As the newManaging Director,I have greatpleasure inwelcoming you, our continuingreaders and our new readers, and

would welcome any feedback you mayhave about the information within our Review.

Nilsen has done many things over theyears, from the extremely successful3UZ after 65 years and making one of,if not, Nicole Kidman’s first feature filmBMX Bandits, as well as being aleading manufacturer of electricalproducts and switchgear, plusintroducing electronic meteringsolutions. However markets change andbusinesses change, and we have nowevolved back to where we started as abusiness totally focused on Contracting,Switchboards, and Service.

It is around these three core areas ofour business where we intend to keepdeveloping as a major nationalorganisation delivering value to all the

key stakeholders we do business with– Customers, Shareholders, Suppliersand in particular our Employees. Wewill continue to invest in our businessthrough capital equipment and peopletraining of both a technical and non-technical nature to always striveto find ways of doing it moreeffectively and efficiently for allinvolved, with the aim of increasingthe value created.

All of our three areas have good workin hand as a total company, but it isnot evenly spread throughout thecountry and margins remain verytight. The full range of our capabilitiesmean we can deliver from a Greenfieldproject right through to themaintenance of an operational facilityand anything required in-between.

We call it our end-to-endElectrotechnology solution. It isanother illustration of our range ofachievements and diversification.

I am proud to be following in thefootsteps of my father, grandfatherand great-grandfather and it will bemy objective to ensure Nilsen is

always recognised as a major force inElectrotechnology in Australia.

I would also like to sincerely thankPeter Vandenheuvel for helping meprepare to be the fourth generationNilsen to be Managing Director, for hiscommitment to Nilsen, for more thanforty-three years with Nilsen, and forall he has done to help make Nilsenwhat it is today.

If there is one thing constant in thisworld, it is change, and Nilsen willcontinue to change. You may havenoted our updated logo, a reflection of moving forward. Also, as ourVictorian operation has changed, wehave taken the opportunity to move tonew and much more suitable premises.Looking to the future, there are manyexciting new initiatives already on thedrawing board that I hope to sharewith you in future issues.

Kimberly Clark Major Expansion, Tantanoola,South Australia.Three major projects at one site, at the same time, the largest anew tissue mill. Our SA Contracting team braved the wettestwinter in recent memory in the coldest part of SA to deliver ahigh quality HV and LV turnkey installation, exceedingexpectation.

Automated Controls, Loy Yang Mine Dredgers,Victoria. Taking on work previously the domain of much larger specialistcompanies, our Morwell team used their expertise in mining andconveying to design and install a new system overlaying theexisting dredger controls. Successfully improving efficiency forthis major generator.

Transformer Repair, BOC Gases, Hastings,Victoria. During start-up of a new maintenance contract, in the assetassessment phase, our Victorian High Energy team detected aserious fault in a critical transformer and prevented a financiallycatastrophic business interruption through timely repair and withimmediate pay-back.

OHS Systems:In addition, our SA company also nominated their OHSSystem for judging in the new NECA Awards of Excellencecategory for large company OHS systems.

Sixty. Yes sixty! As at last December, the count of the number of times Nilsen Excellence was recognised!

And what a diverse range of projects they were!

They include projects for street lighting, conveyors, a tropical glasshouse, hospitals, a telephone exchange, data centres,a container terminal, a defence laboratory, university facilities, offshore work, overseas work, submarine switchgear,port facilities, an undergrounding pilot, a substation, a power station, work on ships, sporting grounds, CBD buildings,a water plant, an express-way, a glass works and a museum. What a range, and all pronounced by independent judgesto be the best among peers.

Well, judging by this years nominations, the list looks like getting longer still, with another four projects nominatedthis year.

Given the opportunity, most customerswould prefer to deal with less suppliersrather than more. A single point ofcontact, where the entire contractinterface becomes the responsibility of asingle company.

But, because many of our customers seeus doing only one or two of our manydifferent activities, we are often ‘pigeon-holed’ as providing only those one or twoservices. Some customers see us as CBDcontractors, others as switchboardbuilders, yet others as a High-Energyservice company, and others still as a datacable installation provider. True, a few seeus in more than one of those roles butvery few are aware of the breadth ofservices we provide.

HV skills, part of our delivery package

Switchroom fitout, quality work is critical Major Adelaide project, the new Airport terminal

Promises are one thing, but deliveringcan be quite another. No matter howwell intentioned a contractor might be,without a proven track record, there isa great risk of underperformance on amajor project. So, is size important?When getting a major projectcompleted, you bet it is!

