Bottom of the marketAUSTRALIAN dwelling values roseby a seasonally-adjusted 0.4 per cent inthe December quarter, and 4.7 per centover the year.
The capital city market peaked in May2010 and remains below this threshold.In 2010, Melbourne (+8.4 per cent) andSydney (+6.6 per cent) were the bestperformers. Perth (-2.3 per cent) andBrisbane (-1.0 per cent) were the worst.
Based on more than 357,000 sales in2010, the RP Data-Rismark HedonicHome Value Index reported modest 4.7per cent growth over the 2010 calendaryear across Australia’s combined capitalcities, which was in line with originalRismark and RP Data forecasts.
In the ‘Rest of State’ markets, whichcover the circa 40 per cent of homesnot located in the capitals, dwellingvalues rose by an even meeker 0.8 percent during 2010, according to theindex.
RP Data’s Tim Lawless said the softresult likely reflects the weaker demandand supply fundamentals in regionalareas.
Across all regions throughoutAustralia, RP Data-Rismark estimatesthat the national median dwelling pricewas $420,000 in the three months toDecember.
In the capital cities, the median
dwelling price was a higher $475,000.Across the cities, the most expensivecapital city is Sydney ($525,000),followed by Canberra ($510,000),Melbourne ($505,000), Darwin($481,000), Perth ($465,000), Brisbane($435,000), Adelaide ($387,000) andHobart ($325,500).
Almost all of the growth in capital cityhome values was experienced in the firstquarter of 2010, when dwelling valuesgrew by 3.6 per cent (compared with4.7 per cent over the year).
Rismark’s managing directorChristopher Joye said the RBA’s fourinterest rate hikes in 2010, which weretopped up by a fifth via the banks,conspired to snuffle out capital growthduring the remainder of the year.
“Indeed, the capital city housingmarket very clearly peaked in May 2010,and remains below this point today,” hesaid.
In the month of December, capitalcity dwelling values continued to flat-linewith an insignificant 0.2 per cent(seasonally-adjusted) increase in homevalues (November’s previously reported-0.2 per cent decline has revised to -0.1per cent).
Values for ‘Rest of State’ areastapered by -0.3 per cent in December inseasonally-adjusted terms.■
