Welcome

Welcome to the Summer/Autumn 2015 edition of the Facey Industrial Commercial Property Review.

This quarter we’ve implemented a different style Property Review providing more information about the locations we sell and lease in, and showcasing some of our sales and property management staff members. We hope you find this informative as you look for your next property.

Facey Industrial Commercial finished 2014 on an incredibly high note, selling more than $35 million in properties during November and December in the South Eastern and Eastern suburbs. It was excellent to see such buoyancy in the market, and it showed there is an exciting future in industrial and commercial real estate in Greater Dandenong and the general South Eastern Corridor.

Most recently, we’ve had a successful campaign for 11 High Street, Berwick, a dual level building on the main street of Berwick. During the 6 week targeted campaign we strategically included print and digital marketing to great effect, with over 200 enquiries. The strong genuine interest was reflected on the day of auction, the premises sold under the hammer for the reserve of $1 million resulting in a happy vendor and a superb start to 2015.

Greater Dandenong has three major industrial precincts with Dandenong South employing close to 30,000 people and manufacturing, wholesale and transport the 3 major employers. This area is considered one of Australia’s most productive manufacturing zones and continues to grow with 130 companies in the city registering for GST every year. Outside of industrial applications, the central business district employs 11,000 people in retail and commercial pursuits.

According to research collated by the City of Greater Dandenong, the city generated an estimated output of over $28 billion in 2012, with manufacturing being by far the largest industry accounting for over $15.5 billion of output.

Greater Dandenong also includes an estimated 700 hectares earmarked for industrial developments. These plans focus around ecological sustainability and access via the south east arterial road network.

Q. Working in Property Management, there are obviously many variables to deal with. What do you believe are the challenges in Property Management?

The biggest challenge is resolving an issue between the tenant and landlord where both parties are happy with the result. Acting as the mediator between the two can often be quite tense!

Q. What advice can you give to potential clients?

Do your research so you can understand the market you are buying into.

Q. What do you think is the most commonly overlooked element by owners and tenants? If you could give one tip to your potential clients, what would it be?

Servicing of Essential Safety Measures within the building is essential to keep your premises compliant with current Building Standards. These should never be overlooked!

Q. What is your favourite movie, book, restaurant and football team?

‘Braveheart’ has always been a memorable movie for me, and I enjoyed reading ‘The Poet’. My favourite restaurant is a local one - Mr Curtis in Mount Martha, and I’m a big fan of the Richmond Tigers.

Any development that is near any of the new or existing arterials will always be high growth areas. Eastlink is a prime example of a new arterial and the growth that has developed from that.

Q. If you could give one tip to your potential clients, what would it be?

Don’t over commit! New businesses should focus on investing money back in their business until they are stable enough to invest in property.

Q. Which part of your job do you love the most?

When past clients make contact with me to let me know how they are doing or ask for some trusted advise or an opinion. That makes me feel good.

Q. What is your favourite movie/book/restaurant/band/Food?

I love a good legal drama, either a movie or a TV series. My wife and I enjoy going to the theatre to see live performances also. My favourite footy team is the Sydney Swans (Yes, I originally come from Sydney!)

Q. How long have you been working in Commercial and Industrial Real Estate?

My family has always been involved in real estate and from around the age of 15 I began helping Dad manage a group of retail shops and offices. Once I finished VCE, I completed my full real estate licence then started working in residential real estate in Berwick. I briefly worked in importing and exporting of sporting goods but the call of real estate was too strong!

Q. What do you see as the growth areas for investors in the next 5 years in the south east, and why?

Based purely on population growth there will be a large amount of growth throughout the Casey/Cardinia area. However, Dandenong and Hallam have always been very strong industrial investments and will continue with that trend.

Q. What is the best advise you have given to a potential purchaser or tenant?

Don’t always think short term, you need to lease or buy with a business plan in mind.

Q. Which part of your job do you love the most?

I think that the best part of the job is that feeling of satisfaction when I’ve matched a client’s requirements to the perfect property, especially when I’ve thought outside the box to achieve the desired result. Also, I really enjoy being able to build strong relationships with clients, this occasionally develops into getting to know clients on a social basis (especially through sport!) and forming friendships as well as business relationships.

Staff ProfileSimonne Sim is one of our Property Managers here at Facey Industrial Commercial. Simonne started with Facey two and a half years ago on Reception, and after 9 months she moved into

our Property Management division. She is now managing a portfolio of around 215 properties. Simonne got married last year, and she’s looking forward to buying her own home with her husband.

Q. Working in Property Management, there are obviously many variables to deal with. What do you believe are the challenges in Property Management?

Liasing with landlords and tenants when either party is experiencing financial difficulties, delays or setbacks. Negotiating a suitable outcome for all involved for the best result possible for the particular situation.

Q. What do you think is the most commonly overlooked element by owners and tenants? If you could give one tip to your potential clients, what would it be?

Maintenance! Undertaking regular maintenance will definitely save you in the long run. Always make sure your insurance is up to date and that you have appropriate cover. Tenants – know the timing and due dates of your outgoings! If you are aware of when the different outgoings will be due, it will protect you from incurring any unexpected expenses in the year.

Q. What part of your job do you love the most?

Being accountable and responsible for all aspects of my job – when things are going well you feel great! Owning that and knowing that it’s me who has achieved a great result makes me happy and satisfied personally. I also really love building a strong relationship with my tenants and landlords, getting to know people, putting faces to voices when doing inspections, hearing how people are going is great – I really enjoy that.

Q. What are some of your interests outside of real estate?

Not cooking! I hang out with my family a lot – I’m one of seven siblings so there is always something going on with one of my family members! I’m interested in fitness and like going for a run. My husband and I enjoy going out for a coffee and cake occasionally too.
