BY excluding owners of pets fromrental properties, property ownersin Perth could be reducing their poolof prospective tenants by more thanone third.

According to Investors Clubpresident Kevin Young, Australiahad one of the highest rates of petownership in the world, with 63 percent of the nation’s 7.5 millionhouseholds owning an animal.

“It is estimated that there aremore than 12 million people inAustralia associated with pets,’’ hesaid.

“A growing number of peoplewho want to lease properties inPerth now have pets and some 53per cent say they would like to ownone in the future.

“Pets are becoming moreimportant in the rental marketbecause more people are choosingto live alone and many of thesepeople are choosing to have pets ascompanions.”

Mr Young said the Investors Clubwas finding that pet ownership wasparticularly high among the growingnumber of single female tenants.

“Despite the fact that morepeople are choosing to own a pet,many landlords still maintain a ‘nopets’ policy when leasing theirproperty,’’ he said.

“By considering the owners of

pets as candidates for a tenancy,landlords can increase the choice oftenants and also secure a higher rentthus boosting their rental returns.”

Mr Young said special safeguardscould be put in place if the tenanthad a pet.

For example, a special pet bondcould be written into the rentalcontract which would ensure the

landlord was compensated if the petdamaged the property.

There are two booklets that havebeen produced by the AustralianCompanion Animal Council for bothlandlords and tenants regarding pets.

These booklets can bedownloaded free of charge fromtheir website at http:// www.acac.org.au. ■

Mandurah wasninth on the list, with299,308 residentialbuildings approvedand an annualpopulation growthrate of 3.2 per cent.

The JELD-WENPopulation andResidential BuildingHotspots reportprovided a snapshotof WA’s fastestgrowing areas in the2009-10 financialyear.

A “hotspot” isdefined as a local areawhere populationgrowth exceeds thenational rate and thevalue of residentialbuilding work ap-proved is more than$100 million.

There were 14hotspots in WA, withWanneroo toppingthe list.

HIA warning on carbon taxSMALL and medium-scale Australianbuilding product manufacturers are at riskof taking the brunt of a carbon tax,according to the Housing IndustryAssociation.

“Building product manufacturers acrossAustralia will potentially be the hardest hitby the carbon tax,” HIA chief executiveGraham Wolfe said.

“There will be an immediate andinevitable flow through of cost increasesacross the broad range of buildingmaterials, products, fixtures and fittings,”he said.

“It will add an extra $6000 or more tothe cost of building an average newresidence, placing additional affordabilitypressure on new housing activity, andadding an extra $43 per month to thefamily mortgage repayments.

“That adds a further $12,800 to the

total repayments over a 25-year loan.“The market will look for alternatives

and that rings alarm bells for Australianbuilding product manufacturers.”

Mr Wolfe said a carbon tax would makeAustralian-made and manufacturedbuilding products less price competitive.

“Put another way, imported buildingproducts will become more pricecompetitive, more cost appealing, and thatpaints an ominous picture for Australianmanufacturers and for those employed inthe sector,” he said.

Housing starts are forecast to fall by 15per cent to 143,400 in 2011, down from168,700 in 2010.

Mr Wolfe warned that a carbon taxwould increase building costs, furtherdampen housing activity and kick an owngoal against Australian building productmanufacturers. ■
