SUSTAINABLE EARTHWORKS Innovative Material Replacement As Perth continues to sprawl beyond its natural boundaries, the idyllic sandy soil conditions rapidly transition into waterlogged clayey sites, creating difficult working conditions and generating the need to source quality fill materials. With this move away from the coast, sand fill is becoming difficult to obtain, producing higher demand and cost factors. Necessity to explore alternative site treatments is becoming imperative, leading to research into sustainable opportunities to reuse material, traditionally discarded off site. In order to explore innovative methods, a number of outdated practices need to be eliminated. As an example, most Local Government Authorities will not accept less than an ‘S’ Classification for a residential site and usually apply the Residential Footing Code to multi-storey and industrial/commercial developments. To meet this requirement, virgin quarry material is imported to sites, often metres above the site’s natural surface. Another obsolete requirement is that of separation to ground water, which was originally integrated for leach drain/septic tank solutions. The provision for deep sewer should be mandated in modern residential land development practice, reducing the need for outdated requirements. Similarly, integrated drainage systems should be widely implemented to replace individual soakwells. Pritchard Francis has investigated, designed and supervised the construction of alternative approaches, providing direct fiscal, social and environmental benefits to projects. Site fill issues can be resolved by either the retention of environmentally impacted, structurally suitable material in appropriate containment or through the provision of satisfactory environmental separation methods. Banksia Grove Senior High School

Byford Senior High School

Constructed on a challenging clay site, significant civil works were required

for this project, including a subsoil drainage system throughout the site, clay

grading and addition of fill, and significant retention basins and swales. The

building structure was designed to frame a bespoke architectural design with

an efficient steel framed solution.

Perth Zoo’s Orangutan Jungle School Boardwalk

The new Orangutan Boardwalk at Perth Zoo provides visitors with an interactive experience and improved viewing opportunities.

Thorough design consideration was given to durability, construction impact on existing foliage and animal welfare. The design optimised opportunities to minimise onsite construction activity, thereby avoiding negative effects on the orangutans.

The structure utilised shallow screw piles with a galvanised steel frame, supporting an offsite prefabricated steel frame and recycled decking system.

Sub Area ‘A’ Rous Head

Rous Head Sub Area A is a commercial

sea container terminal facility, developed

on reclaimed land at the Fremantle Port for

Stevenson’s Logistics Services.

The development contains over 5.2ha of

external pavements designed to cater for 109

tonne reach stacker point loads and containers

stacked 6 high vertically. Structurally the

project involved two warehouses totalling

2000m2 for racking and side tipper loads.

Externally a 1000m2 350 tonne tracked vehicle

quarantine wash-down pad was designed as

well as future provision for a 50 tonne dual lift

external gantry crane.

Tuckey Cove

Located in Mandurah, Tuckey Cove development has been

constructed in approximately 50 lot stages since the early

1990s. The project currently consists of a 1,000 lot subdivision

with approximately 400 lots left to be developed. Pritchard

Francis has been involved in the projects planning and

delivery for numerous years. The team is currently designing

future stages and liaising with authorities to ensure sufficient

infrastructure is in place as the development continues to

grow.

Tuckey Cove

Precinct 3, Port Hedland

Pritchard Francis undertook the initial due diligence on a 70ha site adjacent to the Port Hedland International Airport. Since then, Pritchard Francis was subsequently involved with the concept design, detailed design and documentation and tender documentation of the development.

Pritchard Francis also provided the site supervision and contract administration services during construction. The key issues relating to thisprojectincludedtheprovisionofservicestoasiterelativelyremotefromexistinginfrastructure,floodmodellingandtheimportingofsubstantial volumes of fill material.

Water Corporation Balcatta

Pritchard Francis provided civil and structural engineering services for this significant office development for the Water Corporation. The

project tripled the size of the existing development, enhancing the whole facility to a high level office grade. Sustainability was a key focus

of the project, which achieved a 4 star Green Star rating. Cement replacement and prefabricated steel facades assisted in the structural

sustainability, with significant effort being put into the sustainable use of water in the carpark and landscaping.

Tanner Ridge, Lot 80 Coast Road

Tanner Ridge Estate involved a 94 lot subdivision, with lots varying in size from 144m2 to 250m2 located in the jurisdiction of City of Swan.

Careful consideration was required during the design stage as the site had clayey soil conditions, high groundwater table levels, minimal sewer grades that dictated minimum lot levels and small sized lots. This made location of services a critical component.

Significant volumes of structural fill were brought on site to allow sufficient clearance between the high groundwater table and the finished lot levels. Achieving a Class A site classification, subsoil drainage was introduced in order to control the groundwater level.

