I won’t even start talking about the fact that it is February already ... all I will say is, hold onto your pigtails people, 2015 seems to fast be taking after 2014!

I do want to though start the year off by taking a moment to thank the management team for their hard, and mostly thankless, work.It is “their job” to meet our every demand as residents; I can only imagine having 800+ managers can be a daunting and thankless job. Having been here from practically year 1 – 10 years to be exact, I have seen the massive growth of the estate, how slowly and easily it has grown. More measures have been put in place to make sure everything runs smoothly and the estate remains a safe place to live for us and our children. On the flip side, also doing seven other estate-based magazines throughout KZN, I also get to see that we live in an estate that has the best levy amount, rarely (to once only in 10 years) implements special levies and whose security is good without policing residents to the extreme. I do believe we really get to “live” in Seaward Estate! We as FABMAGS have just been given a RAK nomination – and I would like to challenge all Seaward Residents to perform a Random Act of Kindness for management, security guards or even your neighbours in this month of FEB. Take a pic and we will add it to the next Seaward Mag, website or Facebook page.

properly wired by a registered electrician, we have been informed that a Municipal sparky or two have unfortunately been electrocuted where generators without an automatic cut off have pushed voltage back along what was deemed to be a dead line. You could quite easily join Oscar if you have been found to be guilty of this – it is culpable homicide.

We would like to thank those members who have settled or are in the throes of settling their Special Levy; we have so far collected over 45% of the total required. Unfortunately we will soon have no option but to get heavy with those who have not participated – please help us to prevent hand overs from happening, we hate doing it.

The necessity of keep pets within the confines of your property and on a leash when walking was highlighted over December with the unfortunate demise of one of our four footed friends who met a rather large python. Please remember we are in Africa - snakes do abound at this time of the year.

There are only ten and a half months to Christmas – something to look forward.

Rain glorious rain – only one small problem, while it may be great for the garden it is not falling in the Hazelmere Dam catchment, the dam is now sitting at 38% - 15% of which is silt – not a good state of affairs.

Having said this we have still had a clamp down on some of our residents who deem it in order to use the hose to clean the driveway – come on people let’s all work together on this or go thirsty.

The silly season went off without too many hitches; there were still a few incidents of big bangs which we have addressed accordingly!

We also had a few folk who saw fit to make hay when the sun shines by trying to quietly holiday let their homes over the silly season, in all cases there were dead giveaways which made it fairly easy to spot. Holiday Letting is not permitted, it is a business and more important you are placing the entire estate at risk, the criminal element love holiday letting, it allows them into the perimeter where they can be nice and secure while they do their thing – fortunately it has not happened here – yet!

As our services fail around us we have taken a new stance on emergency stop gaps and have drawn up a fairly comprehensive list of rules for tanks, solar panels and emergency generators, the latter being the most lethal. If you have an emergency generator it is essential that it is

Firstly I would like to wish everyone all the best for 2015. I broach this month’s topic with trepidation as we noticed an increase in Holiday letting over the festive season.

Whilst this practice not only compromises’ the security of the entire estate, it is also in contravention of our letting protocol. (opposite)

Over the Christmas long weekend we had 15 Non compliances reported which were due to “short term tenants” unfamiliar with our requirements and rules.

Interalia, the issuing of a restraining order by SAPS between two neighbours, parking of trailers in such a way as to cause an obstruction to passing traffic to mention but a few.

We even had a resident tell us that their tenants were family yet the “tenants” informed us they were only booked in for whatever the period. One such “tenant” even wanted to leave the access card and house keys with security as the agent was not available on their departure namely 3:15. This practice also contravenes the KwaDukuza zoning “private residential” bylaws and you are deemed to be running a business.

A possible solution raised by an affected resident was that we notify SARS as to this extra income being generated?

Remember always be proactive and 1 step ahead.

2. Property Rentals2.1 It shall be incumbent upon the owner of any property, wishing to rent out any property on Seaward Estates, to advise the Association in writing through the Estate Management of their intention to rent the property.

2.2. Upon receipt of such notification the Estate Management shall enter this into the Estate Rental register and allocate such notification with a Rental. Register number and shall issue such owner or his Agent with a Seaward Estate Rental Agreement Addendum. The Association reserves it’s right to decline it’s consent to any rental, where the rental of such property has not been duly registered and where a Seaward Estates Rental Agreement Addendum has NOT be used for such rental.

