, can be done in any other way. Having trust in your builder is essential, and at no time did we feel that Phil persuaded us to do anything we weren’t happy with or that wasn’t in the best interests of the quality of the job at completion. An unexpected outcome of the Cost Plus process was that a major component of the renovation turned out to be more straightforward, and thus cheaper, than first anticipated. This allowed us to use those savings to add features that we would not otherwise have been able to include in our budget. I doubt this could have occurred under anything other than a Cost Plus arrangement. I am more than happy to recommend Phil and his team and the Cost Plus process. Dunsborough Client

This build was our third renovation and so we were well aware that the process can be unpredictable. We lived in the house while the renovations were carried out and Phil was particularly attentive to keeping us warm and dry as the autumn months approached. Phil kept us reliably informed about what would be happening next around the house and we had a good rapport with the trades who kept the site as clean and secure throughout the build. Phil was happy to accommodate many changes we made on-the-run as the building progressed and new opportunities came to light. Phil also made suggestions for a few changes to finishes and detailing which have given a better result and will save us money on maintenance in the future. We have received detailed invoices and spreadsheets tracking the building costs throughout the project. There are so many unknowns involved in the renovation process and we understood that subcontractors, understandably, build-in contingencies for these unknowns when asked for a fixed quote. As a result we preferred the conditions of a cost-plus contract so we only paid for work that was actually done, not what might have to be done. Knowing that the trades couldn’t get “pinched” with a fixed price if any problems popped up we could be sure we were getting their best quality work. Phil has been very generous in that when a few easy jobs came up he allowed us to do the work ourselves. This has saved us a lot of money while costing Phil his builder’s margin. The end result has exceeded our expectations but not our budget! Dunsborough Client As we have now enjoyed several years in our home extension, I thought it appropriate to drop you a line to confirm how pleased we are with the project. We have experienced no maintenance issues at all. Our life style has benefitted greatly from the project. Looking back at the project, I remain pleased that you suggested that we do it on a Cost Plus basis. At first I had some trepidation to do so on the basis that it seemed as though it might be an “open cheque book”. As it turned out, Cost Plus was a very cost effective mechanism. What I learnt is that a Fixed Price on a relatively small project is not ideal because understandably, the builder must incorporate a health risk contingency margin for unforeseeable matters arising. And on a small project, that contingency can represent a significant component of the quotation. On the other hand, by doing Cost Plus on an “open book” basis we had the opportunity to discuss matters on a day to day basis and make cost effective decisions as matters arose. We also had access to your sub-contractor quotes and you included copies in your monthly invoices. Needless to say, Cost Plus ONLY works with an honest, open and communicative builder. Pleasingly, in your case, we found that to be the case. The project was indeed a pleasant experience and came in exactly on our original budget.” Dunsborough Client

Having worked with Phil and the team at Phil Kelleher Homes for over five years I know they are reliable and trustworthy, I have always had complete faith in Phil’s vision, ideas and judgement for my property and I know the property wouldn’t be what it is today without that input and hard work. I am happy with the Cost Plus process that Phil uses despite being doubtful in the beginning I have found that this process did work well with my project. Initially, we were somewhat apprehensive with this approach, however, our fears were quickly allayed as Phil maintained a tight control over all the costs and kept us up to date as the work progressed. We can certainly attest to Phil’s honesty and judgement in building using this approach, and his design ideas were always appreciated.
