Dear residents,

Welcome to the 8th edition of our quarterly newsletter for Al Zeina Community. Through this newsletter, management aims to provide the community awareness and updates on what has been achieved, discussed and planned to improve and enhance the aesthetics, health and safety, security, and living experience at Al Zeina. Our main priority and objective is to keep facilities in good running condition and keep compliance certificates up to date. New technologies are being introduced in the market, thus we are considering upgrading some of the systems to ensure continuity of operation and services.

Owners Union Management and the elected interim Owners Association board members understand and prioritize the importance of community spirit and harmonious living. We listen to our residents’ observations and suggestions, so keep them coming!

Community EventsWinter FestivalThe Khidmah Healthclub team entertains the community with a winter festival theme event.

Residents were entertained by the appearance of a Santa Claus mascot, dancers, snack treats and face painting. The kids enjoyed doing arts and crafts.

The Khidmah Healthclub and Event teams are preparing for a Summerfest in June.UPCOMING EVENT

Beach Carnival

Before summer kicks in, residents were treated with a circus and carnival theme event.

Children enjoyed dancing with the mascots and were entertained by a magician and contortionist.

Other activities that day were arts and crafts, a caricature artist, face painting, a laser show and a movie.

Observation of Earth Hour

Al Zeina Community joined other communities in switching off at least 50% of lights in the common areas for one hour to celebrate Earth Hour.

By taking part in this global “Lights Out” event, we show our support for reducing the ecological footprint and acknowledge our commitment to Connect2Earth.org.

Friendly Volleyball Match

Enhancement of the volleyball court has encouraged sport enthusiasts to have friendly matches between residents.

Al Zeina News2018 Service ChargeThe service charge for 2018 was released December 2017. This year, the service charge is 35% lower compared to the previous year’s service charge. This decrease is due to savings from previous years that were credited back to all owners.

A 5% Value Added Tax (VAT) took effect 01 January 2018.

Improper Disposal of Trash• Leaving waste in the garbage room floor is

unhygienic and unsanitary. This may cause unpleasant odors in the corridor and infestations of pests and germs.

• Throwing hard and bulky waste in the garbage chute will cause blockage in the chute and disruption of the operation of the waste system. Frequent blockage may increase maintenance cost.

Be a Responsible Animal Owner• Register your dog in the community. Put the

community color-coded tag where it can be easily seen by security.

• Pet handlers must bring a bottle of water to rinse urine.

• Clean up after your animal. Always bring waste bags to collect/pick up and to properly dispose in the dog bins.

• Avoid noise disturbance.• Keep on a leash while walking in the common

areas.

Unsupervised Activities of Grown-up Kids or Teenagers• Teenagers are gathering, especially during

weekends, in the promenade between Al Muneera and Al Zeina. They are bringing in alcohol and playing loud music.

• Teenagers are bringing in visitors by forcefully opening the gates, jumping over the fences and tailgating with other residents.

Please note that the community has CCTV cameras. If security spots such activities, local authorities will be called and appropriate charges will be imposed.

Keeping the Beach Clean and TidyOn 9th March, a cleanup drive was organized to remove debris and abandoned kayaks in the beach area. Most of the kayaks where transferred to precinct F side, and some are kept in the storerooms.

Abu Dhabi Municipality (ADM) is accepting applications and issuing title deeds for Al Zeina Community.

If you are an owner whose unit is fully paid with no bank mortgage, you can apply directly to ADM at Aldar Sales Yas link (counter 22 & 23). Registration fee is AED 1,000, payable in cash, credit card or debit card.

If your unit is mortgaged, you need to secure an NOC from your bank, stating no objection to register the unit to ADM while keeping the mortgage with bank. Fees are 1000 AED for title deed issuance and 1/1000 of the loan amount, payable in cash, credit card or debit card.

There are additional important documents an owner needs to bring:

• For UAE national, a copy of passport and unified number, EID, and family book

• For non-UAE national, a copy of passport, residency visa, and EID

If you are an owner, a resident or tenant of Al Zeina and do not have portal access or are not receiving any notifications via email, we kindly request you to visit the Community Management Office at visitor parking of Precinct D, ground floor or email us at [email protected] so we can update your account in the system.
