Introduction Welcome to 201 Mission Street! Communication is the most crucial element in implementing the policies and procedures in the Tenant Guide. To ensure effective communication, we at Jones Lang LaSalle would like you to designate a “Customer Contact” as the contact between your company and the Building Office Staff. An alternate customer contact should also be delegated. Your Customer Contacts will be responsible for making requests or reporting problems, as well as conveying important information from our office. We suggest that all communication from your company to the Building Office be channeled through your tenant representatives, so that we can better service your company’s needs. It is also very important for the Building Staff to know whom to contact if an emergency occurs in the building after normal business. Note: The Tenant Contact Information Form should be updated as personnel changes occur.

Monday – Friday. The building offers many services and amenities. Please direct all requests and questions concerning the building to our office at the above numbers. Signage Signs, Lettering and Notices All signage, including suite identification and directory information, has a “building standard” design. To avoid any misunderstanding it is best that the client’s request is submitted in writing. Please include the company name and the suite number. • Suite Signage: Suite Number Company Name Fire code requires that every floor display four evacuation maps. One is located in the passenger elevator lobby, one in the freight elevator lobby, and one at each corridor door to the stairwells. In addition, each stairwell is required to have an evacuation sign at the interior landing. These are ordered during construction of the premises and need not be changed unless fire codes change or future remodeling altars the configuration of the corridors. If you wish to display a sign or notice in any public area of the building, prior written approval from the Building Office is required. All tenant signage must be ordered through the Building Office. Touchcom Directory This computer directory will help people find companies, as well as individuals located in the Building. The Touchcom directory in the first floor lobby displays your company name and suite number. If you require additional listings or wish to make changes to your current listing, please contact the Building Office. Lost and Found Please report any lost or missing items to the Building Office. Items found on the premises are kept in the Building Office for 90 days. Pest Control Please notify the Building Office immediately if pests are detected within your premises or common areas. Our pest control operator will respond quickly. A tenant invoice may be required. Storage Storage is available on a permanent or temporary basis. If you require storage space within the building, please contact the Building Office. Smoking Area Jones Lang LaSalle provides a smoke-free environment for its tenants and their visitors. Smoking is prohibited in corridors, stairwells and common areas. Those who wish to smoke will find a convenient smoking area near the parking lot or in front of the Building provided that a minimum distance of 25’ from any entry door is observed.

201 MISSION - BUILDING RULES AND REGULATIONS

1. The sidewalks, halls, passages, exits, entrances, elevators, malls, and stairways of the Building shall not be obstructed

by Tenant or any of Tenant's Agents or used by it or any of them for any purpose other than for ingress to or egress from the Premises. The halls, passages, exits, entrances, malls, and stairways are not for the use of the general public, and Landlord shall in all cases retain the right to control and prevent access thereto of all persons whose presence in the judgment of Landlord would be prejudicial to the safety, character, reputation and interests of the Building and its tenants, provided that nothing herein contained shall be construed to prevent such access to persons with whom Tenant normally deals in the ordinary course of its business, unless such persons are engaged in illegal activities. Tenant and its employees and invitees shall not go upon the roof of the Building, except in areas that Landlord may designate from time to time.

2. No awning canopy or other projection of any kind over or around the windows or entrances of the Premises shall be

installed by Tenant, and only such window coverings as are Building standard shall be used in the Premises. 3. The Premises shall not be used for lodging or sleeping, and no cooking shall be done or permitted by Tenant on the

Premises, except that the preparation of food in microwave ovens and coffee, tea, hot chocolate and similar items for Tenant and its employees shall be permitted.

4. Landlord will furnish Tenant with two (2) keys per lock set within the Premises, free of charge. Tenant shall not have

any new keys made. Landlord may make a reasonable charge equal to Landlord's cost for any additional keys. No additional locking devices shall be installed without the prior written consent of Landlord. Landlord may make reasonable charges for the removal of any additional lock or any bolt installed on any door of the Premises without the prior consent of Landlord. Tenant shall in each case furnish Landlord with a key for any such lock. Tenant, upon the termination of its tenancy, shall deliver to Landlord all keys to doors in the Building and the Premises

5. Landlord shall have the right to prescribe the method of reinforcement or weight distribution (as Landlord shall

determine in its sole discretion) for all equipment, materials, supplies, furniture or other property brought into the Building that will impose a load of more than fifty (50) pounds per square foot. Landlord will not be responsible for loss of or damage to any such property from any cause (except to the extent resulting from the gross negligence or willful misconduct of Landlord or its agents, employees or contractors), and all damage done to the Building by moving or maintaining Tenant's property shall be repaired at the reasonable expense of Tenant.

6. Tenant shall not use or suffer to be used or kept in the Premises or the Building any kerosene, gasoline or flammable

or combustible fluids or materials except as customarily used in offices or use any method of heating or air conditioning other than that supplied by Landlord.

7. Tenant shall use reasonable efforts to ensure that all doors and windows of the Premises are closed and securely

locked and all water faucets, water apparatus and utilities are shut off at such time as Tenant's employees leave the Premises.

8. The toilet rooms, toilets, urinals, wash bowls and other apparatus shall not be used for any purpose other than that for

which they were constructed, no foreign substance of any kind whatsoever shall be deposited therein and any damage resulting to such facilities from misuse by Tenant or its employees or invitees shall be paid for by Tenant.

