EXECUTIVE SUMMARY

L&T realty is underway to develop one of most

prestigious projects in the rapidly developing area of

Powai, Mumbai. It is a gated complex situated across

the road from Powai Lake and garden and adjacent to

L&T Business Park. It is well connected to various

business hubs, hotels, high street & fine dining where

essential services like schools, railway stations and

hospitals can be all found in the vicinity. The project

comprises of residential towers (T1-T6) and

commercial offices buildings (A & B) along with a

retail building. All the Buildings are yet to be

constructed which is to begin very soon. As a part of

their sustainability and environment responsibility

L&T realty intends to achieve energy efficiency and

resource conservation from their all upcoming and

ongoing projects.

As a part of this endeavor the scope of this study is to

examine the influence of the proposed building

design features to help meet with the regulatory

energy design benchmarks stipulated in the ECBC

guidelines. The estimated energy consumption from

the proposed design is compared with the estimated

energy consumption using ECB Benchmark design

standard in the proposed design layouts. As the

project construction is done is different phases, this

leads to a split mechanism to explore the intent of

this study.The method to highlight ECBC compliance is

by highlighting the difference in estimated annual

energy by the overall project.

The graph above highlight the energy consumption

difference achieved by virtue of envelope measures

and savings from efficient lighting fixtures.

The proposed design is estimated to use 3.35% less

energy than energy use estimated using ECBC

benchmark design standards.

METHODOLOGY

The scope of this study is to examine the influence of

the proposed building design features to help meet

with the regulatory energy design benchmarks

stipulated in the ECBC guidelines. The study examines

the influence of features incorporated in building

design to help achieve energy efficiency. The

estimated energy consumption from the proposed

design is compared with the estimated energy

consumption using ECB Benchmark design standard in

the proposed design layouts.

The former part of the report shares the Benchmark

compliance codes and specifications stipulated by

ECBC whereas the latter section compares presents

the proposed design specification continued by the

energy use estimations and comparative. The design

features of the proposed building design are referred

as PROPOSED CASE. ECBC stipulated baseline design

is termed as BENCHMARK CASE in the report.

The performance achieved by virtue of design from

the proposed building is compared with benchmark

performance observed using envelope specifications

as per ECBC standards. The performance is further

enhanced with additional energy trade-offs, such that

the expected energy consumed by the project is less

than the energy expected to be consumed using

absolute design standards by ECBC.

The project buildings is divided into Two categories.

This differntiation is because the design properties

and function of the Two segments are different.

However the compliance is highlighted for the overall

project and not as Two segregated stratigies.

CLIMATE ANALYSIS for Mumbai,

India It is important to identify key external climatic

conditions for this site which have influence on the

solar heat gain and solar insolation findings.

LOCATION:Powai, Mumbai, Maharashtra, India

CLIMATE ZONE: ECBC type: Warm and Humid

Monthly diurnal averages for available and direct

solar radiation.

The site by virtue of its location has abundance of

solar exposure and can benefit from it in the winter

periods. Solar exposure from summer periods can be

avoided.

Psychrometric Chart

The psychometric chart offers insights into strategies

that can be adopted to meet thermal comfort while

being energy efficient. A combination of active and

passive strategies can be induced in design that can

collectively perform to induce conservation.

BENCHMARK - ECBC Performance

The energy performance of proposed case is

compared with performance achieved using design

standards of ECBC. The baseline/ benchmarks for the

buildingswere established after calculating the WWR

(Annexure 2)

performance

The construction technology, envelope parameters,

and design specifications for all the types of

buildingsnamely Residential, Commercial and

Healthcare are given below. Their design

specifications are compared with the corresponding

ECBC standards.

As it can be observed from the table in the following

pages only few design specifications in the proposed

design comply with the ECBC design standards.

Thereby a prescriptive approach to highlight

compliance cannot be adopted. The detail of

envelope design is further shared
