Not only does this look nice it helps maintain property values. Thank you! On page 2 you will find a reminder as to the covenant requirements in regards to yard maintenance. Keep in mind we are in water restrictions so make sure your watering equipment has been checked so as to reduce water waste (especially runoff into the street) and only water on your designated days/times (page 2). I would also like to re-invite everyone in the community to become more involved. Get out there and talk with your neighbors. Find out what issues concern you and then communicate that to the BOD. The most common complaints we get are about owners not cleaning up after their animals, or trash cans being left in plain sight, or vehicles parked on the street overnight or barking dogs. I would recommend that you not only report these things to the management company but also be proactive and talk with your neighbors. It is up to all of us to be vigilant and hold ourselves to the standards set forth in our covenants. Pool season is upon us and last year some changes were made in regards to Swim Team pool usage. In an effort to reduce the amount of time the swim team uses the pool and thus increase the accessibility to residents for leisure swimming, the following changes were made: 1. The Swim Team will use up to three (3) swim lanes starting on the far side of the pool for practice. The three lanes closest to the stairs will always remain available to community residents. 2. Practices will be limited to three (3) days a week for a maximum of 2.5 hours per day. While school is still in session, practices will be held 2 evenings and 1 Saturday morning. When school is out of session, practices will be 2 mornings and 1 evening. Swim Team practices start May 8 th . WHELAN FAMILY TO THE RESCUE OF INDEPENDENCE

DAY CELEBRATION Susan Wood

I want to give a huge thank you to Charlie and Tracey Whelan for volunteering to take over for me this year in the directing of Independence Day Parade and Picnic. The parade was in jeopardy of being cancelled if a volunteer did not step forward, as I am

preparing for my upcoming wedding. “We love the parade and would hate to see it not happen this year. We're happy to take a leadership or supporting role” said Charlie.

Our Independence Day celebration is a ten year tradition, and a large percentage of the neighborhood attends. I hope everyone will pitch in and give Charlie and Tracey a hand by joining one of the event teams. Members are needed for set up, decorations, take down, food, drinks, games, and clean up. I am looking forward to being back on duty for our next event and I thank everyone for their understanding and support.

See Page 5 for more details on the Independence Day Celebration.

Please contact Charlie at [email protected] to volunteer to help.

SWIMMING POOL Bill Snook

The community pool is perhaps one of our greatest assets. It is the reason many of our residents chose to buy a home in Stonegate Hill. As a new swim season approaches, this is a good time to review the Pool Rules which are posted on our website www.stonegatehill.com. There are No Life Guards at our pool and therefore the adult resident is responsible for any children brought to the pool. We do have a pool monitor again this year to ensure that only authorized residents are using the pool. This year Rance Olison will again be the pool monitor. He will check the pool at different times of the day throughout the summer and ask to see your key card number to see if it is authorized in the Book of Registration Cards. If you filled out a Registration Card in the 2011, you do not need to do anything, you are still registered. If you are new to the community or if you did not fill

out a Pool Registration Card in the past, you will need to do that at this time. Go to our website, www.stonegatehill.com, and click on the link to HOA Documents in which you’ll find the Pool Registration Card. Fill out the form for all members of your household and send it to [email protected]. Only residents in good standing with HOA fees paid are authorized to use the pool. If you are behind, your card will be deactivated and the pool monitor will also be given your name. Have a safe and happy swim season.

COVENANT VIOLATIONS

In an effort to keep the neighborhood looking attractive to residents as well as prospective buyers of those houses for sale everyone should be following the covenants that are a part of being a homeowner in Stonegate Hill. The most common violated covenants are listed below. To see the complete covenant verbiage, visit the Stonegate Hill website and look under HOA Documents. Article 5.19 – Grass, weeds and vegetation on each lot shall be kept mowed at regular intervals. Be considerate of your neighbors and pick up your grass clippings, tree limbs, and fallen tree leaves from the street. This is part of the maintenance of your front yard. Washing the debris down the street just clogs up the street drains and impedes the flow of water through the drainage system. Article 5.23 - On-street parking, except by visitors, is prohibited. Residents should park vehicles in the garage or driveway. This keeps the street clear for emergency vehicles and school buses and helps drivers see a child or pet running into the street.

Article 5.24 - Cans, bags, containers or receptacles for the storing or disposal of trash, garbage, refuse, rubble, or debris should be stored, kept, placed or maintained on your property so that they are not visible from the street except solely on a day designated for removal of garbage or recyclables in the brown and blue containers.

PAYMENT OF HOMEOWNER DUES

Second Quarter Assessments (April - June 2012) of $165 were due April 1st and were past due on April 30th. Interest in the amount of 18% started being charged on April 1st. If additional communication is required to the homeowner, it will be sent by certified mail and a $15 fee will be charged to your account. Additionally, homeowner pool card keys will be deactivated until delinquent accounts are paid in full. If homeowners are two quarters past due in paying their assessments, a lien can be put on the property. As a result of the 82d Texas Legislature of 2011 mandate, the lien must be filed by an attorney. The cost of the attorney and filing will be added to the homeowners account and can range from $100 to $200. The collection of homeowner dues is the responsibility of the management company. A monthly payment plan can be requested by contacting MPoT at 523-1320. This will prevent the delinquent account from being turned over to an attorney for collection and additional charges being added to the homeowner's account.

NEWSLETTER INFO

Residents are encouraged to provide input for the Stonegate Sentinel. Please provide articles for the August 2012 newsletter to Deb Hullet at [email protected] or 682-6585 by July 25, 2012. Newsletter articles should be of interest to a majority of residents. Ads for services by residents under the age of 18 (lawn mowing, babysitting, etc.) may be submitted at no cost. Service ads by residents over 18 will be charged a fee of $5, $15, or $30 per issue, depending on the size and whether it is personal or commercial business. Money must be received before the ad will be included in the newsletter. The Board of Directors will review all ads. Since this is a small newsletter, the content will be limited to what fits,

and may be edited if necessary. The Board of Directors must approve all articles. Articles not used may be reserved for a later newsletter. Stonegate Sentinel is compiled by neighbors and published quarterly. Your contributions are welcome. The newsletter is paid for by ads and with funds from homeowners’ fees.