9. Except as permitted in Tenant's Lease, Tenant shall not sell, or permit the sale from the Premises, or use or permit the use of any sidewalk or mall area adjacent to the Premises for the sale of, newspapers, magazines, periodicals, theater tickets or any other goods, merchandise or service, nor shall Tenant carry on, or permit or allow any employee or other person to carry on, business in or from the Premises for the service or accommodation of occupants of any other portion of the Building, nor shall the Premises be used for manufacturing of any kind, or for any business or activity other than the specifically provided for in Tenant's Lease.

10. Tenant shall not install any radio or television antenna, loudspeaker or other device on the roof or exterior walls of the

Building. 11. Tenant and Tenant's Agents shall not use in any space, or in the common areas of the Building, any hand trucks

except those equipped with rubber tires and side guards or such other material-handling equipment as Landlord may approve, and Tenant shall use reasonable efforts to cause its invitees to comply with the provisions of this sentence. No other vehicles of any kind shall be brought by Tenant or its employees or invitees into the Building or kept in or about the Premises.

12. Tenant shall store all its trash and garbage within the Premises until removal. All trash placed in any portion of the

Real Property for pick-up shall be placed in locations and containers approved by Landlord. 13. All loading, unloading and delivery of merchandise, supplies, materials, garbage and refuse shall be made only

through such entryways and elevators and at such times as Landlord shall designate. While loading and unloading, Tenant and its employees and invitees shall not obstruct or permit the obstruction of the entryways to the Building or any tenant's space therein.

14. Canvassing, soliciting, peddling, or distribution of handbills or any other written material in the Building is prohibited,

and Tenant shall cooperate to prevent such acts. 15. Tenant shall not permit the use or the operation of any video or mechanical games or pay telephones on the Premises. 16. No pets are allowed on the premises, with the exception of dogs for the blind and disabled. Tenant will be responsible

for any damage to the premises caused by said animal. 17. Landlord may direct the use of all pest extermination and scavenger contractors to eliminate pests caused or

introduced into the Premises by Tenant or any of Tenant's Agents at such intervals as Landlord may require, at Tenant's sole cost and expense.

18. Tenant shall immediately, upon request from Landlord (which request need not be in writing), reduce its lighting in the

Premises for temporary periods designated by Landlord (but not more than one-third (1/3) of the total lighting in the Premises for more than two (2) hours in any twenty-four (24) hour period), when required in Landlord's judgment to prevent overloads of the mechanical or electrical systems of the Building.

19. Landlord reserves the right to select the name of the Building and the buildings therein and to make such change or

changes of name as it may deem appropriate from time to time, and Tenant shall not refer to the Building and the buildings therein by any name other than: (i) the name as selected by Landlord (as it may be changed from time to time), or (ii) the postal address, approved by the United States Post Office. Tenant shall not use the name of the Building and the buildings therein in any respect other than as an address of its operation in the Building without the prior written consent of the Landlord.

20. The requirements of Tenant will be attended to only upon application by telephone or in person by Tenant's designated

representative at the Building Office. Employees of Landlord shall not perform any work or do anything outside of their regular duties unless under special instructions from Landlord.

21. Landlord may waive any one or more of these Rules and Regulations for the benefit of any particular tenant or tenants,

but no such waiver by Landlord shall be construed as a waiver of these Rules and Regulations in favor of any other tenant or tenants, nor prevent Landlord from thereafter enforcing any Rule or Regulation against any or all of the tenants of the Building.

22. These Rules and Regulations are in addition to, and shall not be construed in any way to modify, alter or amend, in

whole or part, the terms, covenants, agreements and conditions of any lease of premises in the Building. 23. Landlord reserves the right to make such other and reasonable rules and regulations as in its judgment may from time

to time be needed for the safety, care and cleanliness of the Building, and for the preservation of good order therein. 24. Tenant shall not obtain for use in the Premises ice, drinking water, food, beverage, towel or other similar services,

except at reasonable hours and under reasonable regulations fixed by Landlord. 25. Tenant shall be entitled to its proportionate share (based on rentable area) of listings in the Building lobby directory.

All signage, lettering or other writing or decoration on or visible from the exterior of the Premises shall require Landlord's prior written approval.

