The original 4246.0 m2 single story facility was constructed in 1978 with two stand alone portable classrooms of 89.7 m2 each added in 2007. The school undertook upgrades/modernization in 2006 and 2007. The original school contains 12 classrooms, 2 science rooms, a visual arts room, a music room, a home economic room, an industrial arts area, a library, a gymnasium with stage, a study/lounge atrium area, administration and support spaces. At the time of the site visit there were 431 enrolled students.

General Summary:

Structural Summary:Foundations consist of cast in place concrete grade beams and piles with concrete slab on grade throughout. Roof structure is composed of metal deck on metal joists supported by load bearing concrete block walls and isolated metal beams and columns. Overall the structural elements appear to be in good condition.

Envelope Summary:Roofing is original built-up asphalt with sloped insulated glazed panels located over the atrium space. Wall finishes consist of precast concrete panels with isolated painted plywood panels, prefinished metal cladding and textured stucco housing sealed fixed and opening aluminum framed windows and curtain walls, painted metal clad doors and frames and an insulated prefinished metal clad overhead door. Overall the enveloped elements appear to be in acceptable condition.

Interior Summary:Flooring consist of VC tile, sheet vinyl, epoxy, porcelain tile, carpeting, painted concrete and wood strip. Concrete block and gypsum wall board partitions are painted with face brick cladding located in the atrium area. Ceilings are painted gypsum wallboard and suspended acoustical tile. Acoustical wall and ceiling panels are located in the music room. Doors and frames are painted. Millwork is finished with plastic laminated counter tops with stained cabinetry. Prefinished metal toilet partitions are located in washrroms with prefinished metal lockers located in corridor areas. Teaching areas contain white, green and tack boards. Overall the interior elements appear to be in acceptable condition.

Mechanical Summary:The mechanical system is comprised of hot water heating with a centralized natural gas fired air distribution system forspecific areas of the school. The school is heated by one sectional hot water boiler. Four air distribution systems ventilate entire school.

Heating system for the school consist of perimeter radiations, ceiling radiant panels, re-heat coils, unit heaters and fan coil units. Each classroom have control of the temperature with individual thermostats. Domestic hot water is generated by one gas fired, tank type domestic water heater complete with hot water recirculation system. Conventional plumbing fixtures throughout the facility. The mechanical control system is a direct digital control. Municipal type services to building. Overall mechanical system is in acceptable condition.

Electrical Summary:The facility was originally constructed in 1979 with major modernization completed in 2006. The main service is 347/600V, 3 phase, 4 wire and rated 600A. The service is underground fed from pad mounted transformer. The 16kw 208V emergency generator was used for emergency lighting system. All the light fixtures were either retrofit or replaced, most fluorescent lights are T-8 fixtures. The metal halide fixtures were installed in the gym. All fire alarm, intrusion, Call, PA and telephone systems meet current facility requirements. The overall rating for the facility shall be "Good"