As noted by Greg Hodby, Manager, SAContracting, “Customers are buildingprojects where the constructionprogram dictates expenditure of $1M to$2M per month for three, six, nine,twelve or more months straight, on asingle project or at a single site. Theyneed to be convinced a contractor candeliver. The best way to do that? Toonly consider contractors with majorresources, a proven track record and anational presence. Only thosecontractors, who have management andproduction resource, can deliver.

Many contracts now include huge costpenalties, but even if they do not, aprice difference of half a million dollarscan be swallowed up in just a month ortwo of delays. Certainly, we have beenawarded many a major contract on ourability to deliver, not just on price.”

And Greg can speak with someauthority, as the KCA project atMillicent in the ‘Green Triangle’ insoutheast SA is a prime example. Theoverall electrical package was severalmillion. We completed it in just 10 months and did it well, in one of the coldest and wettest winters inrecent memory.

The selection process for this projectwas not an isolated instance. We arenow seeing the same from customerswith mid-size projects, especially whenthe time-to-market is critical and theconstruction program is acutely time-

challenged. For experienced projectmanagers, gone are the days whenprice is the only deciding factor in thechoice of contractor. As the cost impactof delays can far outweigh any savingsthat might have been made in award ofa contract, the adage of “Pay less, Paytwice” is certainly coming to the fore.

Greg echoes similar sentiments from theother Nilsen Managers, again with goodauthority, just look at the list of majorprojects our companies have deliveredrecently or that are in progress now.They include works at ACI Penrith, thenew Adelaide Airport, RACV building inthe Melbourne CBD, GMH atFishermans Bend, Stage One of theDarwin Undergrounding, the PerthConvention and Entertainment Centre,and the University of WA CMS buildingto name but a few.

Motorcars and switchboards. What’scommon? Not much but you buy bothon the features you need and the servicelife you hope to get. These are the main deciders.

With the car, you tend to buy a brandwith a reputation you trust and withfeatures important to you. Also, the costof servicing may play a role. And youmay buy to perhaps have it for onlythree or four years.

But you buy a switchboard to last tentimes that long or longer!

So what features and service life do youneed? Wouldn’t a forty-year guaranteebe great?

Remember, swapping over a switchboard,even making repairs after a catastropheis not an option. Ask someone who hasjust spent the equivalent of ten or morenew motorcars to fix a prematureswitchboard failure! You can’t just drivethe switchboard into the dealership andget a changeover deal.

But, assuming a forty-year guaranteemay be out, you can almost write yourown. How? As with the car, buy from areliable supplier, with a recognised brand,using recognised switchgear, recogniseddesign, proven testing experience, a goodreputation, known long-termperformance and on-going support.Even a 40-year guarantee is worthless ifthe company folds, but a company thathas a long-term industry record canprovide you with better performance.

And how do we build in known long-term performance? We design coolrunning switchboards! How? Bydesigning in optimum ventilation at the outset.

Phil Bilsborow, our SA SwitchboardsManager voices the observations of allour senior switchboard people aroundAustralia when he notes:

“The root cause of most switchboardproblems is overheating. Mostarcing faults and like spectacularfailures are caused by a gradualdeterioration at contacts, springtensioned joints and connections.Why? Because of a build-up ofheat. This is why our N Seriesdesigns optimise ventilation”.

And Phil adds,

“Many of our customers now recognise our focus on ventilationensures longer service life. And the benefits don’t just stop there.Many have also found the smallpremium paid for a well designed,well ventilated switchboard isrepaid many times over through the need for fewer and shorterinspection and maintenance shutsand longer periods between them. And these savings are real. Sure,there are some of our customersinitially concerned that N Seriesventilation may reduce protection in case of arcing fault, but whenthey realise the two primary causesof arcing faults are overheating and working in live compartments, they can see the ventilation feature

coupled with a sound maintenancecampaign actually reduces the risk, theybecome strong supporters. Remember,there is no reason a switchboardpurchased now cannot still be in servicein 2050, but the purchase needs to beconsidered very seriously with price asonly a secondary issue. Reputationovercomes any price barrier when long-term performance is a key issue.”

From memory, South African DoctorChristiaan Barnard pioneered hearttransplants. He gave many peoplehope and a chance at living longerthan they could have first expected.

Well, our Engineering Services High-Energy people, although perhaps notquite in the league of the good doctor,in their own quiet way are doing forthe Electrotechnology Industry whathe did for humanity.

Are we over dramatising? Perhaps, butfirst consider how critical yourswitchboards are to your facility, thenconsider the risk posed by switchgearthat is beyond its use-by date.

When switchgear fails, it usually doesso in a spectacular and catastrophicmanner. It has the real potential towreak major havoc, cause muchdamage, kill or injure employees andbystanders, and black out or shutdown a facility for days and evenweeks. The very real potential forinjury alone does not even bearthinking about and then there is alsothe huge cost of repair, which could bemultiplied many times through theloss of income whilst the power is out.