Building Amenities

Postal Services The U.S. Postal Service will deliver your company's mail to your suite Monday through Friday. A U.S. Postal Courier will pick up outgoing mail each day. In addition, there is a USPS drop box is located in the loading dock, near the guard’s office. The nearest U.S. Post Office is located in the Rincon Financial Center at 180 Steuart Street. The hours are 7:00 A.M. to 6:00 P.M., Monday through Friday. Federal Express A Federal Express drop box is located in the loading dock, near the guard’s office. Federal Express packages are delivered directly to tenants by Federal Express whenever possible. If no one is available in your suite to sign for a package, the package will be returned to the local Federal Express office. UPS Overnight A UPS Overnight Service drop box is located on the loading dock, near the guard’s office. Packages can be sent via UPS, but arrangements must be made directly through UPS. Newspapers Newspaper subscriptions are delivered daily to the security console on the ground floor. Please notify your newspaper carrier that the Security Staff cannot be responsible for deliveries left at the security console. Parking An Ace Parking Management Services valet parking lot is located at 120 Howard Street, between Main and Beale Streets and is adjacent to the Building. Although the parking lot is patrolled by the building security, Jones Lang LaSalle is not responsible for vehicle theft or damage. Please lock your vehicle or as directed by the parking lot attendant and do not leave it in the lot overnight. If an overnight stay becomes necessary, please notify the Building Office and the security staff. If you have any questions please feel free to contact the parking lot attendant, directly at (415) 495-4309. If you have any questions, please feel free to contact Ace Parking Management, Inc. at the above number or call the Building Office at (415) 856-0286. Conference and Meeting Room Facilities 201 Mission Street features a conference center located on the 2nd floor of the building. The conference center can be set-up in a variety of ways to fit your meeting needs. The classroom set-up can accommodate up to 38 attendees. An adjacent kitchenette makes catering easily accessible. The conference center is offered at $100.00 per day or $50 for half day to building tenants. To make a reservation, please fill out and submit a Conference Center Reservation Form to the Building Office or call 415.856.0286. Reservations are offered on a first-come, first serve basis and can be booked up to 3 months in advance. If cancellations become necessary we ask for at least 48 hours notice so that we can offer the center to others who may be on the waiting list. Bicycle Storage Room The Building has a Bicycle Storage Room available for use to tenants that is located on the ground floor in the hallway that leads to the Loading Dock. For access and use of the Bike Room, please fill out a Bicycle Room Use Waiver form at the security console, a four-digit access code will then be emailed to you that will grant you access.

Angus Anywhere Service Request Program All service requests are issued and processed through the Angus Anywhere Service Request System. The Angus Anywhere Service Request System is the fastest, most effective method of getting the building services when you need them, where you need them and how you need them. The online Angus Anywhere Service Request System will provide you with the most convenient means to request building services. It is another way we are working harder to make your life easier. Better service through true innovation. Why Use Angus Anywhere Service Request System? Angus Anywhere makes reaching Building Management easier, faster and simpler. Comprehensive – The status and history of any service request can be tracked online. Direct – One to one; it is your voice that gets heard, loud and clear. Simple – No faxes or e-mail messages to write. Just log on and submit your request with a few simple clicks of the mouse. Efficient – You can provide as much or as little detail as is necessary. Immediate – Building Management Staff is notified immediately of a service request.

At this point, you may save the Service Request Page as a Bookmark or Favorite. If you are using Internet Explorer, click on Favorites located at the top of the screen, then select Add to Favorites, Edit the Name of the Favorite if necessary, and click OK. If you are using Netscape, click on Bookmarks located at the top of the screen, then select Bookmark This Page.

Now that you have saved the Service Request Page as a Favorite or a Bookmark, you can access the Service Request Page from the Favorites or Bookmark list when you are ready to submit a service request.

Service Request Entry 1. Click on “New Request” in the top left corner. 2. Select your suite from the drop-down menu 3. Select service request type. Example: lights, HVAC cold call 4. Select the Priority Level 5. Type in your request and any explanation necessary. (Click inside of detail box) Be sure to include detailed information

about location within the suite. 6. Click on the Submit button. The work order will automatically be dispatched to the appropriate party based on the type of

request.

Service Request Monitoring 1. On the Service Request Menu, you may check the status of any request by clicking on My Requests or Find Requests.

This should give you a detailed outline of your request, including times of submission and expedition, as well as engineer comments about the order.

Janitorial Janitorial services are provided Monday through Friday. If you require above standard cleaning (e.g., parquet floors, glass partitions), or have any special cleaning requests (e.g., carpet shampooing, dusting light fixtures, stripping/waxing of vinyl floors) please contact the Building Office or submit a request through Angus Anywhere. Moving companies and vendors must remove their boxes from the premises after deliveries. If you have boxes to be disposed of, please flatten them, stack them within your office space and clearly mark them “trash.” You can make special arrangements for the disposal of large boxes or large quantities of boxes by contacting the Building Office. This service is provided at the tenant’s expense. At no time should boxes, trash or excess materials/equipment of any kind be left in the common areas of the building, such as hallways, lobbies, freight elevator lobby, or any area designated as a fire exit. HVAC Heating, Ventilation and Air Conditioning (HVAC) systems in the building operate Monday through Friday, 6:00 A.M. to 6:00 P.M. If at any time during working hours you desire adjustment to the temperature within your suite, contact the Building Office for assistance. To avoid damage and minimize delays, please do not adjust thermostats without assistance. Remember to turn off all lights in areas that are not in use. This conserves energy and helps the HVAC equipment operate more efficiently. Please keep all window blinds pulled down and keep the blinds closed when the sun is shining directly through the windows to reduce the pull on the Building's HVAC system. After hours HVAC services are available upon request for a fee and can be scheduled by contacting the Building Office or submitting a request through Angus. Please contact Building Management for the updated fee schedule. The engineers require at least 24 hours to program the computerized HVAC system.

Recycling Jones Lang LaSalle has instituted a building-wide waste management program for compost, paper, cardboard, glass, and aluminum products used on the premises. As a Green Team Representative for your suite, we ask that you monitor your suite’s progress and needs. No one may mix or contaminate recyclables, compostables or trash, or deposit refuse of one type in a collection container designated for another type. Your job will be to enforce these mandated policies and procedures. Computer and Equipment Recycling Items designated as e-waste such as computer parts and accessories are prohibited from being disposed of by the building. Thee building hosts monthly free e-waste recycling events for tenants. Please contact a representative from the Management Office for details or for further assistance.

