    Architectural Quality

Structures Architectural Merit & Uniqueness The overall style, era and building type are not

    unique for St. Louis

The original architect was not a significant

    figure in the field

No one pushed for this to be on the National

Register until a developer became involved

(added in 2009) National Register application was not based on

    architectural significance

    10/30

    Architectural Quality

Materials, Ornamentation & Craftsmanship No demonstration of the creative use of

    materials

    Building masonry is very common

    running band pattern throughout

    Very little differentiating ornamentation

Not a single mention of the Pevely complex

in any publication on the architecturalhistory of St. Louis

    Condition

Building does not meet seismic codes(essential for health care facilities during

    times of disaster)

Entrances and stairwells are not ADA

    compliant

    No working elevators

    Limited access points for patients

    Neighborhood Effect, Reuse Potential

Overview Reuse of the corner building for a modern health care facility is not

    possible five key reasons:

    SITE ISSUES

    1. Limited expandability

    2. Limited accessibility

    BUILDING ISSUES

    1. Seismic issues2. Column spacing and floor plate size

    3. State-of-the-art image

    Economic Hardship

Competitive Disadvantage Virtually every major health care organization in the county has

made major building investments in health care facilities

We and our partners compete for patients, doctors and medical

    school students

The long-term competitiveness of this campus, in the heart of the

City of St. Louis, is being challenged

    Conclusion

Our commitment is to continue to be an activepartner in making St. Louis a great city, both its

    institutions and its heritage

We envision SLU as a state-of-the-art academic

medical center campus, with this Ambulatory Care

Center as the next critical component in its

    evolution

To remain competitive for patients, physicians, andstudents, we must be allowed to build an

    uncompromised state-of-the-art facility
