    CONSTRUCTION / RENOVATION GUIDELINES

    FOR MALL SPACE TENANTS

    The following Construction / Renovation Guidelines shall form an integral part of the Contract of

    Lease. Please review the Construction Guidelines and comply strictly with the provisions requiredin the submission of plans for approval.

    I! PRE"CONSTRUCTION RE#UIREMENTS

    A. Site Vi$it The Lesseeis obliged to conduct with his consultants e.g. !esigners and

    Contractors" to verify actual space measurements and site conditions prior to thepreparation of Preliminary !esign Phase. #t is important that the Lessee and hisconsultants meet with the Tenant Relations $fficer and the %uilding &dministrator todiscuss requirements prior to Lessee'sconstruction.

    B. Tu%n"O&e% '( Lea$ed S)a*e Lessor will schedule a turnover date wherein theassigned space will be formally turned over to the Lesseeas ready for construction. TheLesseewill affirm that all provisions in the space are present and in good condition. (ponturnover of space) the Lesseeshall be responsible for its security and must abide by theguidelines set by the Lessor. #f the Lesseedoes not renovate within two *" monthsrenovation period) the security deposit shall then be forfeited in favor of the Lessor.

    1.1. Le$$ee shall submit four +" sets of ,pecifications and ,cope of -ors. This

    shall be reviewed and evaluated prior to the approval for Construction!ocuments0 by the Lessor. These will describe all architectural) structural)electrical) mechanical) fire protection and sanitary/plumbing wors wherever

    applicable.

    1.3. &ll Construction Plans are sub;ect to the approval of the Lessor. Lessee shall

    comply with all revision notes given by Lessor and may be ased to resubmitsaid construction plans on ma;or revisions" for final approval.

    7.+. #ncomplete plans will not be received for evaluation.

    1.5. The efficiency of the design for the Lessee's space and performance of the

    materials used shall be the responsibility of the Lessee's designer/contractor.,uch wors are sub;ect for Lessor's &rchitect comment and inspection tomaintain the general aesthetics of the entire mall.

    1.6. Lessee shall improve the leased premises with materials) fi1tures) furnishingsand equipment that will enhance their image and the overall image of the mall.

    1.7. The Lessor shall review plans only twice. Thereafter) a penalty of Three

    Thousand Pesos Php

    The criteria) which are applicable to all lessees) have been formulated to ensure thatthe design requirements are understood by each Lessee)his architect or designer)contractor and representatives. Bariety and creativity of designs are allowed andencouraged by Lessor. #t is the intent of these criteria that stores maintain a show

    window concept for store front design and therefore) tenants are encouraged toma1imie the use of glass as a basic storefront of material.

    The Lessorshall have absolute right of review and approval over all aspects ofLesseeimprovements within the leased premises) especially display and presentationappearance at all times. The Lessormay) at his discretion) waive of any of thedesign criteria as long as the concept) quality and character of the pro;ect are notsignificantly affected.

    Lesseemay use vitrified tiles) granite) wood parquet) marble or carpetflooring.

    #f Lessee selects to mae a storefront setbac from the lease line) Lessee

    shall install flooring material identical in quality) color) and pattern to themall flooring within the area e1tending from the lease line to such newstorefront line.

    Lessee may use frameless glass with top and bottom rails with

    fluorocarbon aluminum frame powder coated or analo finish. Berify withmall administration on the allowed finishes for frames"

    ,atin or mill finish is not allowed.

    Plinths and ocalos are not allowed e1cept for slope frontages/entrances.

    The completed floor finish/covering materials must be consistent with themall floor finish level.

    #n case the shop occupies two or more levels) provisions for vertical

    access) including all ad;ustment and relocation of the utility provisions)shall be at Lessee'saccount. ,tructural design has to be approved by theLessor.

    Corner spaces shall have a minimum of two openings. Berify minimumopenings depending on store location"

    $ne manhole shall be provided for maintenance purposes. ,pecifications4

    The Lessee will shoulder all e1penses to be incurred on all safety

    requirements as recommended by Lessorand on safety consultant if this bedeemed necessary. The Lesseeis required to install e1tra sprinler heads as per design by

    Lessor's,afety consultants.

    signage band. Logos printed on the glass storefronts are not allowed.

    secondary signage fascia.

    inscribe or affi1ed on any part of the storefront e1cept as specificallyapproved by the Lessorin writing.