Maintenance and Repairs Emergencies and any request that requires immediate attention should be called into the Building Office at 415-856-0286. Otherwise, if you experience a problem within your suite that requires maintenance assistance and/or repair please have your Tenant Representative:

1. Submit the request through the Angus Anywhere Service Request System. 2. Describe the problem as accurately as possible.

The management staff will address the problem as soon as possible, sending someone to assist you or making whatever other arrangements are necessary. If the repair or maintenance work is not the landlord’s responsibility, then tenant will be charged for such work at landlord’s cost plus appropriate mark-up. Maintenance personnel are required to receive instructions and assignments from the Building Office only. These procedures help the management staff track your requests and ensures that they are resolved in a timely fashion. Lighting/Electrical If you need light bulbs or ballasts installed please issue the request through the Manage My Service Request Program. Keys New tenants receive two keys per lock set. Requests for additional keys and lock work should be submitted through the Angus Anywhere Service Request System. Additional standard keys are $10 per key. Alterations to locks can be made only with approval from the Building Office.

Tenant Function Guidelines If you’re planning a tenant function (e.g., party, reception, fund raiser), please notify the Building Office in advance. The Building Office maintains certain policies and procedures that assist in coordinating the event, limit liability of the building, and provide for the safety of all visitors and guests. The Building Office may ask for the following: date and time of event, number of guests, presence of alcohol, parking requirements, overtime HVAC requirements, service elevator use, janitorial needs, electrical requirements, security requirements, and certificate of insurance from vendors. No function may be held in the common area or on the grounds without prior management approval. For all parties and events tenant must provide Building Management a list of the intended number of attendees, and when possible, the names of all Guests. All lists must be provided by an authorized signatory to the Building Office in writing 48-hours in advance. A greeter must be provided in the building lobby and elevator escorts (number to be determined by the size and scale of the event). For any event taking place after 6pm, if you are unable to provide staff to manage guest check-in for the duration of the event, Building Management will require that you hire an additional guard to staff the lobby and manage the guest check-in process for you. The cost for this service is $50/hr with a 4-hour minimum. If the guest list changes on the day of the party, an amendment shall be faxed or emailed to the Building Management Office before 3:00 p.m. on weekdays and 12:00 p.m. on Fridays. Guests will sign in on a Guest List after being verified by the Greeter. Host shall be responsible to insure that sign-ins are conducted. All Guests are required to sign in with Greeter in the lobby. No new special or after-hours events will be scheduled on the terraces or lobbies or other common areas. Just a reminder: please notify your caterer that the City and County of San Francisco prohibits the use of sterno in office buildings.

Building Access and Security The main thrust of our concern is to make security procedures easy to understand and consistently enforceable. Your role as a Tenant is absolutely crucial to the success of our security strategic here at 201 Mission. Essentially we have established a Back to Basics approach. What this means is that for the foreseeable future, Security will necessarily take precedence over convenience. You will need to exercise a similar kind of patience, as you would expect to face if you were going to the airport. We ask you to encourage your colleagues to exercise the same patience so that we can raise the bar and adjust to new thinking about how we can all secure our environment. The following measures are being taken in the name of heightened Security and re-invigorated Customer Service. 201 Mission Identification Badge All resident 201 Mission tenants (i.e., employees of company’s officing or otherwise doing business at 201 Mission) are required to carry a Jones Lang LaSalle 201 Mission Building Badge, as issued by the Building Management, to avoid being required to sign in with Security prior to entering the first floor lobby. This initial cost upon move-in is free, but there is a $20.00 charge for new and/or replacement ID/Access Cards provided thereafter. How to Obtain an ID/Access CARD In order to authorize an employee to receive a new or replacement ID Card:

• Submit a work order request via Angus Anywhere Service Request System website and attach a headshot.

Access - During Business Hours Normal operating hours for the building are: Monday - Friday 6:00 A.M. - 6:00 P.M. 201 Mission Tenants During normal business hours, anyone wishing to enter either to the low-rise or high-rise elevator banks without signing in as a visitor with Security must have a 201 Mission ID Card. The card is to be presented to Security at the entrance to the escalator. 201 Mission Visitors During normal business hours, anyone who has not been issued or has misplaced their 201 Mission ID Card must sign in with Security at the Security Console on the first floor lobby, at which time they will be asked to present a valid form of identification (current State of Federal ID, State issued driver’s license, or passport) and will be issued a date stamped 201 Mission Visitor’s Badge.

