High School: Facility is of non-combustible construction, sprinklered, building classification A, single storey. Construction Periods: Original: 1958, 3580 m2 Mechanical Space Mezzanine: 218 m2 Addition: 1961, 4821 m2 (3024) Addition: 1967, 551 m2 Addition: 1983, 37.5 m2 Addition & Modernization: 1997, 350 m2 Total High School Area =7880 m2 There is an attached greenhouse (50m2). There is a detached garage 70 m2 area used for general storage, located north of the CTS shop. The High School is in acceptable condition but requires upgrades and repairs. The high school is old, has a totally inadequate gymnasium, and has musty persistent smells, which is the result ofterrible site surface drainage problems. Events This Period: Masonry block repairs, exterior painting, gutters and down spouts, stair hand railings, stairpainting, painted concrete floors, and floor tile repairs. General Summary:

Structural Summary:Concrete strip foundations (high school) and concrete columns on pad footings (2202) support load bearing concreteblcok walls and glu-lams and 'TROFDEK' roof for the high school and a steel column, beams, O.W.S.J. and metal deckfor the 2002 middle school and the covered courtyard (1998). Second storey areas in the High School have steel columns, and beams, and factory manufactured wood joists andplywood. (storage and upper floor mechanical 1967). All floors are concrete slab on grad, no apparent cracks in the High School, numerous cracks in the Middle School(2002). The structure itself shows no signs of distress.

Envelope Summary:High School The exterior walls (concrete block) have had metal studs, fiberglass batts, and vapour barrier added as renovations in1988. The gymnasium has only concrete block with core filled insulation. Original roofs are asphalt and gravel built up roofing on ply, with glass batt insulation between the 'TROFDEK' woodtroughs. THe 1958 original school has had wood joists placed on the 'TROFDEK' system in 1990 and re-roofing (toincrease insulation?)

New modified bitumen roofing with sloped rigid insulation was installed in 2003 to north end of the 1961 addition andnorth end of the 1958 building in 2004 to stop leaks. The building envelope is just acceptable, except the gymnasium walls which frost up. Middle School Built in 2002 this school has brick and block veneer and stucco on insulation to the exterior walls. The lower wallsections have 25 mm air space, 75 mm rigid insulation, with vapour barrier to interior block. The roof has vapour barrier on the gypsum wall board, 150mm rigid insulation, 25mm fibreboard for a modifiedbitumen membrane roof. The sloped roofs have a pre-finished metal covering. The envelope of the 2002 building is good.

Interior Summary:Both the High School and the Middle School have finished to floors, walls and ceilings that have been well maintained,although the High School is in need of painting. Millwork items are all acceptable including accessories. Handicapaccessibility to the schools is good. Smells inside the High School (N.E. area) are bad and the gymnasium floor at the north end has been lifted to reviewthis issue.

Mechanical Summary:Heating system for the entire school consists of two boiler plants, one serves high schools and was installed in 1997,second one serves middle school and was installed in 2002. Ventilation system is provided by packaged indoor air handling units which supply fresh air to heat pumps locatedthroughout. Air conditioning system is served by dry cooler complete heating piping lop and diverting valves. Domestic hot water is generated by tank type gas fired water heaters located in two mechanical rooms - 1997 and2002. High school is equipped with designated gas fired make-up air units serving kitchen and industrial arts areas. Controls are DDC type manufactured by Johnson Controls. Overall mechanical condition is good.

Electrical Summary:(High School) This facility is electrically fed from a utility owned pad mount transformer through underground conduit and wiring to aFederal Pioneer 1200 Amp,120/240 Volt,3 Phase,4 Wire MDP. The MDP in turn feeds Federal Pioneer and Westinghouse branch circuit panels through out the school through EMTand wiring,and armored cable. The MDP also feeds a Square D MCC in the mechanical room.The branch circuit wiring needs upgrading to replacethe Wire Mould and power bars in the classrooms due to addition of Smart Boards which could overload the existing circuits.The interior fluorescent lighting uses energy efficient T-8lamping and electronic ballasts. The emergency lighting battery packs are by Ready-Lite and Lumacell and with the remote emergency light headsthese illuminate all paths of egress from the building. The exterior MH wall packs give adequate illumination to the area around the building.The fire alarm is an ESTaddressable panel with smoke and heat detectors, pull stations,horn/strobe signaling devices and a remote annunciator located at the front door.Intrusion detectionutilizes motion sensors through out the facility. The security access system uses a key-fob swipe bar and a touch pad at the front door.The video surveillance systemhas seven external cameras located around the exterior of the facility to deter vandalism. The telephone system utilizes a Telus back bone,Panasonic Switcher andNortel hand sets in each classroom. This facility is in Acceptable Condition. There are fifteen Cutler Hammer branch circuit panels located through out the facility.The motor starters are made byCutler Hammer. The interior fluorescent lighting is energy efficient T-8 lamping and electronic ballasts. The emergency lighting batterypacks are made by Uniglo and illuminate all paths of egress from the building. The exterior 70 Watt MH wall pack lights illuminate the area around the school.The intrusion detection system usesmotion sensors in the school and the school has the capabilities to do a complete lock down. Security access to the school is through a Security Touch pad mounted at the front door,this is tied back to a Altronixsecurity panel.Video Surveillance is through six video cameras tied back to a Bosch CCTV monitor and a Bosch Video recorder.The data system uses Cat5E cabling from a Dell switcher to theindividual classrooms.The local network is supplied be Alberta Supernet. The public address system utilizes a Rauland Telecenter and a Telecenter hand set located in the main office.Thetelivision system utilizes cable from a splitter to the classrooms and i supplied by Shaw Cable Vision.This school is in Good Condition.
