Local angling information identifies stocking of chub, dace and the odd jack pike.

MINERAL RIGHTS The mineral rights are owned and included in the sale, with the exception of the area in Lot 5 shown hatched on the sale plan. FENCING There are no known fencing liabilities. COVENANTS The conveyance will contain the following covenants imposed by a former owner. These seek to ensure the landowner uses the property in a reasonable and responsible manner:

EMILIE’S WOOD & PADDOCKS METHOD OF SALE Emilie’s Wood is offered for sale by Private Treaty as a whole or in five lots. Prospective purchasers should register their interest with the Selling Agents to whom offers should be submitted. Please contact our Haddenham office on 01844 291384. Anti Money Laundering Compliance (AML) The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 came into force on 26 June 2017. This requires us to undertake due diligence on property purchasers. Once an offer has been accepted, the prospective purchaser(s) will need to provide, as a minimum, proof of identity and residence and proof of source of funds for the purchase, before the transaction can proceed. Further information can be obtained from the following link: https://www.gov.uk/guidance/money-laundering-regulations-your-responsibilities GENERAL DESCRIPTION Located close to the historic settlement of Aslockton this pleasant site of just under 30 acres of mixed use land sites sits just to the south of the River Smite. The access to the wood is across a good neighbouring farm track from Main Street. From the gateway of the property, the access throughout the wood comprises a mix of hard track and grass rides offering access throughout the property. In 2017 the site was partially established with a combination of oak, birch, field maple, cherry and small elements of walnut. These young trees are well protected by tree shelters and 8.65 hectares have been elected for a Countryside Stewardship Scheme. The maintenance grant is for 10 years running from 2017. The land is registered for the Basic Payment Scheme (BPS). The 2018 claim has been made and the payment will be retained by the vendor. LOT 1: POND WOOD, PADDOCK AND POND 1.63 hectares / 4.04 acres On entering the property at point B Pond Wood and Paddock is the first lot that is visible. Falling to the right of the access track it comprises approximately 0.78 hectares (2 acres) of paddock and 1.1 acres of woods with a large pond. The paddock area is well fenced and some young broadleaf crops have been planted along the boundary which will, given time and care, develop into a good screening hedge or stand of trees.

The crops within the wooded element of this lot comprise some well-established Norway spruce. Established circa 2000 these trees are now approximately 15 to 18 feet tall and provide not just good future potential timber but also act as an attractive natural break in the landscape. Stood to the east and west of the pond they provide a screen to the adjoining property. The pond itself works as a natural balancing pool for the surrounding land and provides an interesting haven for local wildlife as well as hosting a variety of wet loving plants. Rights of Way Lot 1 is sold with the benefit of a right of way for all agricultural uses over the route marked AB on the sale plan. It is sold subject to a right of way for all purposes over the route marked BC in favour of lots 2, 3, 4 and 5. Any damage caused must be promptly made good.

OFFERS AROUND £33,000 ARE INVITED FOR LOT 1

LOT 2: BLACKBERRY WOOD AND PADDOCK 1.97 hectares / 4.88 acres The entrance to Blackberry Wood and Paddock is directly off the hard track at the western tip of the paddock. The paddock has recently been ploughed, harrowed and re-seeded. The site appears well drained and the deep rich soils will provide excellent grazing pasture once the new grass cover is established. Paddock size is 1.05 hectares (2.5 acres). The planting within this wood abuts the railway line and is laid out in such a way to provide a large grass ride between the paddock and woodland. The young crops comprise a mix of oak, field maple, cherry and birch. Although still in their establishment stages all indications are that with continued care a pleasant stand of timber will develop. The style and structure of planting will provide a good screen from the railway line as well an attractive backdrop to the pastureland. Rights of Way Lot 2 is sold with the benefit of a right of way for all agricultural uses over the route marked AB and for all purposes over BC on the sale plan. It is sold subject to a right of way for all purposes over the route marked CD in favour of lots 3, 4 and 5. Any damage caused must be promptly made good.

OFFERS AROUND £38,000 ARE INVITED FOR LOT 2

EMILIE’S WOOD & PADDOCKS LOT 3: BAILEY WOOD, PADDOCK AND BUILDINGS 0.81 hectares / 2.02 acres Although the smallest of all the lots, this property has plenty to offer. In addition to approximately 0.35 hectares (0.86 acres) of paddock and almost an acre of attractive broadleaf planting is a newly constructed agricultural store building. Constructed in 2017 and measuring 30 x 10 metres the steel frame with timber infill makes this a really usable structure. The paddock is well fenced and suitable for immediate grazing. Between this and the railway line is a small block of broadleaf planting which, as with the sister lots, is performing well and appears free of any grazing or browsing damage. Rights of Way Lot 3 is sold with the benefit of a right of way for all agricultural uses over the route marked AB and for all purposes over BCD on the sale plan. It is sold subject to a right of way for all purposes over the route marked DE in favour of Lots 4 and 5. Any damage caused must be promptly made good.

OFFERS AROUND £45,000 ARE INVITED FOR LOT 3

LOT 4: ELTON WOOD AND PADDOCK 2.20 hectares / 5.45 acres Elton Wood forms the penultimate lot moving east to west across Emilie’s Wood. This substantial block of woodland with its approximately 0.58 hectares (1.43 acres) paddock will develop into a pleasant holding. This lot includes the older timber framed and clad building which measures approximately 10 x 8 metres. This open fronted building is currently used for timber processing and storage. With sensitive care and management it will provide opportunities for firewood creation alongside being an enjoyable amenity property. The young crops include a mix of field maple, oak, walnut, cherry and birch.

The western boundary is clearly identified by the power line running north to south across the site. The eastern boundary is identified by marker posts. Within the wood are a number of wide grass rides that run north-south and east-west through the planting. This makes access to each boundary simple whilst should provide selectively private areas once the trees grown on. Rights of Way Lot 4 is sold with the benefit of a right of way for all agricultural uses over the route marked AB and for all purposes over BCDE on the sale plan. It is sold subject to a right of way for all purposes over the route marked EF in favour of Lot 5. Any damage caused must be promptly made good.

OFFERS AROUND £51,000 ARE INVITED FOR LOT 4

LOT 5: MOOR WOOD 4.36 hectares / 10.79 acres Moor Wood comprises 9.5 acres of pure mixed broadleaf planting. As with the other areas of Emilie’s Wood this was established in 2017 with the same mix of oak, field maple, cherry, walnut and birch. The establishment of these crops is promising and whether in protective tubes or spiral wraps the plants appear healthy and free from browsing. The structure of the planting allows a footpath to cross the wood and pass out to the south of the property. The wide central ride will with time resemble more of an avenue through the plantation. The careful layout and design should allow the future owner the privacy to enjoy the site whilst making an excellent small commercial broadleaf plantation if so desired. This would be an excellent place to practice silvicultural skills learning as the crop develops. Rights of Way Lot 5 is sold with the benefit of a right of way for all agricultural uses over the route marked AB and for all purposes over BCDEF on the sale plan. The old Moor Lane footpath enters the property here on the eastern boundary.

OFFERS AROUND £64,000 ARE INVITED FOR LOT 5