BOC Ltd Air Separation Unit Complex

In conjunction with BOC, Pritchard Francis provided design and documentation for the plant layout, including the roadworks, weighbridge, machine house, footings and foundations for all process equipment. Extremely tight tolerances needed to be achieved and maintained for all footing and foundation design to suit process equipment manufactured and supplied from Europe and Asia.

Baynton Apartments, Karratha

Pritchard Francis was engaged as part of the design and

construct team for this significant apartment development in

Karratha.Duringtheconceptstage,innovativesolutionswere

implemented for the design of the 5 four

storey residential towers.

Derby District High School

The Derby District High School project consists of a performing

arts auditorium, music classroom, food and textiles block and

early childhood teaching facility. The upgraded school campus

will provide a contemporary educational facility for students from

Kindergarten to Year 12.

Pearsall Primary School

This new Primary School consists of several new teaching blocks,

a covered assembly, library and administration block. Civil works

included bulk earthworks including school oval, retaining walls, two

playing courts, car parking (86 bays) and internal access roads and

pavement stormwater drainage for the school site.

Indian Ocean Suites, Port Hedland

The Indian Ocean Suites development is

a landmark multi residential development

for the Port Hedland region. With seven

multi storey apartments up to five storeys

high, the development required an in-

depth analysis for stability under cyclonic

and earthquake conditions. The regional

location meant that a number of precast

and prefabricated elements were used to

minimise cost and maximise construction

speed.

This project consisted of a four-level mixed-use developmentoverabasementcarpark.Thegroundfloorincluded commercial tenancies and car parking, while Levels 1-3 provided an expansive office space with Level 4 combining office accommodation and residential units. The constrained site posed a number of design challenges which were overcome through careful detailing and stringent site monitoring. The basement, adjacent to an existing residential building, was constructed using sheet piling and reinforced concrete retaining walls. The super structure consisted of a reinforced concrete frame with Level 3 constructed in steelwork.

The project consisted of the development of 54 lots comprising single residential lots as well as group housing sites. In total approximately 108 dwellings will be produced from the development. Development of Stage 1 (9 lots) wascompleted in 2012 with Stage 2 (45 lots) completed in 2014.

Constructed on a challenging clay site, significant civil works were required

for this project, including a subsoil drainage system throughout the site, clay

grading and addition of fill, and significant retention basins and swales. The

building structure was designed to frame a bespoke architectural design with

an efficient steel framed solution.

SUSTAINABLE EARTHWORKSInnovative Material Replacement

As Perth continues to sprawl beyond its natural boundaries, the idyllic

sandy soil conditions rapidly transition into waterlogged clayey sites,

creating difficult working conditions and generating the need to source

quality fill materials. With this move away from the coast, sand fill is

becoming difficult to obtain, producing higher demand and cost factors.

Necessity to explore alternative site treatments is becoming imperative,

leading to research into sustainable opportunities to reuse material,

traditionally discarded off site.

In order to explore innovative methods, a number of outdated practices

need to be eliminated. As an example, most Local Government

Authorities will not accept less than an ‘S’ Classification for a residential

site and usually apply the Residential Footing Code to multi-storey and

industrial/commercial developments. To meet this requirement, virgin

quarry material is imported to sites, often metres above the site’s

natural surface.

Another obsolete requirement is that of separation to ground water,

which was originally integrated for leach drain/septic tank solutions.

The provision for deep sewer should be mandated in modern

residential land development practice, reducing the need for outdated

requirements. Similarly, integrated drainage systems should be widely

implemented to replace individual soakwells.

Pritchard Francis has investigated, designed and supervised the

construction of alternative approaches, providing direct fiscal, social

and environmental benefits to projects. Site fill issues can be resolved

by either the retention of environmentally impacted, structurally

suitable material in appropriate containment or through the provision of

satisfactory environmental separation methods.

Perth Zoo’s Orangutan Jungle School Boardwalk

The new Orangutan Boardwalk at Perth Zoo provides visitors with an interactive experience and improved viewing opportunities.

Thorough design consideration was given to durability, construction impact on existing foliage and animal welfare. The design optimised opportunities to minimise onsite construction activity, thereby avoiding negative effects on the orangutans.

The structure utilised shallow screw piles with a galvanised steel frame, supporting an offsite prefabricated steel frame and recycled decking system.

Sub Area ‘A’ Rous Head

Rous Head Sub Area A is a commercial

sea container terminal facility, developed

on reclaimed land at the Fremantle Port for

Stevenson’s Logistics Services.

The development contains over 5.2ha of

external pavements designed to cater for 109

tonne reach stacker point loads and containers

stacked 6 high vertically. Structurally the

project involved two warehouses totalling

2000m2 for racking and side tipper loads.

Externally a 1000m2 350 tonne tracked vehicle

quarantine wash-down pad was designed as

well as future provision for a 50 tonne dual lift

external gantry crane.
