It is the role of the Commissioning Management Company to act in the best interest of the client, independent of the design, procurement and installation team’s, ensuring all building services are delivered to the required specification.

SESC provide independent Commissioning Managers, Engineers and Technicians who integrate into project teams to deliver safe building services and systems.

SESC provide a total service for testing, adjusting, balancing and commissioning (TAB) of HVAC systems. These works are delivered with qualified Engineer’s who operate in accordance with CIBSE, BSRIA and ASHRAE codes of practice. Our Engineer’s adjust and balance system components to ensure compliance of design and compliance with owner operational requirements. In order to meet Testing and Balancing requires SESC operatives work closely with the Building Services Installation Contractor, identifying potential installation problems and recommending solutions . This pro-active approach reduces the potential down time for the client.

All electrical wiring deteriorates with time, it is therefore absolutely essential to periodically test all electrical wiring to ensure it’s continued integrity and continued compliance along with the fixed appliances it supplies such as, but limited to: sockets, light fittings, main incoming LV supplies and mechanical plant such as air handling units and fan coil units. These works are delivered by qualified Engineer’s who all operate in accordance with DEWA, ADDC and Electrical Wiring and Installation 17th Edition codes of practice. SESC Services now include electrical - mechanical (MEP) installations. We also offer senior project managers to assist with the management of 3rd party installations SESC provide support to clients, contractors, designers, project managers and end users in areas including but not limited to Electrical Testing. We provide qualified electrical technicians who perform live testing of electrical services in compliance with IEE Regulations 17th Editions, including: • Main distribution boards • Sub main distribution boards • Motor control centres • Distribution boards • Contact Resistance testing • Current Injection Ground Resistance testing • Earth Fault Loop Impedance testing • ELCB - RCD testing • High Voltage Cable testing • Insulator Resistance testing

Portable Appliance Testing What is Portable Appliance Testing? Portable appliance testing (commonly known as “PAT”, “PAT Inspection” or “PAT Testing”) is a process by which electrical

appliances are routinely checked for safety. The correct term for the whole

process is “in-service inspection & testing of electrical equipment”.

Tests include: ·Earth Resistance Test ·Earth continuity test ·Insulation resistance test ·Polarity check ·Applied current (Class I, Class II, Class III)

Why do we perform Portable Appliance Testing? Most electrical fires, electrical shocks and nuisance tripping are caused by

faulty portable appliances, ie. Kettles, Micro-waves etc. Portable Appliance Testing identifies these problems and allows corrective

actions to be taken.

What is Thermal Image Testing?

Thermal Image inspection and monitoring of electrical installations identify faulty electrical components that begin to deteriorate as soon as they are installed. Whatever the loading of a circuit, vibration, fatigue and age cause the loosening of electrical connections, while environmental conditions can hasten their corroding. Briefly stated all electrical connections will, over time, follow a path towards failure. If not found and repaired then these failing connections will lead to faults. A loose or corroded connection increases resistance at the connection and this increased resistance causes an increase in heat. Electrical Thermal Imaging will detect this developing fault before it fails.

Why do we perform Thermal Image Testing?

Surveys of electrical systems expose faults such as poor connections, overloaded circuits and imbalanced load. Alternating current can loosen connections and can causes breakdowns and possibly electrical fires. Detecting and correcting failing connections before a fault occurs can prevent fires and the unplanned loss of electrical supplies, which in turn will prevent loss of revenue. Thermal Imaging provides a quick and efficient method of finding electrical and mechanical components that are operating above their correct temperature.

Safety plans and risk assessments to identify and eliminate any potential risks before they ever

appear on-site. Whatever your role, our focus is to guide you and your business through the MEP Health &

Safety process designed to improve the delivery, quality and effectiveness of health and safety

SESC are increasingly being invited to undertake site surveys to determine the status of older installations, then rectify those works to ensure compliance with current regulations. The process begins with a detailed photographic survey. These photographs form the basis of a report that identifies works that require rectification. Once identified works can be rectified, retest and certified.

Installations that are more than 3 years old should have a periodic inspection of all MEP services. Older installations are often found to have been incorrectly tested and commissioned by todays stringent standards, and as a result cause concern. For instance, fan coil units and transformer packs within lighting installations can become faulty and cause fire.

Audits & Reports

Audits & Reports by SESC include:

• All electrical and mechanical systems to be audited for compliance. • All drawings and load schedules verified against actual installation. • All fire detection, fire fighting systems and equipment checked to ensure they adhere to the

local DCD requirements. • All emergency systems functionally checked, including all emergency lighting and 3rd party

equipment. • All hazards found to be highlighted and rectified. • Air and water systems checked to ensure the desired flow rates are being achieved. • Reports will be created to highlight all faults inclusive of photographic evidence and

recomended remedial works. • All non-compliant installations will be rectified by qualified SESC Engineers
