The 10-minute barrier

The accessibility to public transportation is overwhelmingly a critical factor for many office tenants today since a whopping 71% of survey respondents said they wouldn’t consider options more than a 10-minute walk from transit. With the harsh Canadian winters, who can blame them?

This trend is not new – in the Colliers 2007 Tenant Survey, respondents rated “Location Close to Public Transport” at 8.7/10 in importance when attracting and/or retaining staff. We expect this to become even more critical as the battle for talent ramps up again in this business cycle.

Tenant action item: If you are concerned with talent attraction and retention, consider that your employees appreciate direct, efficient and cost-effective accessibility to their office.

Landlord action item: Audit your current office portfolio against walk times to major transit hubs. Think long and hard about those buildings that don’t fall within the 10-minute mark as 71% of tenants won’t even consider them. Think creatively: a shuttle bus service to your building or business park can help mitigate any transportation issues and is considered a workable, practical solution.

Clusters are keyWith growing advancements in technology and increasing global competition reducing the need for offices to be located in the central business district, 72% of tenants surveyed emphasized the importance of being in the “right place.”

Being in the “right” area means business proximity to vendors, competitors, interconnected companies and employees. Developing office space that fosters these attributes will undoubtedly attract and support long-term tenants. Furthermore, for office buildings struggling with vacancy, repositioning a building that clusters related and competitive tenants will create a competitive advantage through support, knowledge sharing, operating costs and logistical requirements.

Tenant action item: When considering your location options, take careful note of the neighbours and strategic positioning of the asset. You may be able to enjoy significant efficiencies if companies within your sector are close by. You will also have an easier time luring top talent to your business if they don’t have far to move.

Landlord action item: Organizations are shifting from vertical integration to clustering due to the low cost and accessibility of benefits such as knowledge sharing, logistical sharing and even a common employee catchment area. Landlords and developers should consider positioning assets to attract like-minded tenants in similar industries.

Colliers projects that by 2018, square feet per employee bench-marks will fall as low as 145 square feet, compared to today’s average of 172 square feet per person. Despite a decrease in individual space requirements, the need for additional meeting rooms and common areas has kept the total amount of space required from plummeting.

Take Action: Technology enables mobility, mobility enables shared workspaces, and shared spaces result in a decrease in square footage per employee. Evaluate how current office space is being used to ensure maximum efficiency.

Final Thoughts Business leaders today have a lot to consider when planning the future of their workplaces – how can they leverage real estate to act as a tool not only to attract and retain talent, but also as a means of boosting productivity and containing costs?

Individually, people, productivity, and technology are not driving change, but collectively, they have created a perfect storm. Real estate has gone beyond just bricks and mortar, and companies that are prepared to take action now will have the potential to accelerate their success.

leading to more emphasis being placed on communal areas including lounges, kitchens, brainstorming spots and even spaces designed to simply allow for casual interactions.

Take Action: Review departments and functions to determine which would benefit from specific workspaces to increase team collaboration, casual meetings, and multi-media conferencing. TechnologyDoing More With LessTelecommuting (or teleworking) is a trend on the rise and although it doesn’t work for all companies, certain industries are benefitting from a large boost in productivity and reduced costs. In addition to the flexibility it offers employees, there are increased cost savings to the employer as well.

Advances in technology have allowed us to not only access files and documents from outside the four walls of the office, but to have face-to-face meetings on a national or international basis with virtual meeting software or even apps on your smart phone. While nothing will ever replace the in-person feel, the cost and time savings in using this technology are unquestionable.

In cases where employees work both remotely and on-site, hoteling stations can be arranged to make better use of a company’s floor plan, resulting in a smaller footprint per person in the office and allowing additional costs to be allocated to common area space.

The BRT (Bus Rapid Transit) will be completed in 2017.

The BRT will provide more efficient and reliable service on a dedicated bus corridor running east-west connecting multiple communities. The 18-kilometre Transitway is to be completed in 2017. There will be 12 stations, including renovations to the existing hub in the city core with new bus shelters at MiWay’s City Centre Transit Terminal completed, and a new station building at GO Transit’s Square One Bus Terminal by the end of 2015. MiWay and GO Transit will operate along the Transitway, which will connect to the TTC at Renforth Station and Kipling Subway Terminal and GO Train.

Smart Track (Proposed)

With the SmartTrack line, Toronto will join world-leading cities like London and Paris by building a Regional Express Rail (RER) surface subway. The SmartTrack line will provide service from the Air-port Corporate Centre in the west, southeast to Union Station and northeast to Markham in the east. It will have 22 new station stops and five interchanges with the TTC rapid transit network. The Line will be built in seven years, starting service in 2021.

• The share of GTA office space that is currently within walking distance of rapid public transit is only 45% of total space.

• 60% of all GTA office space that is within walking distance of rapid public transit is in Class AAA or Class A buildings.

• The GTA markets (Downtown, Midtown and Central North), with more than 60% of their office space within walking distance to public transit, are performing well as these markets have higher average rental rates and lower average vacancy rates than the rest of the GTA.

• These markets are seeing higher asking rental rates, lower vacancy rates, fast pre-leasing and a willingness to pay higher rents by tenants for office space that’s close to public transit.

• Throughout the GTA, more than 2.5 million SF of office space is under construction that’s within walking distance of a rapid public transit station.

• Recently throughout the GTA many office buildings that are within walking distance to rapid transit have continually experienced steady positive absorption. For example, Q2, 2015 absorption numbers: walking distance space (+117,870), non-walking distance space (-60,937).

With numerous levels of government focused on expanding the Greater Toronto Area’s (GTA) rapid public transit infrastructure, the region has a great opportunity to further advance its position as one of North America’s most competitive office markets. Daily average commutes within the GTA are continuing to rise and are now at 65.6 minutes, as the current transit infrastructure is over capacity1.The region’s highway infrastructure is especially burdened and has little to no room for expansion, placing greater importance on using and expanding rapid public transit (subway, Go Train and light rail). Although driving remains the region’s most-used commuting option, more Torontonians are choosing to use rapid public transit to get to work than ever before with an average of more than one million customer-subway-trips each weekday2. In turn, many businesses are explicitly demanding space within some of the few Greater Toronto office employment districts where rapid public transit is

accessible within walking distance. For this report, we define within walking distance as being located within a radius of 400 meters or less from a rapid transit station (see methodology). Based on this growing shift in demand, what are the relationships within the GTA between commercial real estate and rapid public transit?

Our research confirms there is an increased demand and willingness to pay a premium for office space within walking distance of rapid public transit. With the two rapid public transit lines currently under construction and five proposed projects, the GTA’s future commercial real estate leasing and investment landscape will change considerably. This report provides an overview of some of the broad - overlying results from Colliers International’s extensive analysis of office leasing and transportation within the GTA.
