Description Summerhill House was originally the gamekeeper’s cottage and was part of a large landed estate called Oversley Park. The ancillary

The Outbuildings & LandA separate driveway leads down the stables, garage and other

outbuildings. The two stables are constructed of breeze blocks under

a cement tile roof and includes a good sized tack and feed store.

Around the stables is an enclosed concrete yard area in which horses

can be turned out. To the rear of the stables is a field shelter.

The land is stock fenced and currently split into two well-maintained

paddocks which are gently sloping and extend to approximately 2.4

acres. The gradient of the land means they are free draining and the

mature hedges provide natural shelter.

The garage and open fronted store provide ideal areas to store hay,

PLANNING

There is potential, subject to obtaining the necessary consents, for a

replacement dwelling(s) at Summerhill House, which is in the Green

Belt. This is a very attractive site currently with a good family house,

cottage, stabling and a large greenhouse, in all without 7.1 acres.

Local policy supports the principle of replacement dwellings to a

size 30% larger, measured by volume. The emerging Core Strategy

(not yet adopted) may give a more flexible approach to this limit

with consideration to the removal of outbuildings. The redundant

greenhouse has a footprint of about 2,937 square feet

Alcester, after approximately 5 miles take the turning on the left up

Primrose Hill. Please note there is not sign, if you go under the bridge

you have gone too far. Having turned left, you will cross a cattle grid,

take the first left up a private drive , through the pillars and Summerhill

house is the last property at the top after approximately 250 meters.
