HOW ARE HOMES SELLING?Fair. The post tax credit slump we predicted has come and went.... sort of. Although April, May, and June sales were strong, they stole transac-tions from July, August and now September. By moving sales forward that may have otherwise occurred anyway, perhaps later in the year, we now feel the predicted "slump." The September 2010 existing home sales showed a 3.6% increase from August, but still posted a 21.2% drop from sales in September 2009. The early look at October fi gures indicate stronger sales than the previous two months as the market continues a slow recovery. Although modest, this September increase in sales was predicted as it usually follows buyer activity. Early indicators of buyer activity such as calls on properties, # of showings, and internet traffi c, all predict sales a month or two before they actually occur.

WSU Housing Market Forecast for 2011 is outWichita area home sales will increase in 2011 by 6.6% according to Stan Longhofer, professor at the WSU Center for Real Estate. While sales for the remainder of the year are down 5.5% from 2009, sales will begin to rebound from the eff ects of the tax credit early next year. Home price appreciation in the Wichita area will be essentially fl at in 2010, down just .1%. Home prices will begin to rise again in 2011 by 1.4% for the year.

How Are Home Values Holding Up?Historically, homes in our area fl uctuate between 3-5% appreciation, year after year. The recent economic downturn

has brought with it uncertainty to the housing market. In 2008, the market refl ected a 1.8% increase in home values, and only a .4% increase in 2009, according to WSU Center for Real Estate. They are predicting a slight decline in 2010 of only .1% and a recovery to 1.4% increase in 2011. These fi gures are averages across all areas, price ranges and types of homes. Since no one owns the “average home” or lives in the “average neighborhood”, it is diffi cult to say how this aff ects you or your home specifi cally without more analysis. As a reference however, please view our home sales and inventory table broken down by price range. If your price range has been in a prolonged buyers market, chances are, your price range has declined in value some, but may not represent a large percentage of the overall homes sold enough to impact the averages. What's the message to buyers?You have a lot to pick from, so you know you're going to get a good house for a fair price. Sellers, price the home properly and make necessary improvements and you're home has a good opportunity to sell. Your home has to compete for the buyer's "business" in order to receive an off er. The Wichita area currently has a 7.9 month sup-ply of existing homes for sale in September, STRONGLY favoring the buyer. This is an big change from the normal 3-6 month supply of homes our market has most months of the year. (March=6.3, April=4.6, May=4.6, June=5.4, July=8.3)

Yes. In September 2010, there was a 25.3% increase in inventory of existing homes compared to the same month last year. It's not that 2010 has brought THAT many more sellers into the market. It's that not as many homes have been selling this year, and especially in the last several months. The gap between number of buyers in the market and number of sellers in the market has been widening this year but appears to have stopped. When the number of sellers increase, and the number of buyers decrease, you have a market that heavily favors the buyer.

Supply and Demand: In real estate a buyer's market or seller's market is determined by the relationship between supply (number of homes for sale) and demand (number of homes sold last month). This relationship is called the "Month's Supply of Inventory" and is calculated by dividing the total inventory of homes for sale, by the number of homes sold in the previous month.

a good score with a short history, but typically the longer the better. Young people, students, and others can still have high credit scores as long as the other factors are positive. If a person is new to credit then there is little they can do to improve a credit score. The only solution is to open an account and be patient.

4) 10 % - New Credit / Recent Credit:New credit is not always a bad thing. However, opening new accounts can hurt a credit score, particularly if a consumer applies for lots of credit in a short time and doesn’t have a long credit history. The score factors in the following:1) How many accounts the consumer applied for recently 2) How many new accounts the consumer has opened3) How much time has passed since the consumer applied for credit4) How much time has passed since the consumer opened an account

The model looks for “rate shopping.” Shopping for a mortgage or an auto loan may cause multiple lenders to request your credit report many times each, even though a person is only looking for one loan. Auto dealers are notorious for running 3 to15 credit reports. This is called shot gunning the credit. Luckily, to compensate for this, the score counts multiple inquiries in any 14-day period as just one inquiry.

For most people, a credit inquiry will take less than five points off their score. However, inquiries can have a greater impact if you have few accounts or a short credit history. Large numbers of inquiries also mean greater risk. According to MyFico.com, people with six inquiries or more on their credit reports are eight times more likely to declare bankruptcy than people with no inquiries on their reports.

5) 10% - Types of credit you use / depth of credit: Both models want to see a healthy mix of credit, but they are vague on what this means. They recommend you have a balance of both revolving debts like credit cards and installment loans like auto loans or a mortgage.

Fair Isaac and Vantage Score hold their credit scoring formulas as a close secret much like the formula for Coca-Cola or your grandma’s legendary double chocolate-chip cookies. This can be very frustrating for consumers when they see remarks on the credit report like “too many revolving debt accounts” and not knowing exactly that means. Fortunately, Fair Isaac and Vantage Score have issued some public information about how they calculate credit scores. Let’s take a look at the various factors.

The five categories that determine your score, in order of importance, are:

1) 35% - Payment History: The top rated factor for both models is payment history. This is because lenders want to know a person’s payment history-past and present. This category can be broken down into three subcategories:1) Recency – This is the last time a payment was late. The more time that passes the better.2) Frequency – One late payment looks a heck of a lot better than a dozen.3) Severity – The “Hierarchy of madness” so to speak, rest on the logic that a payment 30 days late is not as serious as a payment 60 or 120-days late. Collections, tax liens and bankruptcies are credit score killers.

2) 30% - How much is owed: The score looks at the total amount owed on all accounts as well as how much you owe on different types of accounts (mortgage, auto, etc). Using a higher percentage of the credit limits will worry lenders and hurt the credit score. People who max out their limits have a much greater risk of default.

Utilization:When it comes to revolving debt-credit cards, the formula looks at the difference between the high limit and balances. For Example, let’s say your customer has a MasterCard with a credit limit of $10,000 and they have spent $2,000 of it. This is a 20% utilization ratio. The lower the ratio, the higher the credit score. So, if your client’s are looking for a quick credit score boost, have them pay down any accounts they can. Don’t expect this to be instantaneous as it can take up to 45 days for the credit bureaus to update reports.

One more important tidbit, CLOSED ACCOUNTS do not help and can hurt if there is a balance remaining. Therefore, tell clients not to close accounts.

3) 15% - Length of credit history / Depth of credit: This is less important than the previous factors, but it still matters. It considers (1) the age of the oldest account and (2) the average age of all your accounts. It is possible to have
