The following renovation tips can add beauty and generate great returns when a home is put up for sale. Invest In The Kitchen. Kitchen remodels are a safe bet when it comes to putting money into improving a home. Residents tend to spend a great deal of time in the kitchen, but a dated, poorly functioning kitchen can detract from a home’s value, even if the rest of the home is in good shape. It’s possible to recoup between 60 and 120 percent of a kitchen remodel investment, especially if the kitchen matches up well with the rest of the home. A deluxe renovation may not be necessary, as relatively moderate improvements can create a whole new look for a kitchen. Paint. One of the least expensive improvement materials, but one that has a significant impact, is paint. Neu- tral, modern colors can easily liven up any space. If low-VOC paint is used, the home can also be advertised as an eco-friendly home, which is very desir- able these days. Install Another Bathroom. Multiple bathrooms are an attrac- tive selling point, particularly in older homes that may not have been equipped with more than one bath- room. Finding extra space for a bath- room can be tricky, but consider clos- ets, areas under stairs or even taking some space away from another room. Renovate The HVAC System. Many home buyers are eager to pur- chase a home that has a new heating and cooling system since furnaces and air conditioning units are substantial investments. Other improvements, such as adding attic insulation or re- placing older windows and doors with more energy efficient options, also are smart bets. Add Illumination. A dark home is a dreary home. Adding light can mean including more overhead and accent lighting. Under-cabinet task lighting is a nice touch. Inclusion of skylights and sun tubes can bring natural light into rooms that may not have south- or west-facing windows. Put A Deck Addition Outdoors. Decks and patios can make backyards more appealing. The scope of the in- vestment will depend on the size of the deck and design. A do-it-yourself proj- ect can cut the cost of decks in half, but only if the homeowner has the specific tools or experience to tackle such a project. Improve Curb Appeal. Adding attractive landscaping and freshen- ing up the entryway can add consider- able value to a home, as buyers judge homes by their exteriors. Completely renovated interiors may never be seen if buyers pass up a home because of a less attractive exterior. Classy, subtle changes, like well-placed shrubbery and a green lawn, can work wonders. An inviting front door and well-lit en- tryway also add curb appeal to a home. Finding space to install an extra bathroom in a home can be a worthwhile investment. Homeowners choose renovation projects for a variety of reasons. Al-though many improvements are made to increase functionality and comfort of a home, others are seen as worth-while investments. These investments can add up to a higher resale value when the time comes to sell a home.

Certain projects have a history of providing a greater return on home-owners’ investments than others. The following renovation tips can add beauty and generate great returns when a home is put up for sale.

• Invest In The Kitchen. Kitchen remodels are a safe bet when it comes to putting money into improving a home. Residents tend to spend a great deal of time in the kitchen, but a dated, poorly functioning kitchen can detract from a home’s value, even if the rest of the home is in good shape.

It’s possible to recoup between 60 and 120 percent of a kitchen remodel investment, especially if the kitchen matches up well with the rest of the

home. A deluxe renovation may not be necessary, as relatively moderate improvements can create a whole new look for a kitchen.

• Paint. One of the least expensive improvement materials, but one that has a significant impact, is paint. Neu-tral, modern colors can easily liven up any space. If low-VOC paint is used, the home can also be advertised as an eco-friendly home, which is very desir-able these days.

• Install Another Bathroom. Multiple bathrooms are an attrac-tive selling point, particularly in older homes that may not have been equipped with more than one bath-room. Finding extra space for a bath-room can be tricky, but consider clos-ets, areas under stairs or even taking some space away from another room.

• Renovate The HVAC System. Many home buyers are eager to pur-chase a home that has a new heating

and cooling system since furnaces and air conditioning units are substantial investments. Other improvements, such as adding attic insulation or re-placing older windows and doors with more energy efficient options, also are smart bets.

• Add Illumination. A dark home is a dreary home. Adding light can mean including more overhead and accent lighting. Under-cabinet task lighting is a nice touch. Inclusion of skylights and sun tubes can bring natural light into rooms that may not have south- or west-facing windows.

• Put A Deck Addition Outdoors. Decks and patios can make backyards more appealing. The scope of the in-vestment will depend on the size of the deck and design. A do-it-yourself proj-ect can cut the cost of decks in half, but only if the homeowner has the specific tools or experience to tackle such a project.

• Improve Curb Appeal. Adding attractive landscaping and freshen-ing up the entryway can add consider-able value to a home, as buyers judge homes by their exteriors. Completely renovated interiors may never be seen if buyers pass up a home because of a less attractive exterior. Classy, subtle changes, like well-placed shrubbery and a green lawn, can work wonders. An inviting front door and well-lit en-tryway also add curb appeal to a home.

Finding space to install an extra bathroom in a home can be a worthwhile investment.

When prepping for the big move into a new home, it often seems like there aren’t enough hours in a day. With all the packing and planning, it’s easy to get lost in the midst of the chaos. But, there are a few surefire ways to make the move seem less like a full-time job.

“Moving into a new home is al-ways an exciting experience, but one that requires quite a bit of planning.” said Jim Dohr, president of Coldwell Banker Gundaker. “You can eliminate unnecessary stresses by giving your-self enough time to get prepared and organized.”

Here’s how:• Leave It. Don’t clutter the new

home with old unused items. Take only what’s needed and give away, sell, donate or throw out the rest.

• Take Matters Into Your Hands. Don’t totally trust movers to deliver items in one piece. Pack a couple boxes of fragile or special items and take them to the new place. Make sure to set them out of the way from all the action.

• Plan A Few Days Ahead. Pack an overnight bag with all the basics that will be needed for a couple of days. Also, have several changes of clothes picked out to hang in the new

closet right away. If headed back to work the Monday following the move, or you simply need to run quick er-rands, some items will be handy and wrinkle-free.

• Don’t Forget About Food. Box up non-perishable items ahead of time, but save the refrigerated foods for last; use ice packs if needed. Make sure that perishable foods are the last to be loaded on the truck, and the first to be taken out, so the fridge can be stocked in the new place.

• Supplies. Prep a bag with clean-ing supplies, paper towels, toilet pa-per and other must-haves that may be needed immediately, and bring it over personally.

Preparation Helps To Make Moving Day Less StressfulPractical tips for new homeowners

The Environmental Protection Agency (EPA) encourages Americans to test their homes for radon, a natu-rally occurring radioactive gas.

Each year about 21,000 Americans die from lung cancer caused by expo-sure to radon. Testing is the only way to know if a home has elevated levels of radon. The EPA recommends tak-ing action to reduce the radon level if it’s at or above 4 picocuries per Liter (pCi/L) of air.

Affordable do-it-yourself radon test

kits are available online, at many home improvement and hardware stores, or homeowners can hire a qualified radon professional. A profes-sionally installed radon reduction sys-tem removes the radon from beneath a home and discharges it harmlessly outside. A working mitigation system is also a selling point for homes on the market.

For more information, visit www.epa.gov/radon or call 1-800-SOS-RA-DON.
