WHEN PEOPLE THROW STONES AT YOU, YOU TURN THEM INTO MILESTONES - SACHIN TENDULKAR

2008: With the aid of Mr Umesh – nowthe Legal Director at Suvilas – Mr Chowdary acquired 10 acres of land.Together, they were going to develop areal estate company with a difference; areal estate company with integrity.

2009: The research began. Mr Chowdary visited 150 project sitesacross Bangalore to determine how thereal estate and construction industries inIndia were currently functioning.

2010: Next, Mr Chowdary and Mr CR Suresh (Director) along with Mr. S B Sreedhar (Architect) travelled toChina and Europe – countries renownedfor their architecture – to learn about theconstruction expectations and standards.After travelling 70,000 kms by road inEurope, we learned a vast amount aboutEuropean Construction Standards,methods and machinery. On reflection, itwas decided that Suvilas wouldimplement 100% European ConstructionStandards in India throughout all projects.

2011: Suvilas incorporated threecompanies: Suvilas Properties Pvt Ltd,Suvilas Constructions Pvt Ltd and SuvilasRealities Pvt Ltd. Each of these divisionswould follow these 16 criteria:• Obtain our own land bank• Set up an in-house Legal Department• Secure in-house architects• Obtain all the necessary approvals for

each project• Create a quality Construction Department• Enforce European construction

technology

• Secure our own EngineeringDepartment and workforce

• Create an in-house PurchaseDepartment

• Obtain a trustworthy AccountsDepartment and Auditors

• Create a Business DevelopmentDepartment

• Establish proficient HR and ITDepartments

• Gain ISO Certification• Establish company branding on both

national and international platforms• Achieve 30% project completion

before the first project launch• Ensure that every project has a

separate escrow account• Sell all projects on the basis of carpet

area

By the end of 2011, the plans for Suvilas’first project – Suvilas Royal Gardenia – wasin motion. It was decided that this, thesignature venture, would only be launchedwhen all the necessary approvals,including the commencement certificate,had been acquired and only after 30% ofthe project had been constructed. Our aimwith this project was to demonstrate howefficiently a project can be executed whenEuropean methods, machinery andmaterial are used.

2012: Construction commenced. All themachinery needed to achieve the Suvilasvision were purchased from Europe andour skilled workforce was trained to usethe equipment safely. The same year westarted branding Suvilas in Dubai, Qatar,

2013: We proposed the concept for oursecond venture Suvilas Palms which –like Suvilas Royal Gardenia – would bebuilt on our own land. We submitted allnecessary documentation for approval.

2014: Suvilas was certified by the ISO9001: 2008 and Suvilas Royal Gardenia –our signature project – was named one ofthe Top 100 projects in India.

BY END OF 2014: The SBI funded ourprojects with 25 Crs after valuing ourproperties to be worth 110 Crs and ourinvestment of 50 Crs (Equity +Investment + Land + Bank Loan = 185Crs/31 Million Dollars)

2015: We decided to launch SuvilasRoyal Gardenia, our signature project.

FUTURE: By the end of 2015 – or early in2016 – we will launch our second project.

TODAY: What started as a single man’sdream has, after years of unwaveringcommitment and passion, become areality. We have successfullyimplemented all of the criteria set by ourCMD at the very beginning of theventure. We are now a 200 memberstrong team with two landmark projectsin progress. The estimated saleable valuefor both projects is currently reachingRs. 1000 Crs., $163 million USD, withseveral more projects on the horizon.

OUR CHAIRMAN AND MANAGING DIRECTOR MR. SUNIL CHOWDARYIS A SELF MADE MAN. BORN IN 1972, HE STARTED HIS BUSINESS AT

THE TENDER AGE OF 17. BY THE AGE OF 21 HE WAS HAPPILYMARRIED, AND HAS SINCE BEEN BLESSED WITH A SON AND A

DAUGHTER. HIS SON IS NOW 18 YEARS OLD AND IS PURSUING HISHIGHER EDUCATION IN THE UNITED KINGDOM.

As a first generation Entrepreneur, Mr. Chowdary began his real estate journey in 2008 with ‘The Chow Holdings’, a company dedicated to the goal of acquiring land with clear deeds.

From the very outset, Mr. Chowdary was determined that he would become a realtor with adifference. After his work with ‘The Chow Holdings’, Mr. Chowdary committed

the next five years to researching European construction methods, technology and machinery.Thereafter, he was determined that it was of utmost importance to implement 100%

European construction standards within Suvilas Properties.

Mr. Sunil Chowdary holds a 81.06% stake in Suvilas Properties and is the sole decision maker for any activity within the organization.

13 At what stage will the CommencementCertificate be obtained?

The Commencement Certificate should be obtained after the 10 above-mentionedmandatory approvals are obtained and must be acquired before the first basementslab is cast.

89 Why do we sell based on carpet area? We have discovered that selling based on carpet area avoids confusion, which helpsus maintain 100% transparency in our business.

We sell our projects based on carpet area and we execute sale deed for Super built-up areas. Suvilas clients will receive rights over the carpet area of their property aswell as common areas, clubhouse area, car park and UDS, excluding terraces.

The Suvilas Group has spent five years researching European construction standardsand technology so that only the best materials and equipment is used within eachproject. Suvilas has acquired 15 acres of land for current and future projects. Oursecond project, Suvilas Palms, will be launched late / early 2016 and will cover 7.65acres of land. This land is fully owned by the directors of Suvilas.

SPECIFIC PERFORMANCE CLASSES

100 When is the project set for completion? The project will be completed 20 months from the date of launch.

101 What will happen if the project is not handedover in 20 months?

If the project is not completed on time, a penalty of Rs. 50,000 will be paid to thehome owners every month until the development is fully completed to the projectspecifications.

102 Will clients be able to track the progress of theconstruction?

We will set up 24 hours live streaming of the construction, to which clients will be providedwith login details so that they may view the status of construction at every stage.

103 Will there be any official documentation todemonstrate the progress of construction?

We will create a project status book which will be delivered to clients periodicallywith the aim of updating clients on construction progress.

104 When will the project acquire an OccupancyCertificate?

Prior to handing over the units to the clients, we will ensure that an OccupancyCertificate is obtained from the development.
