Hidden peril of an‘accurate’ valuationWHEN it comesto judging aproperty to get agood indication ofits value andprobable sale price,the seller has arange of options.

Real EstateInstitute of WAPeel representativeKent Murphy said areal estate agent could give an appraisaland a professional valuer a more formalvaluation.

“There is a third option which somepeople like, and that is to pay for a‘property report’ from one of the manyprivate companies which provide thisservice,” he said.

“However, people thinking of doingso should be aware there can belimitations to this.

“This was made clear recently when aREIWA member was selling a splendidhome in Subiaco and which thisexperienced agent rightly believed wouldsell in the region of two million dollars.

“A buyer expressed interest and toldthe agent he would seek a propertyreport from a private company toindicate the ‘right’ selling price.

“Much to the astonishment of theselling agent, when this independentproperty report came back it suggested avalue which was less than half the pricethe property was listed for.”

Mr Murphy said the agent was gob-smacked, knowing this was woefullywrong. “The agent called up thecompany which had put together thereport to ask what their reasoning was,”he said. “It turned out the companycould only measure values based on theunimproved value of the land.

“The problem was, in the five yearsbefore listing this property, the ownerhad demolished the original home andbuilt a large modern home in its place.

“But this isn’t detectable through anarms-length report based on computerdata, and not based on actually sightingthe property and being familiar with itshistory.

“As a result, this Sydney-basedcompany had produced a report that wasbasically block price.” ■

THE Perth property market is on its way up.After hitting the bottom of the “J” curve, the future is looking

promising, according to Barry Pound, director of LJ HookerCorporation and LJ Hooker Settlements WA.

“I believe the Perth metropolitan area has seen the worst of themarket over the past six months,’’ he said.

“I am predicting, and we already have the signs, that as we moveinto the summer months, there will be some good signs of steadygrowth.

“Unless competition opens up dramatically in the bankingindustry, and we see money easier to get, then the market willcontinue to steadily rise and we are unlikely to see the booms we

have experienced in the past.’’ Mr Pound said areas that were doingwell included Broome and Bunbury regions, and from an increasedactivity point of view, Fremantle and Mandurah.

He said across the metropolitan area, real estate agents werewell stocked with listings, but suffering a big shortage of qualifiedbuyers.

“While some areas are very slow, there are other suburbs suchas Fremantle and Mandurah, that are experiencing good activitywith sales as sellers adjusting to the market,” he said.

“In this market, price reductions are essential to meet the marketand move on.” ■

Meanwhile, standard variable homeloan products rose to 49.3 per cent andbasic variable dropped to 36.1 per cent,the lowest level in two years.