So, how can the danger of aswitchboard failure at least bemitigated or even prevented?Recognising that even in older well-designed switchboards, much of theinfrastructure (busbars, framework and the like) remain serviceable, oftenthe lowest cost option is to retrofitnew switchgear.

But the main problem with manyretrofits has been the loss of theoriginal switchgear features, especially

in the area of the interlocks and in thespace required to fit the new units.Also, during change-out, many requiremajor and expensive shutdowns tomake frame modifications and to alignnon-matching connections.

Noting these shortcomings, our teamsfocused on these problems. Byinnovative engineering and the latestdesign practices, these have beenovercome in a most elegant way.Also, recognising that overheating isoften due to spring contactdeterioration, they designed to reducethis risk where possible.

The result? Compact, highlycompatible, well engineered HV andLV retrofit units, which, when installedby our specialists, offer the most costeffective means of providing lifeextension to ageing plants.

Although Contracting and EngineeringServices stole the march on ourSwitchboard businesses, that’s not tosay we weren’t there also in thebeginning! It is just that in the earlydays (most of the first half of the lastcentury) all switchboards were built ‘onthe job’. And so that is what we did, webuilt them on the job.

But, when the then new-fangleddevelopment, metalclad switchboardsbecame the newest ‘must have’ in ourindustry, we were already at theleading edge. Nilsen were at theforefront, building switchboards for

many of the industrial plants throughthe nineteen fifties and beyond. Webecame a switchboard builder of noteand one of very few servicing theAustralian ship building industry, largesteel mills, car plants and many remotesites. And, you guessed it, with all thatspecialised experience we became thenatural choice to build the main andpropulsion switchgear for the CollinsClass submarine, and it is only fittingthat the main switchboards inParliament House Canberra are also Nilsen.

Today, our Switchboards are stillregarded as being of the highestquality. We deliver to all states fromour three operations.

Again, as with our Contracting andEngineering Services businesses, we are building a national organisationthat provides consistent designstandards and consistent qualitythroughout the country.

Picture this. An electron gun as big asa football field. One hundred metres indiameter. In this gun, electrons are‘stored’ as they zoom around a circulartunnel. Then when their energy isneeded, the electron gun can create alight source one million times brighterthan the sun! Only one problem, suchflashes can be as short as one billionthof a second. It’s pretty amazing, isn’t it!

But, that isn’t an issue for the scientistswho will be using the first Synchrotronto be built in Australia at Melbourne’ssuburban Monash. They hope to usethis new energy source to determinethe make-up of matter and to delvedeeper and deeper into the mysteries ofnature. The results will be moremedical break-throughs, strongermaterials, technological advancementsand perhaps even new materials.

For those technically minded, thisenergy is created when electrons,normally attached to individual atoms,are stripped from these atoms andaccelerated around the Synchrotron.

When they are released, they give offxrays which help create this amazinglight source. The major use is forscientists to study structures, includingthose that underpin life. By aiming thisenergy at different materials they canlook inside molecules and develop agreater understanding of how these aremade up. This can assist in developingmedicines, cures, stronger materials andmany other applications.

At any time, 20 or 30 differentexperiments can be under way in thisscientific facility, a first for Australia. It means that there will be no need forscientists to go off-shore to undertakethis research. It should add to our storeof knowledge and help Australiaremain the clever country.

The Synchrotron is a $150M plusfacility and another science ‘first’ forNilsen. It joins the Lucas HeightsReactor, WA’s CSIRO Glass EarthFacility, the UWA’s CMS centre and TheSA DSTO Laboratory as key Australian

scientific installations in which Nilsenhave taken a major role.

If there is one thing we are particularlypassionate about, it is preventivemaintenance of electrical plants.

Why? Because of the huge unexpected,unbudgeted expense brought aboutwhen disaster strikes.

But, because a disaster doesn’t happenin each facility every day, the take-uprate for preventive maintenance is muchlower than it should be, even given thehuge operational savings made.

But consider the cost of a disaster:

The repair bills. A sizable explosion cancost anything from $50,000 to$250,000 or more to repair. Remember,reinstatement is of great urgency andwork will be around the clock to get thefacility back on line.

The cost of the outage. It is unplannedleading to much confusion whilst theproblem is being evaluated. Then, as aminimum there is a loss of rent,possible consequential damage claimedby tenants, unwanted publicity, a totalloss of income, a severe businessdisruption, and cost to processes bothup and downstream.

The likely increase to insurancepremiums, the possible damage to thebuilding, to work in progress and much,much more.