201 Mission Visitors Groups and VIP’s To help expedite access for groups during normal business hours, guest lists for VIP’s or groups consisting of ten (10) people or more may be sent, faxed or e-mailed to the Building Office in advance for pre-approval. This will allow visitors and guests to be checked in easily, with minimum delay. Lists should be submitted to the Building Office for approval at least 24 hours in advance to ensure adequate time for processing. A representative from your facility must greet your guests at the Security Console, assist with the check-in and handling our visitor badges. If a guest’s name is not known, as in “John Smith and Guest”, the Guest will be asked to give his/her name and show identification. Please look for an e-mail or return fax confirming that your request has been approved and will be processed. VIP’s and visitors whose identity must remain confidential for reasons of security will, nevertheless, need to receive access clearance from the Building Office prior to arrival. Notice must be given to the Building Office via fax, letter or e-mail. Saturday All Day Sunday All Day After-hours access to the building is on the first floor, Mission Street entrance. 201 Mission Resident Customers After hours, any resident Tenant who wished to enter the Building must be in possession of a 201 Mission ID Card. Access into the Building will be denied if the tenant does not have the ID Card. **PLEASE NOTE: Any guests accompanying Access Cardholder will be require to sign in with Security and present a valid form of identification (current State or Federal ID, State issued driver’s license, or passport) prior to being admitted to the Building. 201 Mission Visitors After hours, Security will not escort, provide a card or key access to the elevators or the suites. Security will call the authorized signatory to inform them a visitor has arrived. If these criteria are met, the guest or visitor **PLEASE NOTE: Any lists of after hours’ visitors or guests to the Building Office must be received in writing or e-mail with adequate time for processing. Forms and guest lists submitted after 3:00 p.m. on Fridays and Noon on the Fridays before holiday weekends may not be processed and the guests or visitors in question may not be granted access if these forms/lists are not submitted in a timely manner. Security has been instructed to adhere strictly to the aforementioned criteria and will deny access to any person not meeting criteria, regardless of title, rank or state of agitation. 201 Mission Parking Visitors Only monthly parking is allowed during normal building hours. No parking visitors will be admitted after 5:00 P.M. Contractors and Vendors After hours, any contractor or vendor access requests will only be approved if the name JOB FOREPERSON is the same person who shows up to the work. His/her name is being provided on the Vendor Access Form submitted to the Building Office and he/she MUST provide a valid form of identification when signing in with Security. Any additional crew or staff will only be admitted upon verification of the designated Foreperson’s authorization to enter the Building. Each contractor crew member or staff person will provide ID and sign in too. **PLEASE NOTE: If the Foreperson leaves the site or is not the same person who arrives to perform the service in question, no one from the crew or staff will be granted access to the Building. In order to prevent unnecessary delays in service, a second name or contact should be provided on each Vendor Access Form and designated as “Next in Charge” on site.

Couriers and Delivery People After hours, any couriers or delivery people will be required to sign in with security at the Security Console in the first floor lobby. The delivery will be confirmed by the intended recipient or authorized representative thereof by phone, at which time said recipient or authorized representative will be asked to meet the delivery person at the Security Console in the first floor lobby to receive their delivery. Security will not escort, provide card or key access to any Couriers or Delivery People to the elevators or suites. **PLEASE NOTE: Security will not accept deliveries or packages after hours should the intended recipient or authorized representative thereof not be available to accept them, and any suspicious or unusual after hours deliveries will be subject to search regardless of that person’s availability. No visitors, business associates, family or friends are allowed into the Building after-hours without written permission notice from the customer contact. Please submit your lists of visitors and party guest lists to the Building Office in reasonable time to process them. Forms and party guest lists submitted after 3:00 p.m. on Friday afternoon or by 12:00 p.m. on Friday afternoon of holiday weekends may not be processed. If a vendor or contractor requires after-hours access to your tenant space, please fill out a Vendor Access Form and submit it to the Building Office. Be sure to provide the date and hours of access, the name and company of the individual and the specific work to be performed. The notice will be forwarded to the security staff. They will allow them access to the Building, but it is the company’s responsibility to provide them access to the premises.

G4S Access Card System G4S access cards (otherwise known as ID Cards) will only be issued to individuals who work at 201 Mission. No access cards will be issued to vendors, contractors or visitors. The G4S System was implemented for after-hours access. This system allows our security officers to accurately monitor those individuals that enter and leave the Building after-hours. After-hours is defined as before 6:00 P.M. and after 6:00 A.M., Monday - Friday, and all day Saturday and Sunday. Every employee who requires after-hours access to the Building should have an access card. When an employee leaves the company or will no longer be working in this Building, please collect the card. Also note, if a card is lost or damaged so it cannot be reissued, there will be a $20.00 replacement fee. Please do not label the G4S cards. We understand that labeling the cards can be very helpful, but many times the labels are difficult to remove. Also labels with metallic writing can demagnetize the card. Putting your name on a G4S card is also a security risk, because the cards don't have a photo on them. Tenants will be charged for each G4S card that is returned with a label or returned in a condition where it cannot be reissued to another individual.

Security and Safety 201 Mission Street employs a sophisticated and efficient security team. While security officers can provide protection for the Building, the cooperation of the customers within is essential. Observation of suspicious persons or activities, as well as emergencies should be reported to Security at (415) 896-2503. Security - During Business Hours A Security Officer is on duty 24 hours a day, 365 days a year at the security console located on the first floor. Although we try to maintain a secure working environment, many people enter the building every day and we cannot guarantee complete safety. You can take several preventative measures to keep your area more secure. For example: 1. Lock all doors when leaving your suite unattended.