    Lessee shall have identification signs designed in a manner

    compatible with the overall design concept of the :all and as an integralpart of the storefront design.

    6. Se1e% Line$ "&ll sewer/waste lines with itchen sin and with discharge

    greasy waste or heavy oil shall be PBC 7888 6elte1 %rand or approved equal.Lessee's sewer/waste line serving nongreasy waste shall be PBC 6elte1 brand orapproved equal.

    7. E8i$tin Line$ "3or leased area with e1isting plumbing installation) the

    Lessee shall be responsible for the repair) declogging) resealing of e1isting sewerline) vent line and water line up to mall's main line.

    8. G%ea$e T%a)$ "&ll itchen sin at food area shall be provided with cast

    iron grease traps :@T:& or approved brand" with seven A" GP: minimumcapacity. Grease trap installation shall be provided with vent on its outlet and acleanout before the tapping point.

    9. Pi)e Bane%$ "&ll waste) vent and water line shall be provided with

    adequate pipe hangers.

    10. Vent$ " &ll fi1tures shall be properly vented unless otherwise noted.

    Lessee'sair vents shall use PBC 6elte1) &tlanta) @merald series 7888 or approvedequal" and shall be connected to the e1isting centralied air ventilation system.#nstallation of new stubouts for water waste vent shall be approved by theLessor.

    brand with rubber insulation one inch 70" thic.

    12. Pi)e Penet%atin S+ab$ "Pipes penetrating the slabs shall use sleeves/

    blacout. The new opening shall be epo1y sealed) properly restored andwaterproofed.

    13. Te$t$ " Lessee shall be required to test all sanitary/plumbing line based on

    the standard testing procedure ;C-L 7?8 P,# as pressure test required". ,anitarystub out must be gravity tested.

    14. C+ean'ut$ &ll sewer lines must be provided with floor cleanouts with

    brass plate and must be accessible for maintenance.

    15. S+')$in0$ "&ll food based tenants are required to provide their own

    5. &ll proposed CE% wall partitions including stiffeners shall sub;ect to

    approval by the Lessor.

    2. ,econdary partitions within the leased premises restrict the use of CE%.

    A. Tenants with meanine floors are required to submit floor framing planand load computation before approval of plans.

    Lessor shall provide every leasable space only $ne 7" Telephone line fromTelephone cabinet direct line. &dditional lines will be at Lessee's e1pense.

    1. Chilled water will be provided by the Lessor D any relocation of chilled

    should have prior approval of the Lessor.

    3. Lesseemay request in writing additional cooling capacity. #f approved)

    Lessorshall undertae the necessary revision at the Lessee'se1pense.

    7. Type D The units shall be of the centrifugal type completely assembledwith forward curve blades) fan scroll) motor mount all fabricated for installationas shown on the plans. ,ubmit shop drawing before fabrication and installation.

    The unit shall be suitable for outdoor installation.*. Capacity D The capacity shall be as shown on drawings. The total staticpressure are estimated values and deemed adequate for the purpose of bidding.This contractor shall verify the static pressure for each unit during actualoperation.

    2. 3an -heels D The fan wheels shall be bacward inclined type preferablyL&(0) or similar.

    A. :otor and !rive D The motor nameplate horsepower shall e1ceed braehorsepower by a minimum of ?8 percent and the motor shall be sied to meetthe ma1imum requirements of the fan based on its performance curve. This shallbe the totally enclosed fancooled type.

    %rand and model indicated herein is for the purpose of establishing productquality) capacities and dimensions. $ther brands satisfying the same shallliewise be accepted. ,ubmit fan data for approval prior to purchase andinstallation.

    *. Capacities D The capacities of the units shall be as shown on the plans anddrawings.

    +. The building's fire protection system within the tenant space must beoperational at all times during the construction.

    5. #n the event of the fire protection system has to be shut off e.g. pipe

    relocation) etc." prior written approval to the Lessoris required at least two daysprior to the scheduled wor.

    2. &ll means of alarm shall be provided at all times in the construction site.

    A. Cooing is strictly prohibited within the construction site.

    J. -ater supply and distribution facilities for fire fighting purposes shall beprovided and maintained in the construction site in accordance with the 6ationalor Local 3ire Code.

    9. ,prinler heads shall be rated at 7A? psi) and spaced itchen areas) high temperature storage areas should be provided withsprinlers rated at *7* degrees 3ahrenheit.