If all this is starting to add up to asignificant sum, however, it all palesinto insignificance when you considerthe likelihood of serious injury or evenloss of life to one of your employees ora bystander. And the possibility of this

occurring ishigher thanyou may thinkfor it is a wellknown factthat manyelectricalfailures occurwhen the stateof theswitchgear is

being disturbed, as in when a worker isswitching the device.

Then, of course, there is also thedamage to your reputation and anycareer prospects you may have. No-onewants to be associated with a businessdisaster that could have been prevented.

When all this is added together,budgeting a small sum each year tohave your equipment checked by aspecialist service organization becomesthe only (and very essential) option.

And the savings are real. Just considerone case. BOC gases, understanding theimpact an electrical plant failure wouldhave on their operation, recently signedon to one of our preventivemaintenance packages. Imagine theirrelief when, during the initialimplementation phase, whilst our teamestablishes the condition of the variousplant items, a fault in a criticaltransformer was found, which, if it hadgone unnoticed, would have seriouslyimpacted on their Westernportoperation, their customers and couldeven have resulted in major plantdamage and injury.

Every Nilsen Review we have another group of interesting and diverse projects. Offices, Airports, Workshops, ScientificFacilities and Refrigerated Storage, all in a days work. Here is a sample of some of the new orders won over the last sixmonths around Australia.

NEW PROJECTS.

Northern Territory: Refurbishment of PAWA’s BenHammond Centre, Stuart Park.This Darwin project includes theelectrics and over 500 Datapoints. Another project withMajor NT builder Sitzler Brothers.

Western Australia: New offices in Perth for Ernstand Young. Our project is one ofa number with Multiplex amajor National Builder (and nowalso overseas), ‘the well-builtAustralian’.

Also, our Bunbury Operation, haswon the refurbishment of part ofthe Bunbury Centre, a major locallandmark direct with BunburyCouncil and APP ProjectManagement Services.

Victoria: Melbourne’s mega flashgun.(See p10). A new centre forinvestigating the nature ofmatter and a first for Australia,with major Australian BuilderThiess Contractors and MajorProjects Victoria.

Queensland: A new building for Frigmobile atsuburban Cannon Hill. This facilityis going to substantially increasetheir cold storage capacity. Ourcustomer is Project Manager andBuilder BECA.

New South Wales: Our teams have been busynegotiating additional works on anumber of existing contracts,including the Scots Church projectfor Westpoint Development andWestpoint Construction.

South Australia: A major (and long awaited) project,the impressive new tourism gatewayto SA, the Adelaide Airport terminal,one of many projects with majorAustralian Builder, Hansen Yuncken.

NILSEN LANDMARKS.

Yarra’s Edge. One of the Dockland/Southbank development major landmarkbuildings. Yarra’s Edge is the first tower in a series of seven or more.Its distinctive style is well known to Citylink users.

In each Review we show Nilsen landmarks in a particular State. In turn we’ve had WA, Victoria, SA, NSW, NT, Qld, andWA, so it is again Victoria’s turn. Here are some projects, which it is hoped will impress.

Eastland Shopping Centre. It is one of a number of shopping centreswe’ve worked on in the Melbourne suburbs.Others recent centres include VictoriaGardens and The Glen. The Eastland mallhas a distinctive, welcoming feel.

Dandenong Hospital. Although not the most photogenic project currently under way,the extensions now being completed will be very muchappreciated by the residents in the Dandenong area.

University Square. We have had considerable involvement withUniversity Square on both building A and B. Here weshow the distinctive shape of Building A, a leader inenergy efficient design.

Loy Yang Power Station. Our work is not confined to the city, or tocommercial projects. Our Morwell team arespecialists in coal mining and conveying andhave worked locally, interstate and overseas.

NILSEN PEOPLE.Our objective is to create an exceptional team doing exceptional things. The success of Nilsen is our emphasison focusing on good people.

It’s not often you can upsize anddownsize at the same time. But wedid it. We restructured our Victorianoperations to focus on its corebusinesses. It has already had a majorimpact with much improved results. A pleasant side effect, our Kylta Roadaddress became far too big. Not only that, it was also starting to show its age.

So a move was essential. But whereto? Given that general location wellsuited our people as well as ourbusiness, it would be unfair on theNEV Team to ask them to travel agreater distance. So, our preferencewas to move as little distance aspossible. And so we did just that. Wemoved just around the corner wherewe found well-designed, modernpremises and equally as importantly,

plenty of car parking! So NilsenElectric Vic took over number 43Sheehan Road and Head Office movednext door in the same building, atnumber 37, with the space betweenfully integrated to suit our activities.
