A good working relationship between your property lawyer and estate agent is a crucial part of a successful sale.

It may not occur to a house buyer or seller that, if their lawyer and the agent handling the sale work closely, this will assist greatly in ensuring that a property transaction runs smoothly and achieves the agreed deadline. After all, we share the same goal - to ensure a successful completion of the transaction.

The first stumbling block can be an unrealistic completion date. If the lawyer does not have enough time to complete their researches, disappointment for the transacting parties can result. Therefore it is important that the lawyer and agent liaise from the outset. Once a good working relationship has been established the agent will know the time frame a lawyer is likely to need, or will be comfortable to simply make contact and talk the transaction through. The agent is also likely to have information about the achievable time frames and specific requirements of both the seller and purchaser, for example, how far along is a buyer with their mortgage application and survey or valuation?

If a problem is identified during the course of legal researches all parties should be kept informed and the estate agent can assist with any renegotiation that may be required between the two parties. Further, if the transaction is part of a chain the agent will be key in ensuring that parties further up

or down the chain understand the reasons behind any possible delays and can assist in keeping that chain held together.

With a restricted number of residential mortgage lenders to choose from, it remains a struggle for borrowers shopping around for a mortgage, especially when they fi nd that they might have to wait six weeks for an appointment with some banks!

It’s all about choosing the space. It can be a spare room, unused bathroom the shed out back, garage or attic, anywhere that is virtually unused and has elbow room can be converted into a ‘man cave’.

First up you’ll need to insulate and sound-proof the room. Make your man cave warmer and sound-proof by installing fi berglass between the wall studs. You’ll need an expert to help you with this – caveman tactics won’t work here. 

Next, you’ll need to add a touch of colour by painting or pasting wallpaper. Bright colours will give a sense of more light coming in and more space, darker colours will create a cosier nook for a games room or secret bar.

Installing lighting with a dimmer switch is perfect if you want to watch fi lms in your man cave. If your cave has windows, put up blackout curtains so you can relax undisturbed by the outside world.  

Adding comfortable seating is a must. We’re talking about lazy boys, bean bags and reclining armchairs. Your choice really depends on the nature of your cave - rugged outdoor furniture might suit your style but a gentleman’s cave may benefi t from quality matching furniture. You may want to add in tables for drinks, a bookcase for trophies and personal e� ects.

Wire in a surround sound system with a large fl at screen TV for sports, or a fi lm projector and pull down canvas screen for a home theatre setup.  A mini-fridge is essential for cave fodder - keeping beers cold is a survival necessity.

A HUGE SUCCESS!

Last month, the Jersey Estate Agents’ Association presented their fi rst local conference in partnership with The National Association of Estate Agents, which was held at The Radisson Blu.

Invitations were sent out to all local estate agents, with many non-members attending our biggest and most important event to date...

John Quemard, President of the JEAA, commented “We wanted to make this event something special and reach out to every estate agent on the island. We were very encouraged by the number of people who attended and the quality of the talks that were presented by the various professionals.”

The conference was opened by John Quemard who welcomed the delegates and highlighted the 50th anniversary of the JEAA, outlining the history of the Association since its humble beginnings in 1965 and the progress that it has made in recent years.

He went on to stress the importance of keeping in “close contact” with The National Association of Estate Agents as well as forming better relationships locally by working more closely together in the months ahead.

After which, both the President and Managing Director of The National Association of Estate Agents, who made a special visit to Jersey for the event, delivered their presentations and announced a new Regional Executive for The Channel Islands and their plans to provide regular training sessions to be arranged later in the year.

Further informative talks were given by guest speakers, Peter Seymour of The Mortgage Shop and Julie Melia and Anna Carter from

Ogier Property before the closing comments o� ered by John Quemard.

The content of the presentations were very timely, instructive and well received by all in attendance.

With so much positive feedback received and words of appreciation, it is hoped that the JEAA can arrange a similar conference in the near future and once again invite non-members to attend.

The JEAA are so grateful to The National Association of Estate Agents, The Mortgage Shop and Ogier Property for their involvement in making the whole evening a success and o� ering their continued support.

Going forward, our aim is to represent a higher proportion of Estate Agents in Jersey and in return, o� er support, training and benefi ts to each of our members.

With the evening being such a huge success, it’s only a matter of time before we prepare for our next conference.
