The PlusHome "Arabia" Open Building Project was managed by Jouko Kuusela and Timo Petäjistö. The architects were ARK Oy Kahri&Co - later ArkOpen / Esko Kahri, Petri Viita and Juhani Väisänen. THE WINNING PROJECT IN THE OPEN BUILDING COMPETITION 2001 Location in the new seashore district "Arabianranta" near Helsinki Center Two 6-storey buildings and 77 residential apartments in sizes 39-125 sq.m. The outer longitudinal walls are load-bearing to create a flexible space for varying lay-outs on different floors. Alternative floor plans and apartment sizes were located according resident`s wishes. Residents could choose both different apartment sizes and variations within the same size. High living-room apartments are in the gable of the block. Light construction walls and piping outside flats allow later change. s A client service system was developed by IT- and data company Tocoman. The buyers could select surface materials, fixtures and accessories with fixed price in their own apartment. After selections quantity information was automatically collected and delivered to the contractors. The wall-to-wall hollow-core slabs, steel frame outside walls, vertical piping in staircases and horizontal zones make the basic structure renewable. For electric cables the upper profile in the walls allows free placements of switches and plugs as well as easy addition later. This Building was selected the best new building 2005 in Finland by Finnish Association of Civil Engineers with main arguments "remarkable architectural, structural, social and ICT merits". In last ten years many projects based on this concept has been build by SATO. Instead of maximum flexibility and wide user influence the questions of life span and the need of different solutions for varying user groups has been raised. This thinking is fundamental in the new project SATO`s Seaside Housing, where three methods and building types for different kind of users are introduced.

A BLOCK OF THREE SUSTAINABLE BUILDING TYPES Base BuildingsThree client groups and three ways of life span thinking: 1. the Gallery Block / small apartments: open structure, installation zones, combinable apartments. 2. the Town Houses: open space + sanitary facilities, optional facades. 3. the Neo-Urban Apartments: a spacious universally usable plan, where the rooms can be used in di�erent ways without spatial changes. Dynamic Uses Changing with TimeThe Gallery Block: apartment sizes according to demand, small apartments can be combined. The Town Houses: alternative layouts, movable walls. The Neo-Urban Apartments: spacious generally applicable rooms that accommodate changing life situations.Participatory ProcessA client service system has been developed for 10 years; a book on the subject has been published in June 2011. The Gallery Block o�ers a choice of interior designs in di�erent styles. The Neo-Urban Apartments o�ers alternatives in surface materials and �xtures + extra accessories. The Town Houses are individual from the layout to the facades, the structure being open for future alterations.User Friendly and Responsive TechnologyThe client service system, developed by the Tocoman / Moor Co, connects the user and the developer online. The service manages information about client choices of layouts, materials and �xtures including costs. Quantity information is passed on to the building site.

SUSTAINABLE BUILDINGThe SATO Team won an Open Building Technology competition in 2001. The proposed system has since then been re�ned and tens of projects have been realized using the concept. The need for �exibility varies for di�erent types of projects. The development block on the Helsinki seaside uses three di�erent types of user in�uence and life span solutions. The rented apartments use a communal building type with social emphasis, including possibilities for combining �ats in the future. The family apartments use a building type that is universally usable without structural alterations. For the demanding customer there are the Town Houses, which provide an urban location combined with individuality from layout to facades. All clients are serviced online. With these principles a socially versatile housing block is formed, that can live and develop in harmony with the changing needs of the inhabitants.
