RetailFollowing a slow start to 2016 we have experiencedanupturninenquiries.Thishasresulted in sales and lettings being placed in the hands of solicitors.

Demand for acquiring freehold properties is particularly strong. The sale of a property on Wilson Street in Anlaby attracted a number of potential purchasers with a sale completing within 4 weeks of the property coming to the market.

The letting of a retail unit in Goole also completed within weeks of coming to the market, a clear indication, in spite of negative press with regard to the retail market, there is still interest in acquiring retail premises.

In his 2016 budget the Chancellor announced with effect from April 2017 small businesses with a rateable value of £12,000 and below will receive 100% relief. Those with a rateable value of £12,000 to £15,000 will receive tapered relief. This will benefit a huge percentage of retailers, who have, for many years struggled meeting this cost, as in many cases business rates payable have equalled rental payments.

Landlords are also offering tenants attractive incentives. These includeflexibleleasetermsandrentfreeperiodstoallowfortenants shop fit.

TheHighStreethasexperiencedmassivechangesinrecentyears, however, this has resulted in many attractive deals on offer. This trend looks set to continue.

Offices

In 2015 we saw a good level of office space taken throughout Hull and East Riding and this has continued in 2016.

The Bridgehead development has just seen the completion of 17,500 sq ft of offices for SGS which has now been fitted out and a further 15,000 sq ft is now on site, being constructed for local company Spectrum.

A further 17,500 sq ft is under offer and this continue in demand has resulted in the phase 2 land on the south side of Boothferry Road now being opened up with the creation of its infrastructure.

Business parks on the west of the city have also seen further take up with the last building at Albion Mills being let with new

occupiers including PHD Supplements and Avarto. Additional lettings have also been completed on Priory Park with 4,000 sq ft at Earls Court let to Ingrams Solicitors and a further 5,000 sq ft sold to the NL Group as part of their expansionplans.

In the City Centre the new @The Dock project is moving on with two 9,000 sq ft buildings under construction as part of phase 2, one of which is already under offer.

A major refurbishment of Anchor House at the Maltings has just been completed following the acquisition of the company by a Luxemburgbasedinvestmentgroup.Allthecommonareasand2fullfloorshavebeenrefurbishedtoahighspecificationandhave just been placed on the market to rent with offices from 1,000 sq ft up to 20,000 sq ft remaining in this ever popular city centre office village.

The continuing demand has resulted in further speculative development starting with 5 office buildings to be constructed at Priory Park East ranging from 2,000 sq ft to 7,000 sq ft. In the first 2 weeks one building has already been placed under offer.

It is hoped that with the continuing demand and improvements within the area as well as 2017 City of Culture looming large that the region will continue to benefit from the improvement within the office market.
