Compliments of the New Year to you all, and on behalf of the entire management team and MANCO, we wish to take this opportunity to wish you all the best in 2012!

It is only befitting that we congratulate all tenants on the successes achieved in 2011, trials overcome, and resilience and determination to achievement displayed. The South African retail markets witnessed an unsteady performance trend, with the common external influences of alarming food price increases of approximately 11% as at December 2011, and declining disposable income. This is said to continue with the expected rise in petrol and diesel prices. In spite of this, The Pavilion was determined to achieve positive performance.

A NOTE FROM THE GM

As at December 2011, overall mall performance reported turnover growth of 4.2% year on year, with foot traffic increasing by a marginal 2% overall. December 2011 displayed an increase in turnover of 5.3%, with spend per head increasing by 7.8%. Over 2.5 million visitors were welcomed to the mall, which displayed a marginal decline of 1% from the same period last year. The segmented growth is noted as follows in growth analysis: Category Growth Analysis AchievedMajors 6%Nationals 6%Line Shops 3.9%

MARKETING NEWS

The Pavilion’s theme last festive season was “Where wishes come true”. Underpinning this was “no matter what your wish may be, you can get it all from The Pavilion this Festive Season.” Whether it was a gift, meeting Santa, or being given a new smile - The Pavilion provided shoppers with the tools to make their festive season come to life.

The Centre décor was simplistically stunning and modern. Lighting was the main element, with splashes of red and silver baubles as accent colours. The result was a visually impactful, progressive, clean statement. Fountain Court décor was simplistic yet dramatic, with stretch framing, coupled with red and silver accents in the form of stretch frame stars, organza and lighting.

The Pavilion was fortunate to be the only shopping centre in KZN to be offered the Cartoon Network Summer Carnival on 20 December in the Fountain Court. This included a day of competitions, games, prizes, the Cartoon Network branded bus, meet and greet with Dexter and Deedee of Dexter’s Lab, Ben10 character, Swampfire and Scoobi Doo. This campaign was extensively advertised through newsprint, radio, and television. Hosted at no cost to the centre, the total value of this campaign package was valued at R3,484,000.00 with a total reach of 2.3 million.

WHERE WISHES COME TRUE

The Pavilion launched digital QR code Wishing Walls – a first for KZN. These enabled shoppers to create and share their wishlist with their contacts. It also provided Pavilion tenants with a cost-effective way to promote their stores and products over the festive season. Promoters were on hand to train the public in the use of the application. A Highway Mail tabloid product guide / wishlist was also distributed.

Following the success of the July Kids Holiday Club, a similar tween’s entertainment format was implemented. A Wii tournament and Santa’s workshop were held from 10am-3pm each day. A two hour, festive-filled workshop was held twice a day at the promotional area, with a DJ providing hype and entertainment, while parents were supplied with relaxing areas. Children were delighted to have their picture taken with Santa.

COMPETITIONS

Children who participated in the Fountain Court activities had the opportunity to enter into a competition where one lucky child won a trolley dash through The Pavilion’s Toys R Us store. The lucky winner was Keziah Smith, and the trolley dash took place at Toys R Us on 30 January 2012.

The Pavilion chose Miles For Smiles as their major charity for the festive season. This made the festive concept truly come to life by encouraging shoppers to Make A Child’s Wish For A New Smile come true. Shoppers had the opportunity to make R10 Smile Donations at the charity stand in Fountain Court, or support (R5) by having their picture taken with Santa. Supporting shoppers were thanked with a branded magnetic photoframe. Pre-campaign awareness was generated through a PR shoot at Albert luthuli hospital, with a visit to a pre-op recipient of a new face from Op Smile (linked to Miles For Smiles).

A total of R29,419.90 was raised.

The Career Expo took place from the 20-22 January 2012. This is the second time that this event was produced in Durban and the anticipation mounted as young graduates and professionals were excited to learn about opportunities available in the working world .

R30,000 Make Over Winner, experience (prize handover) occurred on 27 January 2012. Sue Howells was welcomed and pampered by Pavilion. She walked away with valued experience and unforgettable memories brought to her by The Pavilion.

