The single storey general purpose office building contains 1333 sq. M in area constructed in 1981. In addition to health care offices the unit contains sound proof rooms to measure hearing impairment and generalpurpose medical research labs.

General Summary:

Structural Summary:Roof is composed of metal deck on OWS joists supported by exterior concrete block walls with concrete foundation wallsand concrete slab on grade. Elements appear to be in acceptable condition.

Envelope Summary:Exterior walls consist of painted concrete block, face brick and prefinished metal siding housing aluminum framedstorefronts, aluminum and steell framed sealed fixed window units and painted utility doors. Overall elements appear to be in acceptable condition.

Interior Summary:Flooring consists of sealed concrete, ceramic tile, sheet vinyl, vinyl asbestos tile and carpeting. Walls are painted gypsum wallboard and ceramic tile with ceilings of acoustical tile and gypsum wallboard with afolding partition located between two offices. Casework consist of painted wood cabinetry with chemical resistant laminated counter tops, plastic laminated vanitycounter tops and wood and plastic laminated finished reception desk. Wash rooms contain prefinished metal toilet partitions. Doors are stained solid core wood with institutional grade hardware. Roller blinds cover aluminum framed window units. Elements appear to be in acceptable condition.

Mechanical Summary:One story strip mall style building with roof top units providing heating and cooling. With ceiling mount exhaust fans inthe washrooms. There is one hot water tank supplying hot water to the washrooms and exam rooms. Buildings mechanical equipment is acceptable.

Electrical Summary:The building has a 600 Amp, 120/208 volt service fed overhead from three pole mounted single phase transformers. The T-12 lamp fluorescent fixtures provide lighting for entire interior; Exterior lighting is provided by HPS pack at eachentrance of the building; Emergency lighting in the building is provided by battery pack emergency lighting fixtures. Three single phase pole mounted transformers are used to provide power to the building.

The main service to the building is 120/208V, 3 phase, 4 wire and rated 600A and is fed overhead from pole mountedtransformers. The main distribution consists 600A main disconnect, CT cabinet, utility meter and 600A main distributionsection.

All the panels were installed with original building and are in full capacity.

The stand alone magnetic starters and load switches are used for major mechanical pump controls

On 04 September 2012, Vic Maybroda of MAYCON Architectural and Engineering Services supported by Kevin Smith ofBacz Engineering and Bozka Malanik of Acuity Engineering accompanied by Mr. Les Eldridge of the St. Paul HealthAuthority undertook an onsite review of existing building and site conditions of the St. Paul Health Centre. The single storey general purpose office building contains 1333 sq. M in area constructed in 1981. In addition to health care offices the unit contains sound proof rooms to measure hearing impairment and generalpurpose medical research labs.