2. Instruct employees to keep valuables in secured areas (locked desks, file cabinets or closets) when leaving

them unattended. 3. Always keep safes, vaults, strongboxes or similar devices locked, particularly when unattended. Do not divulge

combinations of safes or vaults. Do not leave combinations where they can be found or easily deciphered. 4. Notify the Building Office and security if you see loiterers, peddlers or canvassers on the premises. 5. Notify the Building Office and the security staff, if you or one of your fellow employees may be dealing with a

person who might be threatening or a security risk; whether it may be personal or in the work place. (An example: your company is going through a downsizing and personnel may be laid off.) We can help you set up a strategy to help you and your staff feel safe and secure in the workplace.

6. Record serial numbers of all valuable office equipment. If anything is stolen or missing, a record of serial

numbers will aid in the recovery of the items. 7. Check wastebaskets at the end of the day to ensure that no items of value have been left there.

Security - After Business Hours After normal business hours, please make sure that all entry doors to your suite are locked. It is also a good practice to keep all entrance doors other than the main entrance to your suite locked at all times. Do not allow anyone to follow you into the building after business hours. Anyone authorized to enter the building after normal business hours will do so without problems. If you encounter someone having problems gaining entrance into the building, do not let them in. Instead, contact the security desk at 896-2503; the security personnel will assist them. The Building Office recommends that you keep all personal valuables locked up during non-business hours. Although the security staff patrols the building throughout the night, we cannot guarantee the safety of unsecured valuables or personal items.

Suspicious Activities Any suspicious activities should be reported immediately to the Building Office during open building hours or the security desk after building hours. Security guards are generally powerless to assist or take police action in criminal matters in a tenant space. During business hours, management personnel will escort the police officers directly to your suite. Crime Prevention Message The management staff is concerned about the safety and protection of our customers, their employees and their property. We are conscious of the various criminal activities to which each of us is exposed on a daily basis. To reduce crime, emphasis must be placed on preventive rather than reactive measures. Preventive measures against office thefts, burglaries after hours and crimes against persons can best be achieved through the individual efforts of each employee. To minimize incidents, it is important that you establish and routinely monitor procedures, rules and regulations as a means of preventing losses and identifying wrongdoing. Customer Responsibilities: • Secure your premises. Do not allow anyone to “piggyback” into the Building or your office without key card access. Be

firm and direct. Say, “Please use your card to access the building. This is a Building regulation”, and shut the door. Practice zero tolerance and do not assume it is okay “just this once” or allow yourself to be pressured into making exceptions.

• Make sure someone covers your company’s receptionist desk, whenever the receptionist is away from their desk. • Secure your portable equipment, especially electronic equipment. • Report unwanted visitors immediately. Do not provoke a confrontation. You want them to leave your facility as soon

as possible. • Provide updated key access information. This is done with the forms in this Customer Information Guide. • Send the name and badge number of any employees who have been terminated or laid off. Get this information to

us as quickly as possible, preferably the same day. • Provide the Building Office with current accurate information, updated phone numbers and after-hours contacts and

expect to receive calls. • Make sure that your company appoints two alternate customer contacts in addition to the main customer contact. • Read and learn the Facility’s Emergency Plan. It contains valuable information that can save time and lives in a crisis. • Appoint Floor Wardens and Evacuation Team Leaders who will be calm and effective in an emergency. • Announce in writing all visitors and guests to the Building Office and provide them with access cards or keys.

Inform your remote offices and off-site personnel of our Security Policy. • Keep workplaces and common areas in your premises neat and tidy. Do not store cartons and containers in your

offices. • If there is an emergency call the Police Department first by dialing 911 and then report the emergency to the Security

Staff at 896-2503. Make sure each employee has en emergency phone number sticker on their phone. The stickers are available at the Security Console.

• If there is a medical emergency, call the ambulance company directly by either calling one of the two following ambulance companies:

We request that these procedures be circulated among all employees and that everyone is made aware of the importance of helping to ensure a safer and more secure work environment. We strongly suggest that valuables and personal property be stored and secured out of sight. Please note that management does not provide security services to any tenant suite. Contracts for guard services are on behalf of the building owners and are for the protection of their interests in public (common) areas only. All criminal activities should be reported immediately to the police department at 415-553-0123. Soliciting and Loitering Canvassing, soliciting, peddling and loitering are not allowed within the Building or the Building premises. If you are approached by a solicitor of any kind, or if you observe an individual engaged in such activities, contact the Building Office and/or Security immediately. Loading/Unloading When moving into, out of, or within the building, please contact the Building Office for assistance. Jones Lang LaSalle requires that the moving contractor provide protection for building carpets, walls and elevators during loading and unloading. If you are not using a moving contractor, please call the Building Office for assistance in coordinating the use of the elevator and protection of carpets. Loading Dock and Freight Elevator Hours and Access Please notify the Management Staff well in advance of the moving date(s) to schedule the use of the loading dock and freight elevator. The loading dock and the freight elevator are available during non-business hours only with the written approval of the Building Office. Approval is also required for moves that are scheduled to take place during the weekend and after-hours. The loading dock area or delivery entrance is located on the south side of the building, and is easily accessible from Howard Street, through the parking lot. The following rules are designed to ensure a smooth, continuous flow of items from the dock area to the tenants in the building:

• A 30-minute unloading limit is observed at the loading dock. • Hand carried deliveries are permitted through the dock area. • Two and four-wheel dollies, carts, and other types of material conveyors may not be taken in the

passenger elevators and must use the freight elevator. Only hand-held packages may be transported in passenger elevators during normal business hours.