    III! CONSTRUCTION / RENOVATION

    &pproved plans must always be at the construction site. These plans are consideredthe construction plans and must be followed by the Lessee'scontractor. &ny deviationfrom the approved plans is considered violation. The Lessor reserves the right toissue a wor stoppage to the Lesseeif any requirement is not met.

    7. &n approval is required to authorie the Lessee's Contractor on any construction/renovation made on the e1isting electrical) mechanical airconditioning) e1haust andventilation) sprinler") sanitary and plumbing systems of the mall.

    *. The Lessor reserves the right to disapprove any request/proposal they findinappropriate to the overall image of the mall and unsafe to its overall operations.

    1.Lesseeshall confine the construction wor within the leased premises and shall

    wor in an orderly manner5 removing trash and debris from the pro;ect on a daily

    basis and disposing the same to an assigned area outside the comple1 during adesignated time period. Construction debris will be hauled every night after malloperation hours.

    *. 6o wor or materials shall obstruct the hallways and sidewals.

    5. The Lessor's representatives will mae routine inspections during construction.

    approved plans if it concerns the overall safety and operations of the mall.

    7.Lesseeshall observe all security and safety measures.

    C! M'&e-ent$, De+i&e%ie$ and De-'bi+i5ati'n

    1. !eliveries/@gress activities shall be allowed one 7" hour after mall closure until

    A488 &:. ,pecial schedules are sub;ect to Lessor's approval. &ll supplies andmaterials shall be delivered directly to the leased area. ,and and gravel are to bedelivered only in sacs. Contractors must provide concrete mi1ing bo1 and watercontainers. Eauling of construction debris shall be done within the same schedule.

    *. !eliveries/egress of all supplies) tools) equipment and any other materials requirea gate pass signed by Lessee's authoried representative and approved by Pacific

    :all &dministration. The Gate Pass 3orms are available at the +th 3loor Pacific :all&dmin. Guard. The proper permit/pass shall be presented to the guard on duty atthe gates or entrances.

    1. Construction hours shall start from A488 &: and end at 78488 P: daily. $vertime

    wors require written approval from the Lessor. &dditional security charges for thee1tra hours of the guards on duty shall be charged to Lessee'saccount.

    2. #n the event the Lesseedecides to hire) solicit) engage the services of a private

    security guard or watchman agency for its own use) it shall only hire and engage theservices of a reputable agency acceptable and sub;ect to prior written approval ofLessor. Proper orientation with the :all's security agency should be made. #n thisevent) it is recommended that the Lesseeengage the services of the shopping mall'ssecurity agency for mutual protection) coordination and cooperation.

    E! Identi(i*ati'n Sy$te-

    1.&ll Lessee'scontractors/worers are to secure #!s from the &dministration at cost.

    Contractors must submit a complete list of worers indicating respective positionstogether with #! pictures5 duly endorsed by the Lessee. #!s must be worn at alltimes within the mall premises. (pon completion of the construction) said #!s mustbe surrendered.

    F! Uti+itie$ and Fa*i+itie$

    1. @lectricity and water during construction shall be either billed based on actual

    consumption metered" or charged based on estimated computation as agreed uponby both parties.

    2. The Lesseeshall shoulder e1penses for all temporary electrical fi1tures) lights)

    circuit breaer) meters) etc. which) will be used during construction.

    3. Lessor shall identify the temporary power and water provisions to the Lessee. &n

    appropriate circuit breaer for the temporary power shall be provided by theLessee's contractor.

    +. &ll utilities power and water" shall be turned off after each woring day.

    G! P%'4ibiti'n$

    The following shall be prohibited within the Lessor's premises4

    7. People under the influence of drugs) liquor) or other into1icating beverages.*. Gambling) loitering and littering.

    The Lessoror its authoried representative reserves the right to be given accessat any time to the leased space to conduct inspection) repair or do any relatedwor.

    1. 3ormal Request for final inspection of the leased area by the &dministration

    shall be done five ?" days prior to any pro;ected store opening to verify ifthe space is ready for operation.

    2. The Lessorreserves the right to as the Lesseeto construct/renovate any

    portion of the leased space that does not conform to the approved plans atLessee'se1pense.

    3.Lessorhas the right to restrain the store's opening depending upon thedegree of deficiencies stipulated in the final inspection report.
