Professionally SpeakingDear Community,

Last week withthe help of fellowRealtor® HampThomas, whospecializes inp r o p e r t yappraisals, webegan lookinginside the worldof automated val-uation models( AVM's) as theyare used by internet web-sites to answer the question"What's my home worth-now?

AVM’s do a commendablejob of sorting massiveamounts of data. There aremany industries that dependon this data to develop theirlong range business plans. These models track salesvolumes and trends by gath-ering information from taxrolls. They can sort specificslike the total sales of newconstruction homes, salesby zip codes, the number ofbedrooms and bathroomssold most often, price

ranges with themost sales vol-ume, and eventhings like shortsales and fore-closures.

While AV M ’ sserve manyimportant busi-ness functionsproviding accu-rate property val-

uations is not their forte. Theinformation should not beconsidered an appraisalvalue or a Broker’s PriceOpinion. For something asimportant as an appraisal orB P O, you need professionalassistance; you need aRealtor® who has experi-ence in the local market. When you’re buying or sell-ing a home, this is not thetime to trust any computerprogram. There never beena more important time toseek the advice of an experi-enced, local professionalRealtor®.

Although interest rates stillremain at historically low lev-els, even a small fluctuationcould affect your financingplans. Because adjustmentsoccur almost weekly inresponse to changing marketconditions, buyers have animportant question to askthemselves. Should I lock inor float the interest rate onmy new home loan?Mortgage lenders typically“hold” a quoted rate for 30 to60 days. But what if you planto build a new home that willtake six months to construct?

Or you’re on the cusp ofqualifying for a mortgage? ifrates go up, you may facehigher monthly payments andmay even jeopardize yourability to qualify for the bestpossible loan terms. If you’d rather avoid potentialrate hike, talk to your mort-gage consultant about lock-ing in the initial interest rate.Lock-ins of 90 days are com-mon, but they’re also avail-able for up to a year. Whilelenders generally charge asmall fee for this option, thecost could eliminate largerincreases down the road.

Many buyers, however, wantto stay flexible with a float-down option, which allows aone-time “re-lock” if ratesdecrease before closing.Almost all lenders offer ana ffordable float- down option, but be sure to compare thecosts before committing. As with any aspect of homefinancing discuss the prosand cons of these choiceswith your mortgage lender to

get a current perspective oninterest rates.

Can you imagine living in a175,000 square foot home? That’s how large GeorgeVanderbilt built his NorthCarolina home, the Biltmore, in1895. With 250 rooms and 43bathrooms; everyone canagree the home had morespace than his family, hisfriends, and friends of hisfriends could ever hope to use.The real question is what sizehome is right for your family?

Even though the averagehome in the United States is farsmaller than the Biltmore, it is afact that Americans have tend-ed to build larger and largerhomes over the years. In 1973,the typical newly-built homewas 1,660 square feet. Near theend of 2008, the average sizehad grown to more than 2,500square feet. That representsnearly a 50% increase in theaverage home size in a singlegeneration.

But lately, that trend haschanged. Builders are now see-ing demand for smaller homes.By early 2009, according tofederal government data onnew housing starts, the aver-age size of homes haddecreased to 2,400 square feet. One of the other trends is notjust smaller homes; but higherend mid sized homes thatinclude the amenities of largerhomes such as gourmetkitchens, granite countertops, large master bathroom suites, and open floor plans; but incor-porated in a smaller overallfootprint.

You may be very surprised ifyou total the square footage ofthe rooms in your home that

you regularly use. Severalyears ago I actually measuredthe size of the rooms that mywife and I used use on a week-ly basis and the total was justover 1,600 square feet out of afive bedroom home. Studiesshow that few Americans actu-ally regularly use much over1,900 square feet of their largerhomes.

A number of factors are mostlikely the reason for this newtrend towards smaller but moreupscale homes.

First, family size has beendecreasing over the years. Theaverage household in 1960 had3.3 people, while in 2008 it is2.5. Families don’t need tobuild homes with a lot of bed-rooms if they aren’t planning tohave as many kids as previousgenerations.

Also, Americans are becom-ing more focused on energyconservation and energy costs.Clearly a smaller new home willcost less to heat and cool thana larger new home with similarenergy-efficient features, andwill leave a smaller carbon foot-print on the environment. Notto mention proportionallyreduced overall long termmaintenance costs.

Clearly, the economy is alsoimpacting new home buyers’decisions. Cost-conscioushome buyers are choosing toinclude more and higher-qualityfeatures in their new homesrather than just increasing theoverall square footage. Manyrealtors report that buyers areexpecting homes with upscaleinterior finishes at all pricepoints in today’s market.

Today’s modern open floorplans and high ceilings canalso make a mid sized homeactually feel more spaciousthan a larger home square foothome with low ceilings and aclosed traditional floor plan.

So the “perfect” home foryour family may be a custom7,000 square foot golf frontshowstopper. Or it may besomething very different --smaller, cozier – but no lesscharming.

Whatever your preference—size, features, price, or some-thing else—new home builders

today are providing homes thatwill appeal to a wide range oftastes and budgets, with morecustomization choices for yourlifestyle than ever before.