• When moving bulky materials, office furniture or equipment in or out of the building, please contact the Building Office for assistance.

201 MISSION - BUILDING RULES FOR MOVING AND DELIVERIES Prior Arrangements: All moves, including moves within the Building, must be arranged with the Building Office at least two days in advance. Our telephone number is 415-856-0286. A current Certificate of Insurance and an Additional Insured Endorsement must be on file in the Building Office for any contracted moving services. All moves or deliveries requiring more than 30 minutes use of the dock and/or freight elevator must be made after hours. All after-hour moves/deliveries require a security officer to be present. The following are the loading dock and freight elevator billing rates: Moves that occur on After-Hours will be billed at $40.00 per hour, with a four (4) hour minimum. Loading Dock: Hours 7:30 A.M. to 4:30 P.M. Monday-Friday, 30 minute limit. We have 3 full-service bays, which can accommodate all size vehicles. The bays are located in the parking lot behind the building. The lot is accessible from Howard Street between Beale and Main Streets. Deliveries need to be made during the times stated above. Approved covering must be used to protect walls, doors and elevator lobbies. Corner boards must be used in corridor areas. Lobbies - Ground Floor and 2nd Level: Flooring must be covered with masonite once past the dock and all the way through the common areas until reaching the specific suite. Walk-off plates must be provided to protect door thresholds. Elevators: Freight Elevator use for more than 20 minutes has to be arranged with the Building Office. Passenger elevators are not to be used for furniture moves or large deliveries. The freight elevators are 6’x6’x10’ and are rated at 4,000 pounds and 1,000 FPM. Corner boards must be used on all door jams. Walk-off plates must be used to protect door thresholds. Tenant Floors: Corner boards must be used in elevator lobbies and corridors. Walk-off plates must be used to protect door thresholds. Along moving route, carpet must be covered with masonite or plywood. Plus, walls and doors must be covered.

Safety: It shall be the responsibility of the tenant/mover to perform the move in the safest manner possible. The tenant/mover must maintain clearance of entrances, exits and building corridors. Accumulation of combustible material is prohibited. Additional Building Security personnel is available upon request; however, this will be at tenant's expense. Clean-up: The tenant/mover will be responsible for removal of masonite, tape, pads, corner boards, empty containers, boxes and other debris associated with the move, prior to the next business day. Damages: Any damage caused by the tenant/mover, including but not limited to safety edges, doors, walls, elevator controls, carpets etc., will be repaired by a building-designated contractor at tenant’s expense. A representative of the Building Office will prepare a punch list, prior to moving, of building areas involved in the move, and a follow-up punch list upon completion of the move, to determine any damage caused by tenant/movers. Miscellaneous: It is stated by the Health Code Article 19E of San Francisco that smoking is prohibited in all enclosed places of employment. Hence, smoking in the Building is prohibited at all times. The Building Management reserves the right to refuse access to movers and delivery personnel, at its discretion. Any mover who violates these moving rules will be asked to leave the Building and may be denied future access. *prices subject to change

Alterations and Remodeling Tenant Alteration Projects All alterations require the approval of the Building Office and the construction manager. Requests to make alterations should be sent, in writing, to the property manager. All construction contractors including general, electrical, plumbing or phone contractors must register with the Building Office prior to performing any work in the building. Installation of communications equipment, computer or alarm systems must also be coordinated with the Building Office. Communications Installations When changes or additions to your communications network are necessary, your selected telephone installation contractor must contact the Building Office prior to the day on which the work is due to start to ensure that house cabling lines are properly assigned and code requirements are met.

201 MISSION - BUILDING RULES FOR CONSTRUCTION 1. All work shall comply with rules and regulations of the building, as well as all city, state and federal agencies having

jurisdiction. The Building Management prior to commencement must approve any and all work scheduled to be performed on the Premises in writing.

2. General Contractor will file drawings and secure all permits prior to any construction. Copies of all pertinent Building

Department documents are to be filed with the Building Office. 3. General Contractor shall submit a Certificate of Insurance for $2,000,000 subject to management approval

with a hold-harmless clause indemnifying the building, the owner, and its agent: CA-Mission Street Limited Partnership NAPI REIT, Inc. NAPI REIT TRS, Inc. LaSalle Investment Management, Inc. Jones Lang LaSalle Americas, Inc.

4. General Contractor shall submit a Performance and Payment Bond or unconditional waiver of liens. 5. All work except as listed below, shall be performed during regular business hours (7:00 A.M. - 5:00 P.M.), with all

building services being maintained during construction. The Contractor shall notify the Building Office at least 48 hours in advance of construction causing any interruption of building services. The following types of work listed shall be done on an overtime basis, this work requires a Building Engineer to be present, Contractor will be charged the Engineering Hourly Overtime Rate with a four (4) hour minimum: core drilling, concrete cutting / grinding / chipping, steel welding / grinding. Any other work required, such as excessive demo, debris removal, the placing of tackles carpet strips, spray painting or lacquering must be approved and authorized by the Building Office, and will be after hours. Slab/deck scanning will be required for coring.

