ST ANNE’S CATHOLIC SETTLEMENT, VAUXHALL Dear Neighbour, St. Anne’s Catholic Settlement is working in collaboration with Notting Hill Genesis on plans to improve the service we can offer our users by building a brand new facility on the site of 40-46 Harleyford Road in Vauxhall. We are a charitable organisation that achieves its objectives through a number of activities including the provision of affordable accommodation to a range of charities. The Settlement has been in the same building for over 100 years, but unfortunately for a long time it has not been fit for purpose. The planned redevelopment aims to secure our long-term future. With new facilities, we can continue to offer important services, functions and activities that matter so much to our community. This is the third edition in a series of newsletters where we talk about who we are, what we do, and hear from the groups and organisations that use the Settlement. ST ANNE’S CATHOLIC SETTLEMENT, VAUXHALLDear Neighbour,

St. Anne’s Catholic Settlement is working in collaboration with Notting Hill Genesis on plans to improve the service we can offer our users by building a brand new facility on the site of 40-46 Harleyford Road in Vauxhall. THE SETTLEMENT AND THE COMMUNITYThe focus of St Anne’s Catholic Settlement has always been on assisting the most vulnerable in the community, particularly mothers and children. The Settlement has also been home to one of the largest youth clubs in the local area, which ran successfully from the 1930s to the 1990s. During this period, the Settlement hosted a number of popular actors and comedians, including Frankie Howerd, Alex Guinness, and Danny Kaye amongst others.

Historically, St. Anne’s Catholic Settlement also offered legal advice to local minority groups and ran a lunchtime club for the elderly. The reprovision of facilities is therefore crucial to support vital local services for vulnerable members of the community.

Alongside promoting the Catholic message and ethos, the Settlement has often provided a space for a variety of recreational community groups to operate together with the religious and educational organisations. Our aim has always been to offer a space that can accommodate a range of activities which will support the community.

The redevelopment of the facility will enable the Charity to continue its mission of supporting those most in need within the community, a principle which remains at the core of these proposals.

OVAL YOGAAlonso Seixas – Yoga instructor

“Oval Yoga have been offering classes at St Anne’s Catholic Settlement for two and a half years now, making the most of the facilities and optimal geographic location of the site to teach yoga to members of the local community. The Settlement hall has been an ideal venue for the group, providing a warm and clean space with hardwood flooring which is very nice and particularly important for yoga.

Whilst the wider state of the building is significantly outdated and in need of renovation, the hall has provided a great venue, and the Settlement has been wonderfully accommodating.”

REAL VOICES CHOIRBecky Chalmers – Choir leader

“Real Voices is a community consisting of five choirs, having grown from one original group established in 2016, and has been based at St Anne’s Catholic Settlement for the past three years. The facilities at St Anne’s have made it possible to grow the choir into a full time business, particularly in an area where it is often so difficult to find a suitable venue.

The 50-strong choir practice at the Settlement every Wednesday, and occasionally at weekends making full use of the quaint and characterful hall space. We pride ourselves on providing a fun and friendly environment within the group, forming our own community within Vauxhall.

Whilst the Settlement has provided an amazing opportunity for Real Voices to grow into the f lourishing organisation that it is today, the site has its limitations. Facilities frequently used by choir members, such as the kitchen and toilets, are in real need of updating”.

Becky commented that St Anne’s “could be a great site”, but in its current condition Real Voices are unable to perform at the site as the hall space is too small to host any concerts. “The choir really love the Settlement, and cherish the history of the site and the opportunity which it has afforded us”.

OUR VISIONAt present, the buildings on site are unable to cater effectively for the needs of our users. Our plans will deliver new, improved spaces that will be fit for purpose and sustainable for the long term.

These spaces include the following:

» A double height hall to the east of the site ideal for meetings, sports activities and events.

» Children’s space on the ground floor opening up to a bespoke garden, designed to incorporate various interactive play features, new landscaping and trees; accessed from Vauxhall Grove.

» Sunken garden accessed from the hall, designed to enable hall users to enjoy relaxing and socialising outside.

» Entrance lobby including reception area and managers’ office for the Charity.

» Increased area of high quality office space on the ground and first floor.

» New homes for local people, 35% of which will be affordable.

THE FUTURE OF THE SETTLEMENT The current hall space, kitchen and bathroom facilities at St Anne’s Catholic Settlement are dated and do not cater effectively for the varied users we have. There are limited IT features in the hall space, making it hard for us to compete will

modern facilities elsewhere. The new development proposals will allow for more suitable hall space designed specifically to meet the needs of our uses. We will incorporate a folding screen to enable flexibility to divide the space and host more than one group at the same time. Built in acoustic features will be incorporated into the design to ensure activities going on in the hall space will not disturb other users and the surrounding residents. The sunken garden will serve as a breakout and social space extending from the community hall.