Safety in our Centre is serious business for us all, as it impacts on our daily work as well as the experience of our customers.

The Occupational Health and Safety Act, 1993, requires an employer to bring about and maintain, as far as reasonably practicable, a work environment that is safe and without risk to the health of the workers. This means that the employer must ensure that the workplace is free of hazardous substances (such as benzene, chlorine and micro-organisms), articles, equipment, processes, and so on, that may cause injury, damage or disease. Where this is not possible, the employer must inform workers of these dangers, how they may be prevented, and how to work safely, and must also provide other protective measures for a safe workplace. However, the employer is not expected to take sole responsibility for health and safety. The Act is based on the principle that dangers in the workplace must be addressed by communication and cooperation between workers and the employer. Both must share responsibility for health and safety in the workplace, and must pro-actively identify dangers and develop control measures to make the workplace safe. In this way, the employer and the workers are involved in a system where health and safety representatives may inspect the workplace regularly and then report to a health and safety committee, who in turn may submit recommendations to the employer. To ensure that this system works, every worker must know his or her rights and duties as contained in the Act.

A SAFE PlACE TO SHOP

CENTRE MANAGEMENT THEREFORE REQUIRES THE FOLLOWING TO BE AdHEREd TO AS PART OF THE COMPLIANCE TO THIS ACT:

1. Fire passages – free from debris, waste, trolleys, crates and any other item that may cause an obstruction in an emergency evacuation / situation.

2. Fire equipment – fire extinguishers, hose reels and hydrants must not be misused, tampered with or used for any other purpose such as cleaning areas, plant rooms, etc other than in an emergency.

3. drains – dumping of waste, oil, fats, food, etc is illegal and will not be allowed in the Centre as this causes blockages and overflows, leaks as well as odours.

4. Contractors – monitoring of your contractors is required as the contractors are allowed in the stores to do upgrades, etc. Please ensure that your contractors do not abuse the fire equipment, usage of drains and storing of rubble, equipment, and so on, in the passages.

5. Illegal connections to the sprinkler pipes in the passage will not be tolerated.

6. Service lifts – these are not being maintained properly, and damage is occurring due to overloading and sweeping of waste into the lifts and grooves. Holding the lift doors open with boxes to load lifts is also not allowed.

If the above is not adhered to, the store concerned will incur a fine in order for compliance to be achieved. The fire department will be monitoring the Centre and inspecting it on a regular basis. If a store is non-compliant due to negligence, and is not adhering to the Centre’s request, further action will be taken against the responsible store.

This is a busy time for revamps, replacements and going indigenous. Much work is underway at the Centre and we look forward to completion of some key projects in the first quarter of this year..

The second glass lift in the replacement project for the lifts next to the Fountain Court commenced on 23 January 2012, and completion is scheduled for 15 March 2012. The work on the service lifts, which service Clicks and Ackermans, began on 23 January 2012. These are due for completion in line with the timing on the glass lift. We wish to advise tenants that this will cause interruptions for the affected stores in terms of receiving of stock. In due course, communication will be sent out with alternate plans to minimise the inconvenience.

All existing parking equipment will be replaced this year, commencing in May 2012..

In January 2012, the Centre embarked on a landscaping project to replace all tropical plants with indigenous ones. The Eastern Dome has already been completed with a dry aloe garden.

The existing air-conditioning system will be replaced by a state-of-the-art Chiller System. Building for the new Chiller System has commenced with phase one, which is to build the plant rooms. The planned programme starts from work being done on the roof level and progressing down, floor by floor to Cinema level over a three-year period. As plant rooms for the Chiller System are built, conversions from the old system to the new one will take place. The handover of the first stores is scheduled to take place from July 2012. Final handover of stores to the new system is planned for February 2014.

The Centre has continued with the final stages of the waterproofing project. Currently all the entrance tiling is being executed. Once complete, the project team will move across to the main parking deck, which will be waterproofed. The entire project is due for completion by end of February.

The last phase of the Parking Guidance Installation will be completed by the end of February 2012. The parking indicators are currently being calibrated as the final stage of this process. The Centre is awaiting additional external signage to arrive for the open parking areas to complement the new signage in the undercover areas.