6. Prior to the commencement of work, the Contractor shall submit a schedule outlining the staging of trades, any FLS

request (i.e. off-line / on-line, wet drain down / fill) and the delivery of materials. (Please see the loading dock hours and scheduling regulations for deliveries below.)

7. At the start of construction, the elevator lobby and public passageways and entrances shall be protected with

threshold plates, masonite, corner guards, etc., as may be required to protect all custom painted surfaces, carpeting, marble, vinyl wall covering wood doors, hardware, etc.

8. All contractors (sub’s, employee’s etc. working on or at 201 Mission) are required to sign in and out. A visitor tag will

be provided, which must be worn in visible sight, a valid US government approved or recognized ID must be presented each day at security to “Sign In”.

9. Cleanliness needs to be maintained throughout building. Do not clutter or block hallways, elevator lobbies, exits,

electrical closets or loading dock, keep shoe’s / boot’s clean leave no prints on carpet areas. 10. Loading dock hours are 7:30 A.M. to 4:30 P.M, Monday through Friday. The loading dock shall not be used as a

staging area for the storage of materials or equipment. All material deliveries or debris removal shall be coordinated through the Building Office and be performed as expeditiously as possible. Parking on the loading dock is limited to 30 minutes with the approval of the Building Office. Any deliveries or stocking of materials requiring more than 20

minutes must be done on an after hours basis, and the scheduling of a Security Guard is required. Guard Service is a four (4) hour minimum and is chargeable at $40.00 per hour. Contractors are not allowed to use the loading dock role up doors without a loading dock guard present. Any deliveries / removal in off hours; will be done via loading dock man door if a loading dock security guard is not present. The man door must remain closed if there is not a person attending it. A through clean-up of elevator, lobby, hall “POT” used for haul in/out.

11. Debris boxes may be delivered only after permission from the Building Office is granted, and in designated area only. 12. All construction personnel, tools, and materials are restricted to the loading dock and freight elevator only. No

construction workers are to use the carpeted passenger elevators or to egress through the Main Lobby. No construction personnel are to hold / block / place in independent, elevator cars without previous authorization from building management.

13. Do not prop open, tape, modify, alter, detach door closer arms on any doors or base building facilities. Doors to

equipment and electrical rooms shall not be left open when Contractor is not present. 14. At no time shall a contractor OFF/ON – OPEN/CLOSE any valve or circuit without first confirming it’s source, end of

line and all floor’s tenants affected. Contact a building engineer for assistance. 15. Contractor shall contact the Building Office at the start of construction for instructions on the building keying and

hardware. The Building Office will provide all permanent keying. 16. Elevator lobby doors aka “S door’s” aka “Total Doors”, must have a hard key override keyed to building on each set

of double doors. No surface mounted mag lock, sheer locks, latch etc. all locks must be approved via Building Management Office.

17. All sprinkler and or life safety shutdowns require 48-hour advance notice to the Building Office. All systems are to be

returned to normal and functional order by 3:30 P.M. No trouble’s on panels. 18. All HVAC equipment and controls shall be building standard and as approved by the Building Office. Upon

completion of construction, Contractor shall re-balance the HVAC system and submit a balancing report to Building Management.

19. Contractor shall furnish and install a new, typed electrical panel schedule for any and all electrical work. Circuits

must be labeled on each end. 20. All fluorescent light fixtures, doors, frames, hardware, and life safety equipment shall be building standard. 21. Smoke detectors will be disabled by Building Management during construction as required to prevent false alarms.

Contractor must coordinate with Building Management prior to construction. It is the contractor’s responsibility to check with engineering and ensure the system is off-line prior to work and covering / bagging all smoke heads.

22. No powder-activated guns are to be used without prior permission from the Building Office. Floor ceiling grid etc.

weekend; old abandoned, unused cores will be back filled with concrete and sealed. 24. Carpet & seaming, full floor TI’s is allowed Monday – Friday normal business hours, Tack strips must be in place no

later than 7:30 am. Multi tenant floors’ tack strips and seaming must be complete by 7:00 am and AHU will be off. 25. Painting on full floor TI’s is permitted during business hours; only with low/no VOC odor control, AHU must be off-

line. Multi tenant floor painting is only allowed with low/no VOC odor control after hours of building operation. 26. Paint, no extra, spare, reserve, un-used paints shall be left behind. The building will not store any paint nor allow

paints to be stored/left after the job.

27. No plastic tubing for fixtures or systems in kitchen/break/shower areas. Copper or metal braid shielded hoses are

required. 28. Anytime the building “Core” is exposed above ceiling, contractor is to verify all penetrations are fire caulked sealed,

and then stencil every 10’ “FIRE RATED CORE” in red paint (engineering will provide stencil upon request, contractor to return stencil).

29. Use of lifts aka man lifts, maximum 1 (one) lift per floor not to exceed machine unladen weight of 900lbs. must be

manual or battery power machine. 30. Contractor shall notify the Building Office at least 48 hours in advance of completion of construction. A

walk-through and punchlist will be made of each job, the associated costs of which shall be borne by the Contractor. 31. Upon completion of construction, two sets of as-built prints and one set of as-built sepias shall be forwarded to the

Building Office. 32. Building Office shall be notified 48 hours prior to any inspections. 33. Smoking in the building is prohibited at all times. 34. All workers MUST be Union.
