For those with the time, energy and technical skills, buying a property to fix up and sell later at a higher price or to rent out for a period of time, can be a worthwhile investment. But do your research. “Challenges can quickly mount for the novice who chooses to invest in real estate,” says Lincoln Thompson, broker-owner with Royal LePage Gardiner Realty in Fredericton, New Brunswick. “But if you take the time to choose the right home and rely on the right people for expertise, your investment can pay dividends.” Thompson offers three recommendations for success: 1. Many of us envision the gutsy move to flip a house for quick financial gains – and some people are quite successful at doing so, say advisors in this field. For those with the time, energy and technical skills, buying a property to fix up and sell later at a higher price or to rent out for a period of time, can be a worthwhile investment. But do your research.

“Challenges can quickly mount for the novice who chooses to invest in real estate,” says Lincoln Thompson, broker-owner with Royal LePage Gardiner Realty in Fredericton, New Brunswick. “But if you take the time to choose the right home and rely on the right people for expertise, your investment can pay dividends.”

Thompson offers three recommendations for success:

Are You Buying theRight Sized Home?

Is bigger always better? When it comes to purchasing a home, the answer is, in most cases, no. Unless you’re a family of 10, searching for a home with the greatest square-footage you can afford shouldn’t be your top priority. Instead, it’s more important to carefully consider usable living space, which is a very individual thing and different for every family.

Buying the right sized home goes both ways. It also isn’t in your best interest to buy a two-bedroom home when you know that you’ll be starting a family soon.

Tips for choosing the right size home:

For first-time buyers or young couples starting out, buy a home with the next five to seven years in mind. Even if you don’t plan on having kids for a couple years, moving is expensive and it isn’t a process you want to repeat two years down the road.

Empty nesters should be thinking of enjoying their golden years when house hunting. Buying a smaller home with fewer bedrooms and less outdoor space will make it much easier to enjoy those extended vacations.

One thing you definitely don’t want to do is search for a house that will accommodate your entire extended family during holiday dinners. It just doesn’t make sense to buy based on the needs of two or three days of the year. Find a home that is just right for your family, the people who will occupy it the other 363 days per year. You can always buy a few fold-up tables and chairs for that special Christmas dinner! ?

Buying a more modest-sized home has another advantage, and this one means big savings for your wallet - energy conservation. Heating and cooling a 5,000 square-foot isn’t cheap. Furnishing and decorating a massive home is expensive, too.

Finally, you can count on spending much less time cleaning a smaller home, which means more time to spend with family and doing the things you actually enjoy!

It isn’t too often these days that you enter a home and are overwhelmed with a blue cloud of tobacco smoke. But smokers are still out there and some still do smoke in their homes. If you’re one of these homeowners and you’re thinking about placing your home on the market, you’ll need to take some measures first to ensure that the smoke odours in your home don’t turn off prospective buyers.

Aside from the negative impacts on one’s health, a home that smells of cigarette or cigar smoke hits you in the wallet too. Homes that have been heavily smoked in often take two to three times longer to sell and will often fetch 5 to 15 per cent less than a home that doesn’t have smoke stains or a pervasive odour, according to the website quitsmoking.com. When it comes to home insurance, most companies agree that smokers are at greater risk for having a fire. Premiums are usually higher when there are smokers living in a home. Alternatively, non-smokers get a discount, anywhere from two to 10 per cent.

If the challenge of kicking the habit is too much to take on, before you put your home up for sale start limiting your smoking to

outside the home and take extra steps to deodorize indoors

This is not a task for a can of aerosol air freshener. Start by opening as many windows as possible for as much of the day as possible. Think about investing in an air purifier or borrowing one if you can. You can spend anywhere from $100 - $1,000 on one but it’s something you will get plenty of use out of. Run the air purifier in different rooms of the house in 12-hour intervals. As for the walls and ceilings, they’ll have to be scoured, rinsed, dried and then sealed with a specialized primer paint to prevent nicotine from seeping through the fresh coats of paint overnight. Cabinets, drawers, closets, furnace ductwork, filters, windows, closets, ceiling fans and light fixtures will need to be cleaned off and bulbs replaced.

And finally, take down drapes and curtains and have them professionally cleaned. Have someone come in to clean your carpets and furniture or do it yourself. Remember, though it may seem expensive and like a lot of work, do some math. What is 15 per cent of your home’s price? It’s better to spend a couple hundred dollars now in order to make thousands more on your home sale.