2.3. Should a registered Property Negotiator be used to effect the Rental of any property within Seaward Estates, such property negotiator shall require to have been accredited in terms of the rules applicable to Property Negotiators.

2.4. Once a prospective renter has been selected by an owner or his appointed agent, it shall be incumbent upon them to:

Carry out a background check on the potential Lessee and shall make such information available to the Association if requested.

The SEMHOA Letting Addendum shall be completed and submitted with a copy of the signed Lease Agreement and copy of the first page of the Lessee’s identification document or other suitable identification The Association reserves at its sole discretion and without having to give explanation therefore to decline any application made. Jeepers it sounds so surreal… 2015!

I hope by now you have all taken a good look at the year that has passed, and decided what your new year resolutions would be for 2015.

Don’t overdo it now; choose a couple of things that you would like to change or do, and do them well.

KISS – Keep It Simple Stupid. Choose something to benefit your health, your knowledge and your happiness.

Let us all be proactive in the new year. Think of your neighbour. Be considerate. Be kind. Remember that rules and regulations are put in place for a reason.

I am Karmini, an operations supervisor for a petroleum company based in Umhlanga and studying a degree in Supply Chain Management. My husband, Melo, runs his own imports and distribution company which is based in Asia and his local offices are based in Queensburgh.

We have two daughters, as we would like to say. Our eldest being our outspoken pug Chi Chi, she is 3 and our mischievous munchkin Thaameka, who is nearly 2.

I am from the North Coast originally. I previously lived in La Mercy and Melo is formerly from Pinetown.

We chose the North Coast as it is up and coming. We just love the peace and quiet that comes along with it.

The number one reason we chose to live in Seaward was most definitely the safety aspect, with crime being so rife in the best of suburbs, we can rest at ease knowing that our little family is safe in our gated community. Especially with Melo’s work involving travelling abroad almost every month, we can also leave our home for a family getaway and not come back to any nasty surprises.

We love to travel and see the world … but there is no place like home.

You can’t be in love and not eat. It’s a scientific fact, trust me – since I fell in love, all I DO is eat…or is that just me? Valentine’s Day is around the corner…and that generally means a romantic dinner or lunch, whether it’s the first date (eek!) or you’ve been together for years (yes, gents. You still have to make an effort after 10 or 20 years).

The brains behind So Whipped, a quaint café at Gateway Theatre of Shopping, Candice Courtney, shared her favourite V-Day recipe with us…Chili Chocolate Volcanoes to heat things up (wink wink).

“This is my secret weapon for when I have last minute guests around for dinner too. Everyone ooohs and aaah's about it and the whole time in the back of my mind I keep thinking to myself "if you only knew how easy this was…I've just defrosted it in the microwave, spooned some vanilla ice cream on it and served it on a plate with some melted chocolate.”

Ingredients (Makes 16)2 cups flour 1 cup cocoa� teaspoon of vanilla pod powder (vanilla extract will also do)250gsms dark chocolate 200g slab of Cadbury Top Deck (the pieces are so nice and chunky, says Candice)2 teaspoons baking powder2 flat teaspoons chilli powder (add more if you prefer more of a kick)1 � cup caster sugar220gsms butter8 eggs

Method

In a large bowl combine the flour, cocoa, baking powder and chilli powder.

In a separate bowl separate the egg whites and whisk them on high until light and fluffy. Then slowly add the sugar while the beater is on. In a separate bowl combine the egg yellows and the (very soft) butter until well mixed.

Add the butter and egg mix to the dry ingredients and pour in the melted chocolate. Mix again until the ingredients are combined well. Do not over mix. Then fold in the egg whites.

Spoon the yummy chocolate mixture into ramekins. Don't over fill; 1.5cm's from the top is good. Press a large piece of the Cadbury chocolate into each volcano, covering it with the cake batter and making sure the chocolate piece is not exposed to the oven.

Put the volcanoes in the oven to bake for about 12 mins at 180deg. Make sure the oven is 180deg before placing the ramekins on a tray into the oven. After the batter has risen it should be time to take them out.

Place the chocolate volcano on a side plate and throw a healthy scoop of ice cream on top.

When she’s feeling creative Candice whips up a quick dark chocolate ganache to drizzle over the volcano and on the plate. Here’s the recipe:

Ingredients: 100g dark chocolate, chopped100ml cream

Method

Heat the cream until hot but do not boil. Add the dark chocolate and stir until there are no more lumps. You are now ready to look like a professional chef and drizzle chocolate in fancy shapes on your plate and ice cream.
